Not everybody remembers to take their hose oif the exterior faucets before winter sets in.  Did you?   I'd bet the plumber will charge a couple of hundred bucks to come out and fix the cracked up in the crawl space of this home. Winter and freezing weather require some preparation at your house. I hope you've prepared your home.

Anthropologie Now Open In Lexington KY! Lexington Green Years ago, I stepped in my first Anthropologie store in Orlando. Now It's finally in Lexington KY at Lexington Green. It sure took a long time but well worth the wait to see all this eye candy. I waited a day so the grand opening crowds would be less then I ventured inside. I was amazed by the gorgeous displays and unique clothing, gifts and home decor.  I had pre-viewed some of the items online the night before and was hoping to see what they looked like in the store. I'm pretty big on taking pictures and I have to say that the Internet pictures really look wonderful and the items are great in person also. After walking in, I talked myself out of many things. There is so much to see!  The displays of merchandise give a person many...

This blog post is written for first time home buyers.  However if you have not purchased a home in the past 6 years then much of this post can also be very helpful for you.   Before the recession buying a home was not very difficult.  Today you must have been pre approved for a loan if you want to buy a home.  Sellers and agents want to know you are capable of buying before working with home buyers. Don't waste time looking for a home before getting pre approved. You need to be ready to show the sellers you have the money.   The biggest difference in buying six years ago and buying  now is getting financing.  Too many buyers assume they are ready to buy when they have not even talked with a loan officer.   In today's housing market you need to get a pre approval letter from a loan offic...

Breathing The Life Back Into An Expired Listing House pictured is not a current listing or for sale Sellers do usually have the best intentions when they put their homes up on the market. Most want to get top dollar for their homes. Some spend a lot of time getting their houses ready by painting cleaning and staging.   Every now and then, I have had sellers be very proactive and go through a home inspection prior to listing so they can find out ahead of time what the problems might be that they can repair before a buyer looks at it. This is really a great idea, but few sellers do this.   Some home inspections can kill a deal. Happy buyers get disillusioned when they show up for inspection and all the wonderful things they loved about the house get shot down by all the bad things that ar...

Prices continue to climb in the Central Kentucky housing market but inventory still remains fairly high.  We are seeing the inventory in Fayette County begin to near a neutral market and in some price ranges Fayette County has now become a seller's market. The last column in the chart below shows the months of inventory of homes for sale in Central Kentucky for the various price ranges.  The  chart that follows shows the same for just Fayette County.   Prices are up but inventory is still a buyer's market in Central Kenucky for July 2012     The chart below shows the inventory for homes on the market in Fayette county is trending toward seven months.  Historically six months is the turning point.  If the inventory falls below six then we tend to be in a seller's market.  For homes price...

Shocking That Thieves Now Target Children For Identity Theft! Is It Time To Check Your Credit For A Home Loan? Your identity may have already been stolen by thieves. Maybe since you've been an infant!   Sounds simple, especially if you are at least 18 and have no debt, just getting started in life. I was watching ABC News a few nights ago with Diane Sawyer and there was a segment on child identity theft.   She said 1 in 10 infants and children have had their identity stolen by thieves. They open accounts after defaulting on others and can run up huge debt.   It can be years before parents can find out. Imagine as you child comes of age and you are wanting him/her to establish credit and get started in life. That would be to buy a home also.   Places where the social security numbers can...

This is another blog post about another atypical market of homes in Lexington Kentucky. Lovely Creek, trees and grass adorn this lovely Beaumont home. Lexington is like most cities in our United States.  It has places where home prices have fallen significantly and it has other places where prices have continue to increase even in this turbulent economic time. The Beaumont subdivision which lies just west of Harrodsburg Road and north of Man of War is one of those areas where prices have showed a slight increase in the past year. Home Prices Drop in 2011 I reported in a post written in March that Central Kentucky prices of homes sold in 2011 had dropped below the prices of homes sold in 2004.  This is pretty bleak news for many home owners trying to sell their property. Enjoy the elegan...

Where to Buy Organic Fertilizers The place to get the best value is New Earth Garden Center in Louisville.  You can buy 50 pound bags of nutrients and they will ship them to you, or of course you can drive to Louisville and pick them up.  With the cost of gas right now I doubt you will save much driving. Staking the tomatoes keep the garden neater and they ripen sooner.   If you are on a limited budget and want just enough organic nutrients for this year then I would go to Lowes.  This is the first year I have seen Lowes with a decent selection of organic nutrients.  You could also try Fayette Seed but I think they are usually high priced and I have been disappointed in their supply of organic products. What do those numbers on the bags mean? First of all not all organic fertilizers are...
