Our newest listing is a patio home and we dare you to compare 254 Lakewood against the competition at Woodlake subdivision in Mt Washington, and the surrounding area. This modern patio home is the best in Woodlake and we know that you will agree. As you enter, you will notice the open floor plan and vaulted ceiling. In the kitchen there are top of the line Stainless Steel appliances with extra touches throughout. Not your average flooring here, or in the baths--This is custom ceramic tile featuring a unique design!A great addition of this patio home would be the loft area that is currently used as an office, but it could be used as a library or a craft room.Leading from the loft are 2 "bonus" areas that could be finished however you like. The area over the garage is currently used for st...

Lender turns down loan modification and refuses to postpone the foreclosure auction to allow for a short sale. The lender hurts themselves and the seller who acted responsibly. The seller contacted me many months ago to learn about the short sale option to avoid foreclosure. The lender, however, enticed him into a applying for loan modification. Loan Modification Denied. No Time To Do A Short Sale. Recently the seller contacted me that he was turned down for the loan modification, and asked that I start the short sale process, which I did. Shortly thereafter, the seller was given a notice that his house is scheduled to be sold at auction. The foreclosure process is very fast in Mt. Washington, KY. We contacted his lender to have the house withdrawn from the auction so we can complete th...

Bank of America, GMAC and Chase have recently announced a freeze on foreclosures. Soon thereafter they announced they lifted the freeze and will continue the foreclosures. There is much confusion in the market. One thing is sure, however, if the borrower is behind on payments, the lender eventually has the right to foreclose. The reality is that a foreclosure freeze is not the answer to your problem. However, there are steps you can take to avoid foreclosure. Many families who are behind on payments live in fear that the Oldham County KY Sheriff will come with no notice and throw their family out of the house. They are also afraid of every knock on the door. I help many families avoid foreclosure by negotiating a short sale with their lender. I speak with distressed sellers every day. I am acutely aware of these fears. Homeowners Are Afraid They'll Come Home To A Locked Up Vacant House Numerous times sellers have asked me or told me that they are afraid that they will come home from work and all of their possessions will be thrown out on the sidewalk and their see their kids sitting on the steps crying. To all homeowners in Bullitt County, Kentucky, please let me say that this is a myth. The sheriff and no one else can show up unannounced an...

Search for Mt Washington Homes  or search the entire Louisville MLS   Key Points Obviously, lower -priced Mt Washington homes made up the bulk of the sales in March.  This is driven by investors and those taking advantage of the $8000 first-time home buyer tax credit. Average Days on Market is significantly lower than previous months or years.  Again, investors and first-time home buyers are driving a lot of this.  If you find a house you like, don't expect it to sta...

Comments and Analysis For whatever reason, December sales were more affected in Mt Washington than is Shepherdsville.  With the number of units down 50%, there isn't  lot of good news for sellers.  However, 2 factors still stand-out.  First, the sales price to list price ratio is still almost 96%.  Second, Days on Market (DOM) is low.  This means that serious buyers exist, they no what they want, and they act quickly when it comes on the market.  Ten of the homes sold in less than 40 ...

Autumn Glen is a deed-restricted subdivision in Mt Washington offering all-brick homes.  This relatively new community was primarily built by Dogwoood Homes although a few lots have been developed by others.  Despite this, there are several unique styles in the neighborhood.  Upscale homes in Autumn Glen have 3-4 Bedrooms and 2-3 Baths.  Since these are newly-built homes, you can expect open floor plans.  Additionally, these Mt Washington homes have many amenities such as vaulted or trey ceilings, whirlpool tubs, fireplaces, and more.        Based on the number of homes, this is a moderately-sized community.  In general, the homes and neighborhood size are similar to The Pointeor Tanyard Springs in Shepherdsville.      Autumn Glen offers several amenities for its residents.  A communit...

I was driving from Shepherdsville to Mt Washington this morning when I topped a hill and saw this.  While doing a double-take, I almost didn't notice the car in front of me stopping short.  (Apparently, he was so excited that he needed to pull over immediately).  I still had more than 1/2 tank on my way back, but I stopped anyway.  Gas: $11.86 Lunch at White Castle: $11.96    Erik Hitzelberger is a licensed real estate agent with RE/MAX Alliancein Louisville. The purpose of this series is to alert buyers to some of the best deals in the Louisville area.  Most of these houses require work to bring them up to par.  However, when the work is complete, the new owner should have significant equity in the property.  Many of these homes have offers within days if not hours of hitting the market and multiple offer situations are common.  This is especially true for homes below $150,000.  I attempt to find the hidden gems that have been overlooked for one reason or another.  This week I focused on houses for first-time homebuyers in Bullitt County and found 2 great houses in the same neighborhood. The first (pictured) is a 3BR/2 Bath home with a downstairs master and a large eat-in kitchen that is available for a little over $110,000.  The utilities ...
