The Church of What's Happening Now! This doesn't have anything to do with real church(if you are looking for a religious story). One of my favorite investor clients came up with this phrase a few days ago when we were discussing how to approach someone that was asking way too much for some Lexington Kentucky real estate (In his opinion). He went through his long list of reasons for the price to be lowered then said, "He needs to come to the church of what's happening now!" I cracked up! I told him that if there was such a church I really wanted to be a member.  Since then, that phrase has stuck in my head. So I am finding ways to say it when I find a funny situation to use it in.   Springtime in Kentucky brings out the foals.  This little guy was enchanted by my camera. There is nothing more soothing than having the soft nose of a yearling brush your cheek on a beautiful spring day.  These horses were out and about on farms near Keenland...waiting their turn at the track, and obvously very well loved.  Each one was curious, and very friendly.  I think they were expecting carrots.  Maybe next time. One day I'd love to feng shui the barn these guys call home!

 2009 Rolex Kentucky Three Day Event Once again the fabulous Kentucky Horse Park will be hosting the 2009 Rolex Kentucky Three Day Event on April 23 - 26th. International riders and their horses will be competing for $250,000 in prize money and a chance to win the $350,000 Rolex Grand Slam of Eventing prize.  NBC will be broadcasting the event for the sixth year. Online and advance ticket sales closed on April 1. The general Admission parking will be included in the ticket price.  The newly constructed outdoor stadium will be ready for the Dressage and Jumping Tests.   Nearly forty years ago I saw a beautiful young woman  hurrying down the street while I was on my way to an important appointment.  I was late.  Could I muster up the courage to talk to her?  I pulled my little Datsun pickup over to the side of the curb and asked her to go with me to the appointment.  That decision has directly influenced the rest of life in a way I never could have dreamed.  I had spent much of the previous eight months thinking about that young woman.  Her delight in the simple joys of life, her wit, her command of the English language, and her soft shiny skin were most attractive.  Why did it take most of my sophomore year in college to gather the gumption to pursue a relationship with this charming freshman? SKYPE... SKYPE, BABY! On WKYT TV NEWS With Sam Dick My handyman calls me "Primetime" as a nickname now. He is teasing me about WKYT TV being at my home office to film a news segment on using Skype for my Lizette Realty business in Central Kentucky. News Anchor, Sam Dick contacted me earlier in the month after he had Googled "Skype Kentucky "and came across an Activerain post I had written on using Skype in my business. I use Skype's Internet phone service to call out of state clients and I love the video conferencing with other Skype users. I no longer have a dedicated home phone line. Don't take this title the wrong way, in my investment and investor services side of the business we are ALWAYS looking for a deal. Rule #1 One of my keys to successful real estate investing is you make your profit when you buy, not when you sell, so buying it right is paramount. However I think the key word in the phrase "Buying it Right" is right, and right is relative. What is right? The 8 UGLY Truths On How to Get Your House Sold Until this past year in Kentucky, it was easy to get houses sold for a good price. There were even multiple offers everywhere! Yes, we Realtors(R) were almost order takers! Ahhhh...life was good! What I noticed overall was just HOW some houses sold faster.  Today it was near 60 and the ice has mostly disappeared.  We were safe and snug in our home even without power but many others suffered greatly. This is a confession of an 'almost' terminal renter. I always thought I would not own a home. All my life I had been a renter. Yes...this true story is how Lizette became a homeowner after a life time of paying rent to a landlord. What a waste that was! My thought was that if I wanted to move, I could just pack up and get out. I laughed at friends that had a house to sell before they could move. I thought I had it made! It seems like several times a week, I have a buyer who asks about the $7,500 tax credit from the government. They are wondering if it is a loan or a gift? It is a loan, but it is a good loan to utilize if you are a buyer. Basically, the government will give you the 7,500 tax credit and in return over the next 15 years, you will pay them back $500.00 per year. Now, I know it’s never fun to have an extra expense at tax time, but I am going to tell you the biggest benefit of this tax credit. If I were in the shoes of a first-time home buyer, I would take that $7,500 credit and apply that directly toward the principle portion of my home mortgage.
