I started selling real estate with RE/MAX Home Connection back in January of 2009. I remember sitting at my desk in early February when the phone rang.  I was so green I was nervous to even pick it up.  What if I say something stupid?  What if I don’t have the answer to their question?  GOD FORBID…  what if they want to see a house????      The following report includes data taken from the Fort Wayne Area MLS for single family homes sold during the months of April 2009 and April 2010 for comparative purposes in Perry, Eel River and Washington Townships (MLS AL01) in Northwest Allen County, Indiana.  While this data is never guaranteed, it is trusted to be reliable and is consistent with other reports that are done throughout the year.       For April 2010 there were 52 single family homes sold, compared to 53 sold in the same Month a year ago....and that's about where the close comparisions end!! The median price per square foot dropped 9% from $85.90 a year ago to $78.25 this April. The corresponding Median sales price also dropped 9% for the month as you'll see later. Nobody on The Christiansen Team has written an offer this week. I find that surprising as well.  With the tax credit ending today (April 30) I was SURE that all of us would be writing 2-3 offers.  Nope, not 1, but to be honest with you, I’m glad.  Why would I be glad that we didn’t write any offers?? This week I have seen a few agents in my office going nuts and writing offers left and right.         The following report is for the 1st Quarter sales of single family homes in Northwest Allen County, Indiana. These figures do not include auctions. The townships included in this area are Eel River,  Lake and Perry (FWAMLS AL01), while these figures are not guaranteed they are deemed reliable.          Homes sales were up for the Qtr 24 units (27%) over the same time period in 2009, Median Cumulative Days on Market improved substantially for the area by 45 days or 41% and the median price per square foot (pps) improved slightly to $78.25 up 1.3% for the quarter          The Median Sales Price remained steady at $152,950 up slightly over the same time frame from 2009          Activity will probably remain strong in this area at least until the Tax Credits expire for the 2nd Quar... 04/19/2010

       The following report includes data from the 1st Qtr of 2010 for Southwest Allen county (mls al06) including Aboite and Lafayette Townships. Only single family homes that were sold between January 1st and March 31st, 2010  are included in these numbers excluding those sold at auction during this time frame. While I cannot guarantee the accuracy of these numbers they are deemed reliable, as they are pulled from the FWMLS.                      The market in general was up year over year in Southwest Allen county for the 1st Quarter of 2010 with there being a 15.5% increase in the number of single family homes sold over the same time period one year ago.  Median sales price was also up 2.3%, with the Price Per Square Foot (PPS) being up 5.9% from Q1 2009.  Buyers are still seeing va... 04/08/2010

     Ahhhhh, Spring has finally arrived in full (this is the first year in many that I can remember that we haven't had snow in April) and Home buying activity has picked up in the area. There's a lot of interest in the tax credits that expire at the end of April and there doesn't seem to be much expectation that it'll be extended yet again.             Trends for Northwest Allen County (Perry, Lake and Eel River Townships) in March for existing home sales looked much like February with a slight increase in the number of units sold, a decrease in the ppg (price per square foot) and a small decrease in median sales price year over year.   For Homes Sold in March 2009 and 2010        There was one more home sold this March compared to March a year ago (44 vs 43), a 7.5% decrease in median... 04/07/2010
