One of the many differences in the Bahamas real estate market, and perhaps the most glaring, is that "short sales" do not really exist in the same sense as in other parts of the world.  Often times when owners are forced into a foreclosure the banks will handle selling off the property and rarely, if ever, do they employ Realtors to assist in this task.  You see, the laws here protect the seller of the home to ensure that whatever equity the seller has built up in the property is protected.  However, what do you do when you list a home for a price less than what the seller owes with the agreement that the seller will make his mortgage company whole at the end of the transaction?  Good question. I listed a home about 4 months ago and when I concluded my listing presentation and explained...

Oh that sinking feeling of elimination---a contract falls through, a short sale doesn't happen for nearly a decade, a pended sale falls way below appraisal, your promising prospects vanish---sigh. Today, time ran out for the U.S. soccer team. For those of us that cheered them on, it played out like the best of times (in victory) and the worst of times (in defeat). But what a great Tale of Two Lands, sharing one goal, ultimately surrendered by the American team when Ghana leaped ahead in overtime. Over and out. The Ghana team traveled to the tournament in a motor coach, covered with the words: The Hope of Africa. I loved this phrase, because it seems like so very much is tied into this hope, beyond the soccer field. The preamble to the NATIONAL ASSOCIATION OF REALTORS Code of Ethics begi...

THE Bahamas yesterday signed its 22nd Tax Information Exchange Agreement (TIEA) with Canada, as Tribune Business revealed exclusively this week, the deal containing a clause that, just as this newspaper predicted, places it on an equal footing with Barbados in terms of 'double tax' benefits. Brent Symonette, minister of foreign affairs, confirmed that the Canada TIEA contained a clause that the dividend profits of Canadian companies based in the Bahamas would not be taxed upon repatriation back home. Several financial services industry services had previously told Tribune Business that if the final TIEA agreement stuck to initial drafts seen last year, then the deal with Canada was one of the best for this country in terms of providing reciprocal economic/trade benefits. These sources t...

Does time seem to moving faster than ever? Have you realized how precious time is because another week as whizzed by, leaving you wondering what happened?  There never seems to be enough time to go around.  In the truest sense of the word, time is truly a "luxury" and we must spend it wisely. That is one of the reasons we are seeing such an increase in interest in second homes here in Playa del Carmen, Riviera Maya.  There is a growing recognition that a second (or third or fourth vacation home) forces us to slow down even if it is just for a little.  A home in a beautiful destination allows us take time from our busy lives to put where it is important and focus on health and our family and friends.  This remains true in good times and in slow times. If you, like many others, are consid...

Continental Connection, operated by Gulfstream Airlines, announced today it is tripling its daily service between Nassau and Fort Lauderdale and re-establishing its popular West Palm Beach route. A spokesman for the airline, which already serves more islands in The Bahamas from the U.S. than any other international carrier, said its decision to expand its Nassau-Ft. Lauderdale service from one flight daily to three and resume West Palm Beach flights was based on market demand. "We at Gulfstream Airlines had focused our resources recently on serving those Family Islands which have been growing steadily in popularity among travelers from around the globe who largely connect to the charming and often remote treasures of The Bahamas through Ft. Guillaume Néry and Julie Gautier offer a unique interpretation of their kind of base jumping into Deans Blue Hole in the Bahamas. The deepest blue hole in the world at 202 meters (663 ft) -- Deans Blue Hole is not only the breathtaking location of this artistic concept video, but it is also the site of Guillaume's successful constant weight national French record dive to 115m. Another impressive feat - the exquisite footage in this video piece was filmed entirely on breath hold by Julie Gautier, who is also herself a French freediving champion. "Freefall" was produced and edited by BLUENERY (c). Sponosred exclusively by Ball Watches, you can view another stunning video of Néry's completing an older CWT record dive in Nice, France here on YouTube .

How many times have you heard on a pre-listing interview, "I've just had my house appraised", and just knew that you were in for an uphill climb?  What most sellers don't quite understand is that an appraisal does not necessarily tell the whole story of value.  Appraisals are primarily used to determine market value given consistent market conditions.  If a seller is looking to purchase insurance, apply for a home equity loan or have a tax assessment done then the appraisal can be a useful tool.  However, when determining how a particular home may compete in unusual market conditions there is no better tool than the CMA, or Comparative Market Analysis. In times of up, and more commonly now, down markets, to truly position a home to sell within a reasonable period of time one must illust...

Last week the House of Assembly approved the new forestry legislation that was brought forth by The Ministry of the Environment. The bill was drafted in order to provide the legal framework needed to properly manage the natural resources in The Bahamas as the country continues to grow. On May 25th a public meeting was held in Abaco to review the act and present the preliminary maps that show the forest reservation proposals for each island in The Bahamas. The bill includes three classifications of forests: Forest Reserves, which will designate areas with the highest commercial value, Protected Forests which will be managed in the same manner as a forest reserve until the land is needed for agriculture, housing, etc., and Conservation Forests, which are areas that are declared ecological...
