On Sept. 17 there were no new HUD listings in Indiana on a Friday for the first time in years.  HUD is transitioning to new companies to assume responsibilities for the management and sales process for HUD Homes.  HMBI will be phasing out in the coming weeks. There are some very imortant things for home buyers to know about this transition: As of present, all available HUD Homes in Indiana have gone through the ten day owner occupant priority period, so any remaining homes can receive bids from either investor or owner-occupant buyers.  (We expect that number of homes available to investors in Indiana to be close to 400 and decreasing each day as these homes are sold.) In the future, as new Asset Managers start the sales of HUD Homes, there will be longer owner-occupant priority periods...

 EARLIER THIS YEAR A PAST CLIENT CALLED TO TELL ME SHE WAS MOVING.  but SHE DIDN'T KNOW WHERE SHE WANTED TO GO.  YOU SEE HER HOME HAD GOTTEN TO BE TO MUCH TO HANDLE, BECAUSE OF HER AGE, AND SHE WAS NOT ABLE TO KEEP IT UP.  LIVING ALONE HAD BECOME A BURDEN.  YOU SEE WHAT IS SO SPECIAL ABOUT THIS STORY IS: I HELPED HER BUILD THIS "DREAM HOME" FROM THE GROUND UP.  SHE RAISED HER CHILDREN THERE.  SHE LOST HER HUSBAND THERE, AND ON JULY 30 THIS YEAR SHE LOST HER BATTLE WITH CANCER THERE. The Indianapolis Colts are looking great tonight against Peyton's brother and the Giants!  Yay, Football is back and the Colts are looking much better than last week.  I hope they stay consistent with this!!!   When I listed a house by a small airport in Indianapolis, I asked the sellers how much of a nuisance was the noise from the air traffic.  They said they and their grandchildren actually enjoyed watching planes landing and taking off.  What they failed to tell me is that occasionally, the Good Year Blimp also lands there!!!  How cool is that??

I live in the Moorings and love this neighborhood for its mature trees, neighbors who care about their yards and amentities such as the pool and tennis courts.  It is located in the Geist Real Estate area off of 96th and just east of Mudcreek Road.   I noticed several years ago a home on Moorings Blvd that was on the market a long time; by the time it sold it had been on the market for over two years.  I'd been in the home and it was a great house but just didn't "WOW" you when you were in it.  The home had an old gray exterior paint, bushes and shurbs that didn't say much and a very dated interior.  Why is it that some homes sell quickly and other sit for months at a time?  I am a firm believer in curb appeal, updating simple things like lighting, faucets and flooring and staging. I allowed my son who is ten to watch video and programs regarding September 11, 2001 on Thursday night.  He is only ten, but thought if he wanted to watch it, it was time for him to know a lot more about this tragedy.  We watched several programs together on Thursday, as a family.  It was heart breaking to watch loved ones speak of their lost loved ones.  I cried as if it had just happened.  I was angered and saddened and grateful and my son watched me as much as he watched the programs, to see my reaction to these heinous acts and the repercussions it left for fathers, sons, mothers, daughters, parents, grandparents, co-workers, our nation and much much more. We all know that to be eligible for FHA financing adds value to any piece of real estate.  After all, a significant number of buyers only consider homes that are FHA-eligible.  Take away a large chunk of buyers (demand) and there will be a downward pressure on values. There are some factors to consider that apply uniquely to condos.  Rodney Mason wrote a post about the FHA-approval process for condos.  He outlined what requirements a condo project needs to meet in order to gain approval to be eligible for FHA loans.   I keep reading articles out there about the housing market and the slump was supposed to be over by the end of 2009...REALLY?? Based on what information?  If you review your Sheriffs Sales for the counties that you work in, the amount of Short Sales, analyze the time it takes from the Sheriff's Sale to listing as a Bank Owned property and see that it can take quite awhile, you start to get a bigger picture of inventory not yet on the market. Add to that the July home sales for this year being the lowest since the NAR started keeping statistics and it can be mind boggling and depressing what is going on with the housing market. Interestingly, we simply started because we'd heard about that new internet thingie that everyone's talking about and we wanted to get in on the ground floor!   At first I was thinking, "Why bother"? IT APPEARS TO ME THAT THERE ARE TWO TYPES OF HOMES FOR SALE.  THERE ARE THOSE THAT ARE "AS IS"  WHICH DESCRIBES MOST BANK FORECLOSED PROPERTIES, AND THEN THERE ARE THE PROPERTIES THAT HAS BEEN SPRUCED UP TO LOOK "PRETTY".  THOSE "PRETTY" ONES ARE THE ONES THAT HAVE HAD THE GRASS CUT, CARPETS CLEANED, AND JUST A FEW LITTLE THINGS THAT CAN COST A FEW HUNDRED DOLLARS TO A FEW THOUSAND DOLLARS.  I WORK WITH A SMALL BANK IN INDIANA, THAT KEEPS ME SUPPLIED WITH AN CONTINUOUS INVENTORY OF ABOUT 10 TO 12 LISTINGS ALL THE TIME.  BEFORE THEY MET ME, THEIR PROPERTIES DID NOT SELL VERY QUICKLY.  WHEN THEY GIVE ME A NEW LISTING, I  GIVE THEM A LIST OF THINGS THAT NEED TO BE DONE. OUR MAINTENANCE PEOPLE GO IN FOR A WEEK OR SO AND MAKE IT READY.  THIS PROCESS ALLOWS US TO KEEP THIS INVENTORY MOVING.  ...
