Last October a new law outlawed seller down payment contributions, since then it has become tougher and tougher for first time buyers to find alternative down payment solutions. For those of you who lack the ability to contribute 3.5% there is a tried and true option and that is to purchase a HUD home. HUD homes are home that were foreclosed and the previous owner used government backed financing. Right now you can purchase a HUD home with just $100 down payment, yes I said $100. Not only that but you can request that HUD also pay your closing costs. So the total outlay for you will $100 to purchase your homes. Olathe chugs forward with the Downtown Quiet Zone project on the railroad tracks running through the city. The project calls for installing additional safety modifications at rail crossings, so that trains will no longer be required to sound horns while passing through the area. The project includes installing new center medians on Woodland, Harold, Mulberry, Loula and Dennis Streets that would prevent vehicles from driving around lowered gates. In addition, four quadrant gates that completely block vehicles when lowered are planned for Santa Fe, Park and Elm Streets. Cedar, Poplar and Prairie crossing are set to be closed. Tough economic times and tightening of budgets could translate into the Olathe School District losing almost $3.4 million dollars in state funds for 2009. The state of Kansas needs to find a way to cut almost $300 million from their total budget and the Olathe school system could be just one of many organizations feeling the effects. Olathe Kansas recently released the results of the 2008 Citizen Survey that was conducted by a random sample of over 1200 Olathe households. According to the survey, satisfaction of the city of Olathe has been steady increasing since 2002.
