This evening an intermittent chirp interrupted my frantic attempts to fix a leaking toilet. Was it a cricket trapped in the walls? An audible signal to alert the neighborhood that plumbing malpractice was about to occur? And why did the chirping seem to lead me in circles around the house?         Perhaps a story (lifted from Wikipedia) is in order: In the late 1930s the Swiss physicist Walter Jaeger tried to invent a sensor for poison gas. His device failed: small concentrations of gas had no effect on the sensor's conductivity. This morning I took my dog Abby on a walk at about 7:00 eastern time.  Abby and I had a conversation about the economy.  Abby had some very wise words this morning.  Walking and talking with Abby is often the most productive time of my day. "Abby how does a cocker spaniel know when to invest in more dog cookies?"   She gave me one of those trust filled endearing looks with her brown saucer like eyes and replied. " WOOF!  WOOF!  WOOF!"    My interpretation:  Those barbecued rib bones you brought home last night made me completely forget dog cookies.  Keep bringing the real thing and I really don't give a woof about dog cookies. Today I viewed four homes that are going to absolute auction in the next two weeks. One of the four had been cleaned and some new doors had been hung. The other three were dirty, completely out of date, the yards were not well kept and they had some rooms that needed to be completly stripped to the studs.   This is my first experience with auction properties.  Is this typical of aution properties?  If so, no wonder the properties never sold while on the market. One can probably assume these distressed properties are owned by distressed owners.  But if so how can they let them be sold at absolute auction?   If they owe money the bank will not let them sell the house at auction.  These are not bank owned properties. If you've missed seeing trolleys meandering throughout downtown Lexington, KY, you're in luck -- Lexington has received a federal grant of $1.2 million to purchase four 29-foot replica trolleys, similar to the one pictured below. The grant was one of four announced yesterday by Governor Steve Beshear, all designed to help enhance the (already great!) quality of life in the city. "Quality of life encompasses every aspect of a community," he said during a press conference yesterday at the Marriott Griffin Gate Hotel. The other Lexington grants include: $365,000 for illuminated street signs, $448,150 to help connect the two ends of the Brighton Rail Trail and $64,000 for Lexington's "Share the Road" campaign, which promotes the safety of walkers and bicyclers along the city's roadways. Lexington Kentucky has been named the 5th best city for young professionals in a 2008 study conducted by Kiplinger's Magazine. According to Kiplinger's, Lexington made the grade due to a variety of factors, including low crime rate, affordability, income growth, having a variety of entertainment options and how many people here are members of what they call the "creative class" -- scientists, engineers, architects, educators, writers, artists and entertainers. Kiplinger's list included cities that were best for people at a variety of stages of life, including young singles, mid-level professionals, people married with kids, empty nesters and retirees. Since arriving in Lexington less than two weeks ago I have had two interesting encounters with sellers.  I drove by a very desirable property that backs up to the aboretum that was a FSBO.  I whipped out my cell and dialed.  The owner answered and invited me into her home.  She gave me a self made flyer and I immediately suspected she was way over the market price.  I went back to the  and was able to quickly connect with a realtor that has sold several homes in that area the past 10 years.  In fact he had sold one just a few doors down this spring.  He was able to describe the home to me and tell me what a market price would be. Keeneland Sales / Lexington Kentucky / Horse Capitol of The World Lunch at Keenland Sales costs 3.7 million! Well...not exactly! My lunch was $4.00 but for Mr. O'Byrne it was 3.7 million! Home staging in Lexington KY continues to pay off for both me and my clients. After 58 days on the market (exactly half the 116-day average for similarly-priced homes located within a mile of this home in Lexington KY) this slightly dated but otherwise beautiful Lexington KY home went under contract and is now scheduled to close in 2 weeks. The staging of this homewas a challenge, both because it was vacant at the time of staging and because I was on a very limited budget. I think I have officially figured out why the last couple of weeks have been a little slower than normal. Since the olympics are taking place on the other side of the planet, that means the TV programming times are the problem. Is it me or do you feel somewhat unpatriotic if you try to sleep when we are about to win another gold medal? Or if you want to see the fastest human on the planet show us why we should have claimed Jamaica as a territory when we had the chance hundreds of years ago. Call me crazy, but am I the only one who sees this $7500 "Tax Credit" as simply a political sham? During an election year none-the-less. It it in theory good, yes, but I put it in quotations because its not a credit at all! Its really a 15 year interest free loan, that has to be paid back if the home is sold before its paid off. So is it just me or did this miss the mark for the intended beneficiary of the plan? Why because the average first time buyer only stays in the home for about 4 years, so that means only $2000 of the $7500 (assuming they got it all and paid back the suggested $500 per year) that leaves the seller with essentially a $5500 pre-payment pentalty when they sell. So goodbye appreciation equity. This will force many to stay in the home longer, which will result in less...

Woodland Art Fair Lexington KY For 33 years, art lovers have been flocking to Woodland Park for the annual arts fair. August 6 & 17. The park is nestled in the heart of Lexington, KY sheltered by ancient trees and Bluegrass Trust homes line many of the historic streets. Two hundred juried artists participated in this two day event held under a cool canopy of stately trees. White tents were scattered throughout the park displaying their wares. Lexington KY continues to beat the national real estate market in sales and amount of inventory. While there was less activity in the market in terms of sales -- 732 pending sales this July compared to 893 pending sales in July 2007 -- there were also significantly fewer listings coming on the market, helping to decrease the total number of homes in the Lexington Area MLS. There is an 8.3 month inventory available in the Lexington KY MLS, but the total number of new listings added to the system during the first half of 2008 is down from 12,118 in 2007 to 10,798 in 2008. The number of new listings coming on the market in July of this year is 1629 compared to 1673 in July of last year.
