The Olathe Public Library system has plans in the works to add another branch in northwest Olathe at College and Lone Elm. In addition, the plan calls for the renovation and expansion of the two existing facilities: Indian Creek and the Downtown Branch.. And it's not a small undertaking either as this expansion could almost double the size of the Indian Creek Branch! An additional location at 172nd and Mur-Len is also mentioned in the long term goals. The new library could possibly have a cafe, better wireless networks and great meeting facilities.  But to make this all happen, it needs funding! It is expected that there will be a bond issue up for public approval. For more information on the Olathe Library System: http://olathe.lib.ks.us/Brad Papa is a licensed real estate agent in Kan...

According to a recent article by Martin Crutsinger, qualifying for a loan is getting even tougher. Recently 100% financing has all but disappeared in the Kansas City area and the Federal Reserve recently reported that even more banks are tightening standards on their loans, including home mortgages. In a survey by the Federal Reserve, 78 % of surveyed banks had tightened lending standards either considerably or somewhat. This means that for some to qualify for a mortgage, they need to have good credit scores and available cash to make the down payment. Recently the buyer has been required to put down a minimum of 3% of the purchase price of the home, plus closing costs. This means that if someone is buying a $150,000 home, they would need approximately $4,500 as a down payment. Remember ...

The lender is primarily looking at two factors in evaluating your qualification for a home loan.·  The funds you have available for a down payment·  Your continuing income for paying the monthly housing expensesThe lender will want to know if you have cash available for paying the down payment and other up-front closing costs. They are interested in your long-term debt, defined as any debt that will take more than 10 months to pay off.Lenders look at two ratios of your debt and income. They calculate your percentage of debt by dividing the amount of money you pay each month to creditors by your monthly income. Remember that low ratios do not always lead to approval and high ratios don't always lead to denials. Other factors such as payment history are evaluated along with the debt rati...

For your own safety, and to make sure you are getting your money's worth in the hoe you choose, using a processional home inspector is highly recommended. You can avoid or at least anticipate costly repairs to structural or mechanical systems by having an inspection. The sales contract specifies that the inspection will take place within a specified time frame, after the offer to purchase has been accepted. Your purchase obligation is contingent of the findings of a professional home inspector.Your home cannot pass or fail an inspection, and your inspector will not tell you whether he/she thinks the homes is worth the money you are offering. The inspectors job is to make sure you are aware of repairs that are recommended or necessary.A seller may be willing to renegotiate a price to acco...

At the time a written offer on a property is initiated, you will be required to make a depot in the form of a personal check. The amount deposited will be kept in the trust account of the listing Companies title company. The exception to this is the case of a builder on new construction. This money represents your sincerity in the attempt to purchase and is fully refundable if the offer is not accepted, if your loan is not fully approved or if some other condition of the contract is not met by the seller. You should anticipate a minimum of $500 - $1000 for homes under $150,000. In homes over this price range, expect to deposit 1% to 5% of the purchase prices. This earnest money will be credited to you at closing as part of your down payment and/or closing costs. If you have any further q...

In negotiating the purchase of your new Olathe home, the initial step will be to make an offer to purchase. This offer must be in writing and accompanies by a good faith estimate.
