In the land of contingencies there are many to choose from. Such as:Contingency to sell your home before you close on another.Contingent upon buyer obtaining proper financing.Contingent upon seller to pay X amount toward buyer's closing costs.Contingent upon a satisfactory home inspection.Contingent upon the house appraising at purchase price or higher.Yada, Yada, Yada.......Many of my buyers are from out of state and make plans in the near future to come check out the listings I have sent them. This all takes a considerable amount of researching both the buyers and the listings to find the perfect home. Usually, they are very excited about visiting our beautiful state. Local buyers get in the car and get over there fast to check out the property so they can be the first ones to get an o...

I'm currently using an independently hosted WordPress installation for my "other" blog (wickedblog.com). Before migrating to WordPress, I used GeekLog (which I still use for my main business site wickedwordcraft.com). Geeklog showed a views statistic that helped me to decide which types of entries were most popular. WordPress doesn't have that same type of reporting feature built in. Does anyone (who is using, or has used WordPress) have a plug-in recommendation to capture this information? I would prefer one that you currently use or have fully tested. I found it extremely helpful to know which posts were most popular so I could "give the people what they wanted" on my blog. I noticed that there were "trends" in topic or specific detail interests when I was using GeekLog that I can no ...

I'm loving the idea of Linux mixed with Palm's Treo (and have since the first rumors of this surfaced over a year ago) -- and now they have announced Foleo, a larger screen/larger keyboard addition to the Treo device. They didn't have anything like this when I was using the Treo for my everything -- but I would have snapped it up if it had been available. With my tablet and a PC aircard, I'm not sure this would benefit me, but it's STILL intriguing! If you would like to learn more (or if you are a morbidly curious open-source and Linux fanatic) you can read more about the Linux Foleo by Palm. Read PC Magazine's Report on the Palm Foleo.Palm has been working on this device since 2005 (when I was having my own love affair with the Treo) The goal is to make simple computing and connectivity...

I escaped from neighbors that moved away. (I really think they left me behind.) A few houses down I scampered onto the yard of a Realtor that was watering some flowers. My sister had done the same thing the other night and now she is living the life of a princess with one of her clients! They named her Picassa.I am hoping that the same thing will happen for me. I was kinda scared when this picture was taken. My eyes are green and my other front leg is all white. I'm healthy and loveable as you can see. Please call Lizette and adopt me! 859-979-2834 Update : May 31,2007 We have found a new home and the kitten has been named Taz (tazmanian devil). Update : July 9,2007 Taz is very well loved in his new home and is really growing tall. Here is his new pic...TAZ

I haven't really fallen off the face of the earth... I've just been moving. I've left my rural existence for a more urban one in Lexington, Kentucky -- at least for a year or two -- due to family needs. Although this wasn't something I'd planned, I thought I'd take a moment to give some of the pros and cons of the lifestyle change for a techie:Pros for living in the city: My cell phone is NEVER out of range now DSL is faster here (and cheaper)Best Buy is a short drive awayCan you say Starbucks?I can buy organic foods (beyond vegetables from the neighborhood farmers) locallyCloser proximity to family and friendsAirport is no longer a couple hours awayReal education for the kids (I hope)No commute to get my mailI'm seriously considering getting a bike to ride for exercise, fun and "green"...

Ahhhh...the home office has sure made working a whole lot easier. A nice sunny Kentucky day lured me outside to the deck overlooking the creek. It sure made listing 6 properties on two MLS systems a whole lot more enjoyable. Before the day was done each listing was on over 200 websites. Internet marketing at it's best! While I am out here, I may as well get started on my newsletter. I send it out every Thursday to my clients. It will always have the latest listings and news about local events. That' s a lot of work to be sitting at a desk at Prudential just wishing I could be outside. My desk over there might see me once a week at a Tuesday meeting or when I want to meet a new client. Don't get me wrong...I'm happy to have a desk there, but I spend 99% of my work time at a home office. A...

Out-of-towners show up to see the horses but Kentuckians go there to watch the people. Keeneland Race Track in Lexington is quite a legendary place and horse race aficionados will tell you that there is no place in the world like it. It is with out a doubt the most beautiful race track anywhere. A jewel-box showcase for owners to present their best horses to well heeled spectators and serious horse people. It's hard to put it into words, but here it is about pageantry, nobility, elegance and thrill of Thoroughbred racing. The feel here is very much like racing in England. My picture is of the walking ring where the brightly dressed jockeys get final instructions from trainers and get ready to be walked to the track. This has been the same here since the 1930's. Amazing to many is that i...

ONE OF A KIND CENTRAL KENTUCKY NEWSLETTER My days are filled showing real estate, helping new and old clients find the perfect properties and sitting on my deck contemplating my creek! One part I REALLY enjoy is writing my weekly Central Kentucky newsletter. Since I have been a Realtor, I have always sent a newsletter to my clients, friends, family, Realtors, bankers, mortgage brokers, etc. It used to be a 4 page letter sized brochure in a red envelope mailed once a month. That was very time consuming and involved a trip to the printer and post office. Since it has become larger than as it started (sent to over 200 people and they forward it on to many more!). My newsletter from me to you on the state of real estate and fun in Central Kentucky (Lexington, Richmond, Winchester, Nicholasv...

Yesterday morning I had a chance to get out and have my coffee out in some of the prettiest scenery in Kentucky. My girlfriend called and invited me to go over near the Kentucky River on some property she owns. It is very close to Raven Run Wildlife Sanctuary...maybe a few miles. The woods and creek there are drop dead gorgeous. I only had my camera phone with me, so I wasn't really prepared to take pics so early in the morning. I thought this one of the moss covered tree trunks on the ground looked like a wishbone.                                                                                                             There were many delicate wildflowers just starting to bloom. There was a white one was interesting that looked like a parachute...

The past few years have been great to get houses sold for a good price. There were even multiple offers everywhere. What I noticed overall was just HOW houses sold faster. It wasn't because: the agent was brilliant, the marketing was spot on, open houses were held every weekend or even that there was more than one prospective buyer. What sold the house fast was that sellers took out unnecessary stuff and added paint then cleaned it up! For most of you this is just everyday stuff. I am cleaning ZEN kind of person and I just like my house clean and fresh. I do have a little dog with mountains of hair but you would never know it when you come inside. I enjoy cleaning. Some people hate it!Many houses I listed that sold lighting fast had pro-active sellers. They had done their homework by ch...
