    Cash buyers.  These are our favorite types of buyers.  Why?   1.  There is no lender.  No offense to you lenders out there, but without you, transactions are SO much easier.  There's no red tape, no conditions, and no underwriters.   2.  They close quickly.  An FHA loan normally takes 30-45 days to close.  A conventional loan normally takes 20-30 days to close.  A USDA loan normally takes 45-60 days to close.   We have closed cash deals in as little as 7 days.  That's 7 days from the date that the offer was accepted.   We were able to have the inspection just a few days in, and title work was ordered and the commitment was delivered to us within 4 days.  All we had to do was get it scheduled with the title company, and away we went.   I would say that most cash deals take closer to ...

There has been a trend over the last few years that has really grown in Fort Wayne.  Real estate teams. I can't even tell you how many teams there are in our Century 21 Bradley office.  If I had to guess, I would say at least 20-25. There are many different sized teams as well.  There are a few with just 2 members, and some with close to double digits.   Is it still a good time to buy a home in Fort Wayne? Amanda and I have been getting asked this question a lot lately. Buyers keep hearing that Fort Wayne is a seller's market in 2013, and with interest rates recently on the rise, some buyers are nervous.  While most of the Fort Wayne real estate market has been a seller's market, prices of homes here haven't raised dramatically.  The biggest problem for buyers here this year has been how quickly inventory has been moving.   Out of all of the listings we've sold this year, the average days on market has been 10 days or less.  Fort Wayne as a whole (in the hot areas) has been around 45 days on market this year.   During the spring there were times that our buyers would see a house pop up on the market, and it would go under contract be...

I've written about this topic before, but I've been asked this questions many times since, so I figured I'd cover it again. When is the right time to start looking for a home in Fort Wayne? I had a buyer reach out to me just the other day.  He is going to be buying a new  home, but won't ready to buy until spring of 2014. He asked me if it was too early to start looking at homes now. My reply was YES.  It's way too early. The simple answer to this question is YES.  Yes you can list your home high and just test the Fort Wayne real estate market. The smart answer (in my humble opinion) is NO.     Amanda and I went to a listing appointment recently.  We arrived, met the sellers, and toured the home.  It was a beautiful home in a very nice subdivision in Northwest Allen County. As we sat down to discuss our marketing plan and the real estate market, the seller went right to price. "I'm thinking that we should list the home for $300,000.  Let's test the market.  Let's see what happens!  What do you think?" Bridgewater Subdvision in Fort Wayne is a wonderful community.  The homes here are 15 years old and newer, with plenty of new homes being built as we speak.  There is a clubhouse with a pool, and an abundance of beautiful views over the numerous lakes in the subdivision.    While the goal of any Realtor who takes on a listing is to get it sold, it's always nice to have the added benefit of forging new relationships and helping people start a new chapter in their life.   I recently took on a listing that was part of a living trust for a family of 7 brothers and sisters whose parents had built the home back in 1960!
