As the awareness of Reverse Mortgages grow, many folks are learning the benefits of this government insured program and adapting it to their financial planning needs. I have recently seen an increase in couples inquiring about Reverse Mortgages as a financial protection tool for their spouses in the case of one of their deaths. You see, the largest benefit of a Reverse Mortgage is the elimination of a monthly mortgage payment. Many couples who are easily making their mortgage payment now, would not be making that payment so easily had their income been cut in half by the death of a spouse. In this situation, a couple may be making a $500 monthly mortgage payment on a Social Security income of $2000 a month. However, in the case where a woman is recently widowed, she not only loses her h...

It s great practice and I am getting better at videoing my listings and uploading them to you tube. We won both tournaments. The boys and our one awesome pitcher who happens to be a girl had an awesome time. SouthEastern Baseball is pretty big here and it has a great group of people involved. Now time to switch gears and go from baseball to soccer. both my daughter and son play on select teams and we play Ohio teams. its loads of fun and oh the networking opportunities I have. Nestled in the woods just below Walmart and Lowes at Hamburg is a beautiful little creek made for hunting tadpoles.  One day soon there will be a park here, but for now those of us who want to visit this special place have to "sneak in" and enjoy it without the crowds and picinic tables. I went there today to hunt tadpoles for my own backyard pond, and found it to be a beautiful little oasis in the city.  A crow circled above and fussed at me for disturbing his world while I chased the tadpoles and crawdads.  Crows are considered magical to many, and even those who don't think of them as magical birds will acknowledge their wisdom.  They're among the smartest of birds, and they're probably smart enough to know it.  So, when I see a crow I wonder what he's trying to tell me.  Maybe he's...

I received a prospect call today from a visitor who discovered my blog on Active Rain and I just wanted to thank the AR community for helping to make that happen! When I first started staging real estate in Lexington KY, I was the only home stager in the area (or at least, the only one with a web presence and listed in the phone book). As home staging has become more widely known in the Lexington KY area, quite a few other stagers have hung up their shingles, but thanks to Active Rain, my web presence is still fantastic, despite the competition, and now that more and more people are searching for home stagers, I'm starting to see great results from my AR efforts. I just finished staging and listing another home in Lexington KY and the owners of that home found me online as well -- in la...

Today's post is in response to a question I received from a client Lexington KY regarding the pricing of her home after being professionally staged. A statistic often quoted by home stagers (myself included) is that professionally staged homes sell for, on average, about 6% more than un-staged homes (This statistic comes from a survey by one of the better-known national real estate franchises quoted in USAToday) and in about half the time. In my work with real estate in and around Lexington KY, I have found this statistic to be pretty accurate. My client interpreted this to mean that we could list her home for 6% more than my CMA indicated would be the current market value of her home. While it is true that even in this tough market, well staged homes do sometimes sell for more than the...

Lexington Lions Club Bluegrass Fair: Masterson Station Park, Leestown Rd. Lexington KYNothing says it's summer till you've been spun around a few times while eating cotton candy or a corn dog till you beg to stop! Yes! It's time to go to the fair!  My older brother and I used to pester Mom and Dad for days about going to the Lexington Lions Club Bluegrass Fair.  It seemed magical and I just couldn't get enough of it. Back then it was held at The Red Mile Kentucky Harness Racing Track. Many times I came home completely happy with a sticky face and half sick from all the wonderful combinations of cotton candy, corn dogs, candy apples, elephant ears and Coca-Cola! I loved the amusement  rides, which were pretty tame back then. The Farris Wheel, Tilt-A -Whirl, The Crazy Mouse, Teacups, Mer...

Hey everybody, Just wanted to say again how important it is for everyone you know to know you are a realtor. I have set up a database and put in everyone I know and their email and mailing addresses and phone numbers. I make a point to call my friends and family weekly and remind them what I do. I just sold a home to my daughters soccer coach and I have just listed my neighbors daughters home. Just from telling people what I do. Good luck and keep on lead generating.

Well hope all of you had a wonderful fourth of July. My husband, daughter and I spent the weekend at the Veterans Park Southeastern Baseball fields watching our 9 year old son play in a tournament. Most of the teams we played against were 10 year olds and we did very well against them. This tournament prepared us for the 9 year old tournament next weekend in Bowling Green Kentucky. Well I gotta go work on lead generation and work on selling some more homes. Hope all of you have a very productive week.

Myth #1 - The bank takes the house OR the borrower can lose the house.   With a reverse mortgage, the borrower retains title to the home throughout the life of the reverse mortgage.  The borrower cannot, as a result of the reverse mortgage be forced out of his or her home, as long as property charges, such as taxes and insurance, are paid and the home is maintained in reasonable living condition. Once the last borrower permanently moves out of the home, the loan must be repaid. Most properties secured by reverse mortgages still have equity when a maturity event occurs and therefore the borrower or his/her heirs choose to sell the home to repay the loan and preserve this equity for the benefit of the borrower or his/her estate. Myth #2 - The home must be paid off or be debt-free to qual...

News Today! The Webb Companies are not asking for Tif's!   If you live in Lexington, I can't imagine that you haven't heard the controversy over the Centre Pointe development. If your not in Lexington....there is a block of downtown that is in need of repair, or replacement. The Webb Companies, a huge developer in Lexington, has spent years of planning and millions of dollars to come up with a plan of action for the area. The result- They want to build a four star hotel/conference center/retail/condo building. I personally think it is a GREAT idea and will help to bring downtown alive. There are lots of concerns about bars that currently serve as a part of Lexington's nightlife that are located in this building. Problem is...the building is not able to be restored, and if so, it is in n...

If your are considering puchasing a home in Lexington, Kentucky I would like for you to know that we are not in a downward spiral like you hear from the National Media each and every day. Believe it or not, we are rather stable here in the Lexington market, not that you can't find a great deal as a buyer! Sellers are lowering prices, but not throwing their life savings away to sell their home. Sales are down 15% for Jan 08 - May 08 compared to the same time period last year, but our sales did increase to 827 for May 08 compared to 679 sales in April 08. Thus continuing the upward movement of sales since Jan 08. Even at a slow pace, that is great news! Inventory for May was 6,591 which is a 5.3% drop compared to May of last year. A drop in inventory creates a stronger market.  Median sal...

Lexington Kentucky IS a True Housing Bargain Says John F. Wasik I wasn't kidding when I was telling anyone who would listen that I was still doing very well in real estate in Central Kentucky. When I meet someone new and they ask what I do... the next thing they say is, "Isn't the housing market bad in Lexinton Kentucky?" I have been telling them "NO". But, I think they thought I was pulling their leg. Last month was my best month since I have been in real estate. Now it seems I ‘m not the only one talking about the non-bubble Lexington is in. Recently, a new article by  John F. Wasik titled Housing Bubble Didn't Burst Everywhere in U.S. posted on Bloomberg.com.  A press release by LBAR outlines some of the information such as the NAR findings of the existing home sale median sale pric...
