I would very much like some tips on how to jump start my business in my new location of Lexington, Kentucky.  I began to connect with 24 people that are friends of my son in March and have been sending them information every month.  I have called them to ask for permission to keep sending info and they have been very responsive. I also have determined to use this blog on a daily basis. One of my goals upon moving is to build relationships with other professionals in service industries.  Kathy and I will need to start from scratch with doctors, insurance agents, etc.  I also want a network of skilled laborers like plumbers that can service rental properties I may buy.  If you have any ideas please give me some comments.   05/29/2008

If the house closes when it is supposed to on June 10th my wife Kathy and I will load the POD, put a few things in the car, let the cocker jump in and begin our journey to Lexington, Kentucky. Today was going to be very productive but then my ds(darling son) who is 9 years old woke up with his tummy hurting. Needless to stay instead of lead generating I was giving my son some loving care. After all, I know this is what we do all of this for. He is feeling much better now and should go to school tomorrow. I sometimes feel that as soon as I get going something stops me and slows me down. My family will always come first and God has always blessed me with good business. Why are people so afraid of reverse mortgages?  You can walk into any room and ask for people's ideas about reverse mortgages and you will hear words like "scam", "predatory", and "steal".  Let me be the first to tell you that these feelings are not unwarranted.  Back in the 1980's when reverse mortgages first became popular, lenders were playing by their own rules.  At the time, reverse mortgages were an unregulated product and senior citizens did get taken advantage of.  Some were forced out of their homes, others lost lots of money and some even lost their homes.  It was so rampant you heard horrible reverse mortgage stories even on the national news.  This is why there is still such a negative stigma with reverse mortgages now 20 years later.What most people don't know, or haven't b... 04/30/2008

I was recently contacted by a local real estate agent about our reverse mortgage program.  She had a client who had $150,000 to spend on a home.  The problem was, this client liked all the $200,000 homes, however, she did not want a monthly mortgage payment.  The agent asked me, "Can your program come up with the $50,000 shortfall?"  This agent did not exactly understand the program but here is how we helped.  I advised that the client go ahead and get a contract on the home she liked.  This did end up being a $200,000 home.  She put her $150,000 down and mortgaged the remaining $50,000.  We then did a reverse mortgage on the $200,000 home.  By calculating her age, home's value, and the interest rate we determined that we could loan her approx. $120,000.  With these funds we first paid ... 04/28/2008

Going once...Going twice...SOLD! Sold for $17,000! Yes, folks that's four hairs at $4250 each. Not just any old hair but bonified George Washington hair!Imagine that you die famous or that after you die, it is determined that you are famous. This is a first for me today. As long as I have been on Activerain, I have never recommended one lender or any other professional. I was commenting on a post of Desiree Daniels and my comment made me realize I just have to share it here also.  I was in a ethics class the other day. I know we are supposed to give clients names and numbers of numerous lenders and home inspectors. Even though I HAVE to do that, I know in my heart only one will get them to a successful closing. I've seen it time after time. (At least 30 closings) I have my list and I shake my head when I look down at the other names I HAVE to put on there. I have no idea if they can get the job done without major pain and no successful closing. So, I will tell my clients about this lender here, just in case they stumble ac... 02/23/2008
