You gotta wonder who was there last.  I couldn't believe it when I saw it.  Was a contractor REALLY that stupid? RE   In case you are wondering, that is the heating and cooling return directly over the fireplace insert. It's a fireplace that should never be used.  It has to be purely a decoration. The insert is only meant to be used with unvented gas logs.  There is no chimney.   And yes, I also noticed the missing guardrail and handrail for the stairs. Become a Facebook Fan

Do You Do Windows?--Anderson County, Lawrenceburg KY, Central KY I hate to wash windows, but you know every now and again you have to if you want to see the world outside.  But I'm not actually talking about my windows at home or the windows in your home.  I'm talking about someone else's windows, like one of your listings.  Oh, I have smeared around on the front door of one before or a patio door to get the smears and smudges gone before its being shown.  But never have I done so many as I did right before an open house I was hosting. You never know what lengths you will go to to make things right until you are faced with the problem of "smudges, dirt, etc".  Once I cleaned the front storm door, I cleaned the patio door, the window above the kitchen sink, then I continued throughout th...

Come to Lawrenceburg, Kentucky and tour the Kavanaugh House.  It is a beautiful historic home that once housed the county high school.  Now the Kavanaugh House is a bed and breakfast with the best tea room in Central Kentucky.  They serve a variety of foods on their menu and it is always freshly prepared.  You immediately feel right at home on the beautiful wrap-around porch in the summertime.  The Kavanaugh House is located on Hwy 62 East and is centrally located between the Bluegrass Parkway and I-64.  After enjoying a meal and before sitting down to relax, take a tour of one of our famous distilleries.  Lawrenceburg is the home of Wild Turkey and Four Roses.  Both feature tours and gift shops.

Many buyers are struggling with the fact that they may need 3% to 4% of the purchase price to be able to obtain financing and purchase a home.  Many ask "where has the 100% loan gone".  There are two types of 100% financing available to buyers looking for homes in Lawrenceburg, Kentucky. The first is the USDA Rural Development loan and the other is the RHS loan.  These loans do have caps on the buyers income and there are maximum purchase prices.  The interest rates are very competitive.  Sellers can contribute to the buyers closing costs; therefore, a buyer can get in a home without any out of pocket expense.  If you are looking to purchase a home in Lawrenceburg or other surrounding counties of Kentucky, you may want to check out these two types of financing.  Good luck and happy home...

Is a home inspection necessary?  Did someone ever ask that question or am I just dreaming?  Why would someone not conduct a home inspection?  Is it because they are not required by law?  Is it because the buyer wants to save his money?  Is it because Uncle or Dad knows all about construction and can give their opinion?  Home inspections are not required in the state of Kentucky when purchasing a home.  Therefore, I am often ask a series of questions about the home inspection. The dialog usually goes something like this. Question #1:  "Do you think the home inspection is really necessary"?  My Answer:  "You bet".  Question #2:  "Do you think I really need a professional"?    My answer: "You bet".  Question #3:  "Do you think there is anything wrong with the home that the seller didn't di...

Come home to the lovely Lawrenceburg, KY.  It is not where the buffalo roam, but the deer sure do play.  Sometimes it is hard during our deer season to miss them as they go prancing across the highways.  We record many deer in the headlights accidents.        Another item of interest in the rolling hills of Anderson County are the beautiful farms.  There are some farmers that still raise tobacco and several that raise corn and hay crops.  Lawrenceburg is only about 10,000 people and life is ran at a much slower pace than the big city life.  Most everyone knows someone and who is going to jail this week or next.  It is sometimes like a big family in our little town.                    Our annual Burgoo festival is great entertainment for everyone.  It occurs the last weekend of Septem...

Oh, there's no place like home?  Where have you heard that before?  Well, Dorothy wanted to go home to Kansas, but I want to stay at home in Lawrenceburg, Kentucky.  Why, you might ask.  Have you ever seen the rolling hills of central Kentucky?  Just drive about 25 miles west of Lexington, past Keeneland Race Track and the beautiful horse farms, then you enter this quiet, little community called Lawrenceburg.  Lawrenceburg is known for it great schools, low crime rate and family environment.  We are a bedroom community to our state capital, Frankfort and our larger cities, Lexington and Louisville.  A lot of people live in Lawrenceburg and commute the 30 to 45 minutes for their jobs.  They want to come home, like Dorothy, to what they love.! As I returned from a home inspection in Willisburg, KY on Saturday, I saw this on the Bluegrass Parkway just south of Lawrenceburg, KY   Most of this is not water running on the surface of the ground.  It's seeping out of the rock walls of a cut thru a hill leading down to the Kentucky River Bridge on the Bluegrass Parkway just south of Lawrenceburg, KY.I see a lot of this type of ice when the weather gets cold enough. When I woke up to let the dog out, the next morning, this is what greeted me as I opened the inside door.  Yup, mother nature's artists had been at work overnight on the glass of the rear storm door.  That's the sunrise shining behind it.                I was glad to have my long johns and insulated coveralls for the inspection. Kept me nice and warm.AND, no it wasn't real...
