Here are the numbers for the Fishers Indiana real estate market for July 2008 for homes under $500,000:   2007 2008 % Change Active N/A 753 Homes Sold 180 146 -19% Average Selling Price $207,761 $207,900 0% Days on Market 66 64 -3% Price Per Square Foot $96 $92 -4% Pretty much the same old story; the number of homes sold is down 19% over last year but that doesn’t seem to affecting the average sales price which remains almost exactly the same. This really just goes to show that the Fishers real estate market is still quite strong. Despite a relatively significant decrease in the amount of homes sold, demand remains high enough to support sales prices comparable to last year.   The Fishers Farmer's Market is a great Saturday morning event during the summer months in Fishers, Indiana.  Located on 116th in the Municipal Square (Library, Post Office, Fire Department, Police Department, Chamber Offices, Train Station are also located here) there are close to 50 booths with various vegetables, fruits, jewelry, health exhibits and even treats for the dogs!  Both regulars and newbies come each week to experience one of Fisher's great events.  You'll see lots of people reconnecting and comparing notes.  It is another way to show you the small city feel to one of the largest growing cities in the country. If you are in Fishers, Indiana you need to have lunch at the Nickel Plate Bar and Grill located on 116th just behind the fair train station.  The Nickel Plate is also know as the Indiana Steelers venue because the owners are huge Pittsburgh Steeler fans (we don't hold that against them though!).  You can see from the picture that it is not your typical restaurant; the people you see eating outside are in an area that is pretty much wide open; at night garage doors close those areas.  You can get typical bar food at this restaurant, but an unusual item that is quite yummy is the bison burger.  You can also see from the picture the old fashion light posts that line the streets of Fishers and the cobblestone side walks! It's here, it's here. it's here!  The State Fair with it's Dairy Barn (yummy grilled chesse), Fried Everything (Twinkies, Snickers, etc), the Midway with all those rides for the kids, the Grand Stand (Carrie Underwood and Chris Daughtry!!), Special Events (Giant Pumpkin Contest!), all the livestock (it is INDIANA afterall) and the best ear of corn or strawberry shortcake you will ever have is here! From August 6th the Fair opens with the giant balloon race (lots of hot air balloons take off from the fair grounds to open the celebration) through August 17th when all us Hoosiers will be a lot fatter and probably a lot happier too! Here is a quick glance at what happened for Fishers homes under $500,000 in June 2008:   2007 2008 % Change Active N/A 554 Homes Sold 183 139 -24% Average Selling Price $205,643 $200,724 -2% Days on Market 63 73 16% Price Per Square Foot $95 $91 -4%   As you can see the number of homes sold is down 24% over last year and the average selling price is down slightly at 2% over last year.  It is also taking an average of 10 days or 16% longer to sell a home this year versus last year.  While none of these numbers are really positive I still think the Fishers real estate market is relatively strong.  The absorption rate is still reasonable, at a 6.57 months supply of homes on the market.  In addition, I can tell you that from being “in the trenches” Fishers homes are selling.  I have it hap...

We have seen lots of people relocating to the Fishers, Carmel (which are located in Hamilton County, Indiana) area over the last few years.  It is no surprise that Hamilton County is a great place to live by those of us who do.  But now, we have national recognition!  Forbes Magazine just named Hamilton County as the best place in the United State to raise a family.  Forbes started with a list of counties across the country with populations over 65,000.  They then further reduced that list by looking at SAT and ACT scores that were less than 1050 and 22 respectively.  That left a list of 51 counties.  They then looked at these ten categories: Cost of living, Graduation rate, Standardized scores, Home price, Property tax rate as a percentage of median home price, Percentage of homes occu...

The Fishers Indiana real estate market while still seeing a big decrease in sales price seems to be hanging on as far as the average sales price. Here is a look at what happened in May 2008 on the Fishers real estate market for homes under $500,000:   2007 2008 % Change Active N/A 554 Homes Sold 207 150 -28% Average Selling Price $201,034 $199,630 -1% Days on Market 78 68 -13% Price Per Square Foot $94 $96 2%   The number of homes sold is down a pretty significant 28% but the average sales price only dipped 1% over last year. The Fishers real estate market seems to be exhibiting the same behavior as the Carmel market in April 2008; number of homes sold is down while the average selling price is up.  Here is a quick glance at what happened with real estate in Fishers Indiana for April 2008:   2007 2008 % Change Active N/A 762 Homes Sold 151 103 -32% Average Selling Price $197,966 $208,949 6% Days on Market 69 76 10% Price Per Square Foot $94 $93 -1%   The number of homes sold is down for the third straight month in a row; however the average selling price for a Fishers home is up 6% over last year.  In 2008, it took 6% or 7 days longer to sell in a home in Fishers and the price per square foot is relatively unchanged.  There are currently 762 Fishers homes for sale and 1533 homes sold in the last 12 months; ...

The Fishers real estate market is still down over last year, but the numbers are greatly improved over last month. Here is what occurred in Fishers for homes under $500,000:     2007 2008 % Change Active N/A 734 Homes Sold 100 53 -47% Average Selling Price $117,856 $125,815 7% Days on Market 83 107 29% Price Per Square Foot $71 $65 -8%   The number of Fishers homes that sold was down 17% over last, but this is a great improvement over last month when the average number of homes sold was down 27%. It’s the same story with the average selling price; it is down 2% this month but a big improvement over the 14% last month. The Fishers Indiana real estate report for February 2008 looks like the rest of the Indianapolis area for February, number of homes sold are down considerably. Here is a quick look at what happened in Fishers in February:     2006 2007 % Change Active N/A 554 Homes Sold 103 75 -27% Average Selling Price $215,905 $185,718 -14% Days on Market 80 86 8% Price Per Square Foot $96 $93 -3%   The number of homes sold is off by 27% over last year and the average selling price is down by almost 14% over 2007 also. The days on the market seems to staying steady with only an 8 day increase over last year, while the price per square foot fell by 3% over 2006. Untitled Document Brooks Chase in Fishers Indiana is a very popular community due to its great location and affordability. Fishers Indiana real estate is already very sought after, but Brooks chase has been outpacing the entire area with the number of sales last year. Let’s take a look at 2007’s statistics compared to 2006:   2006 2007 % Change Active N/A 26 Homes Sold 32 60 88% High Selling Price $180,000 $198,300 10% Low Selling Price $111,650 $85,000 -24% Average Selling Price $141,338 $137,089 -3% Days on Market 71 77 8% Price Per Square Foot $65 $63 -3%   As you can see, the number of homes sold is up an amazing 88% over 2006. Active:  There are currently 653 Fishers homes on the market with an average asking price of $230,048.  The average home is listed for $101 per square foot and has been on the market for 94 days.  Sold:  November 2007 had 98 homes sell on the Fishers real estate market with an average selling price of $201,071.  The average home sold for $91/ square foot and was on the market for 88 days.  November 2006 saw 133 homes sell with an average selling price of $211,036.  The average home in November 2006 sold for $95 per square foot and took 64 days to sell.  Obviously November was not a stellar month for the Fishers real estate market.  The number of units sold was down 26% while the average selling price was also down by 4.72%.  There is a silver lining though, the absorption rate (current...

The 725 acre development in Fishers, Saxony, is getting the first self-service postal facility of its kind in the state of Indiana.  The building which recently started construction will be a 600 square foot free standing building located at 131st and Olio Road in the Saxony Office Park.  The facility will offer the ability ship domestic packages through Express and Priority mail, buy stamps, look up zip codes, print labels, get delivery confirmations, and certified and return receipts.  The kiosks will open 24 hours a day, 365 days a year and accept most major credit cards.  This new facility will be very convenient and adds one more element of the cool factor that Saxony has to offer.  This clearly fits into the live, work, play lifestyle that Saxony is successfully trying to create ...

 The Fishers real estate market is reporting relatively the same numbers as the rest of Indianapolis; a decrease in the amount of homes sold and a very slight decrease in the average sold price.  In September 2007, 110 homes sold on the Fishers real estate market with an average selling price of $210,941.  In September 2006, 128 Fishers homes sold with an average selling price of $205,293.  This represents a 14% decline in the number of homes sold and 1% decrease in the average sales price over 2006.  The average price per square foot was $96 in 2007 and $97 in 2006. The Indiana Department of Transportation released some details about a proposed $550 million project aimed at easing traffic along the I-69 I-465 interchange.  According to officials, the current problem is not the volume of traffic, rather the inefficient way it is handled.  Hence, the project will be designed to route traffic more efficiently that it currently does.  Well, dah!  If you have ever crawled onto I-69 from I-465 any rush hour, you couldn’t possibly dream of a more inefficient way to handle these overloaded interchanges.  Alas, there is help on the way.  They are talking about adding flyover ramps for the interchange from I-465 to I-69 that would eliminate that nightmare-ish, 100 foot merge we currently have.  They are also going to add similar remedies for the I-69 southb...
