Have you heard about the Indianapolis board of Realtors® decision to require their members to not allow Google to index their IDX listings (with the exception of the agent's personal listings of course)? I wonder if this policy were to spread nation wide, how this would affect Zillow, Trulia, etc. Just today we received a listing for a property in Country Ridge. I did a search for 'country ridge richland wa' and noticed Zillow, realestate.com, etc., ranking for their property listings. My guess is, if real estate agents were not able to index their website's IDX feeds then these national power houses would get even more powerful. A Pre-Qualification letter essentially means you spoke to a lender about your desire to purchase a home...You let them know what your income is and your monthly obligations are (car payment, personal loan, child support, etc.). Pulte homes has agreed to buy Centex Homes for 1.3 Billion dollars along with Centex's 1.8 billion dollar debt. It should be interesting to see how this acquisition works out. It appears as if Pulte has actually done quite well through the decrease in home construction. They've only lost about 1.5% of their stock price while others have lost significantly more (Centex stock has lost 28% of their price this year) in their stock prices. Private companies have also been hit by the declining number of homes being built. As for the Indianapolis market, it appears as if we are still quite strong. In 2008 we had a total of 7,004 building permits pulled making us one of the healthiest housing markets according to Builder magazine and Hanley Wood Market Intelligence. Here is a look at what happened on the Indianapolis real estate market for homes under 500K in March 2009:   2008 2009 % Change Active N/A 6962 Homes Sold 1000 777 -22% Average Selling Price $93,872 $91,348 -3% Days on Market 107 98 -8% Price Per Square Foot $56 $54 -4% As you can see, still a pretty sharp decrease in the number of homes sold since 2008. However, the average sales price is down only 3% over last year. This is a great improvement even since the beginning of the year when we saw 10% decreases in the average sales price. While walking around yesterday, I noticed all the vehicles in and around the worksite. These are work horses of the guys and gals who are donating their time. I thought I would share them with you.    Insulation and Windows. Wow!  I can't believe that Extreme Home Makeover is actually coming to Indianapolis and on top of that, the builder that is sponsoring the new home is one of my personal favorites, Estridge Homes.
