It has been an incredible seller's market here in Indianapolis for the last year.  I have not seen this market before here.  Great for sellers and it can be hard for buyers.  It is very nice to sit and analyze pros and cons on a house here, but that can and has cost some their home with offers constantly going to highest and best if the home is: Priced Right Show Ready Move In Ready or room financially in the transaction for an investor to update and move or rent. This makes it very hard for buyers first entering the market to figure out of an agent is just pressuring them or if this is an honest agent trying to watch out for your best interest.  My team will always fall under the latter of these two for you.  It is honestly of upmost importance to both myself and my business partner P...

Have you been thinking about listing your Indianapolis home for sale?  This is the strongest seller market we have seen in decades here in Indianapolis and surrounding areas.  Why is that important to you as a seller?  Many properties are selling, if priced right, within days on the market to a couple of weeks on the market.  You can end up with multiple offers and end up choosing what is best for you or you and your family.  Quite different than before the mortgage meltdown and nice to see many areas stabilizing.  There are still pockets of subdivisions that are not rising, some being taken over with at least a 30% rental rate in those neighborhoods, minimum.

Are you behind on your Indianapolis Mortgage? It could be time to talk to us about an Indianapolis Short Sale.   Are you getting continual collection calls, visits by third party company to verify your occupancy?  Are you feeling overwhelmed?   A short sale is a possible option for you.  A short sale is when you sell your home for less than it is worth, with lender approval of the sale.   We can help you list your Indianapolis Home as a short sale if you feel that is the best option for you.   It is best not to wait too long, as that will put you in a more difficult situation in selling your home.  Once you actually feel like you can no longer handle all of your bills and or your mortgage, or you are upside down and in a divorce situation, it is best to call as soon as you start to feel...

As a real estate investor for over 37 years, I have had the occasion to be involved in numerous short sales. With the exception of one done on a Florida property, Pam Smith and Heather Fitzgerald of Realty World Harbert Company have represented me in all of them.I’ve found that their attention to detail is unsurpassed. They are by far the best at keeping me informed, as well as the Lender and other party and his or her Realtor, and the title company. They are constantly emailing or phoning me to keep me abreast of all changes and/ or documents needed in order to get the sale accomplished.Through no fault of theirs, but rather due to my mortgage lender’s sheer inefficiency and bureaucracy, one short sale took over 18 months, yet Pam and Heather never through in the towel! On another short...

House or Condo, as a Single Indianapolis Parent?   I am 41 years old and today my 70 year old father taught me how to use a cordless drill, drill bit and all that good stuff to hang something.  So yes, I am not handy. I didn't buy my home with intentions of becoming single, but it happened.  It was my son's and my first home.  To see him ride his bike around in the subdivision, go fishing in the pond behind our house and just generally enjoy a home's amenities was truly a treasure.  Kicking the soccer ball with him in the front yard reminds me of what having a home is all about at the end of the day.   That being said, when the weeds need pulled and the grass needs cut, after having two back surgeries I debate the benefits of a condo in a very serious way as a single mom.  There are ben...

Regardless of whether you believe in “hauntings” or not, a frightening past can affect how potential buyers react to a home for sale in Indianapolis. Depending on timing, an agent may or may not be obligated to explain that a death or other dramatic event took place in the house—or that the current owners believe it to be haunted. However, even a supposedly haunted central Indiana home for sale may actually attract a flock of buyers, given some fearless (and creative) marketing! If the stories about the house are intriguing and widespread, there’s almost no choice but to turn that to the sale’s advantage. A listing headlined as “Indy’s Haunted House” couldn’t help but draw curiosity. There are also national possibilities through listing on sites for people who are specifically on the hu...

Despite what just feels like the right answer, buying a home in Indianapolis can be significantly cheaper than renting one. It’s one of those rare cases where, if you stop and make common sense judgments about the factors at play, the ‘just feels like’ conclusion is the opposite of the one common sense leads you to. Much of the reason has to do with short-term versus long-term considerations (buying a home starts with paying a sizeable down payment, after all); but over the long haul, the amount of cash at stake is so great it’s worth taking a hard look at this fundamental housing choice. Four leading factors that currently come into play: ·         Increased Demand Has Made Rentals More Expensive After the subprime mortgage mess-between 2007 and 2013—something like 6,200,000 people wer...

Even before you are presented with the sheaf of paperwork that accompanies the signing of your first mortgage, if you are a Indianapolis first-time home buyer, you will have already learned about closing costs—the fees and charges that pay for various parts of creating the mortgage loan. Included in closing costs are sums that can vary from inconsequential (chump change) to head-turners (“whaaaat th-?”). You’ll want to be prepared in advance for what the line items cover.   That’s where the “Good Faith Estimate” comes in. It’s a detailed document that is issued in advance; it’s a heads-up that estimates closing costs you’ll pay when you buy your new Indianapolis home. The GFE varies considerably from one lender to another although the overall costs tend to be more predictable. It’s easi...

When it comes to tracking the national housing market’s performance, CoreLogic is one of the industry’s top voices. They provide insights and trend projections based on “trillions of data points” to anyone interested in “housing economies and property markets” (that’s the dry-as-melba-toast description of their focus area).  From time to time I come across their blog (the one with the exciting title of—wait for it— “Insights”). It’s worth reading because their national data has a track record of providing a fairly accurate profile—one we can compare with our local Indianapolis housing market trends. It should be of interest to any Indianapolis homeowner since, as CoreLogic puts it, “this is information which is at the core of every smart decision.” Hard to argue with that. At the end of...

Note:  I wrote this blog several weeks ago, before the tragic death of Beverly Carter,  a Little Rock Arkansas Real Estate Agent.  Our team at Home Matters  would like to extend our deepest sympathies to Beverly's family and friends and dedicate this post to her memory.  This is a reminder to our Realtor partners and their clients as well as our Home Staging colleagues  to please practice safety first, Always.   Though stagers do not often talk about it, another reason it is important to depersonalize your space while you show your home is for your own safety. When you leave your prized possessions out for everyone to see, remember you may also be inviting trouble later on. I would like to tell you that I have never heard of a robbery happening after an open house, an agent never being ...
