So...what exactly have I been doing when I'm not selling real estate in Central Kentucky? Lately, I have been training a new agent fresh out of school. Two more future agents are in online school trying to get finished and take their tests.  I own an independent brokerage, Lizette Realty, so I love being a mentor for new agents. It's hard when you first get your real estate license to find your feet. Especially, if you have chosen to go into a large franchise full of competitive agents. Many new agents get overwhelmed and just drop out. Maybe, they don't know there is another option of an independent smaller brokerage. When I started out in 2003, I too joined a larger franchise. After 5 years, I left and started my own brokerage. This was in 2009, at the height of the recession. I was n...

It's hay season in Kentucky.  It doesn't get much better than this for me!  I love the smells, the beautiful weather and all those memories.  When I was a little girl I worked in hay fields during the summer months, and up into fall after school and weekends.  I enjoyed lifting the big bales and riding on the hay wagon.  There was something special about being able to store the winter's hay in the barn loft and know that your animals would have plenty to eat because you worked so hard to put it there.Growing up farming made me very aware of the weather and its fickle nature.   We watched cold fronts, cloud formations and planned the cutting accordingly.   If the drying hay got wet, it could mean the loss of the whole crop.  That in turn would mean selling the livestock that would now n...

Keep Out Cold Drafts! Install Electric Switch Insulation  Electric Switch Sealers I've been working on my house all year to weatherproof so I can save on my heating and A/C bills. One small improvement has been the installation of electric switch insulation on the outside walls to keep any air from coming in. There are 6 in a package  for about $1.58 at Lowe's. It's really a small job that will just take a screwdriver and a little time. I started a the front door light switch and worked my way around until I had the first floor completed. Some boxes in the wall had some space in between the drywall and box, so I stuffed some insulation in there also. I have been keeping track of my electric bill to see if I can keep it lower over the past year. So far so good. Last winter was the coldes...

The study of Feng Shui teaches us that we have three types of "luck".  There's Heaven Luck, what we bring with us to the planet;  Earth Luck, where we land; and Man Luck, what we do with what we have. Our lives are nourished or stymied by each of these.    The most important of the three is the Man Luck.  What we do with what we have determines our success.   There's a parable in the Bible that tells the story of  a man who had to go away for a while, so he entrusted three servants with bags of money in varying amounts.  Each was held accountable when he returned.  Two had taken the money and invested it.  He was very pleased that they had increased his money. One had buried the money he was given in the ground.   There was no increase, and the man was furious.  The one who had buried t...

I've been paying closer attention to nature lately.  And, it's become obvious that the birds and the bees are influenced by the energy of the year.  In other words...they abide by the rules of feng shui. Hard to believe, itsn't it? Check out this little "home sweet home".   See those sweet little faces looking out?  When I checked the feng shui of this nest I found that they had the perfect energy.   The 8 water star is at the door and the 8 mountain star is at the fence.  Perfect for bringing exactly the right energy. Other nests in the yard didn't rate so high!  Two are completely empty, (their energy is dismal) and one has become a home for wasps.  Ewwww.  I checked the feng shui on the wasp home and it brings in the 6 water star and the 3 annual star.  The 6 is military and the 3 is...

Kentucky Relocation The Herald Leader Q & A Interview  w/ Lizette Fitzpatrick at Lizette Realty   1. What are challenges when working with a relocation client? When they have a house to sell in another state. Researching to find the best Realtor to fit their needs where they live to get the house sold fast. Clients that will need to work on their credit scores to qualify for a loan. Clients that do not have computers or are not Internet savvy. Special needs or handicap access properties.   2. How can working with a Realtor make the process easier? Relocation specialist what does that mean? Extra training? What kind? What kind of tools? Realtors are a "specialist" because they spend their time reviewing, touring and selling homes. Why wouldn't you want the advice of someone that does thi...

Feeling depressed?  Things just don't seem right sometimes. Feng Shui is more than just working on the energy of a house or office.  It's about balance, and the balance of our bodies can be badly effected by the world we live in. How many of us are tied to a computer, a phone, living in a world where even the television can take up way too much of our time.   It's not just time consuming, either.  Electical gadgets can really mess up our own delicate electrical system.  Yes, people carry a charge, too.  We've all felt the tingling when a nerve reacts to something.   It helps to get in contact with things that are real, whether mending fences for a friend, your own fence, mowing the lawn, whatever it takes...get closer to nature.  Go sit on the ground for a while and stabilize your ener...

Better HomeownersInformation to Improve Homeownership   Every Homeowner Needs One   A water meter key is like insurance; buy it before you need it.   Imagine a pipe has burst and there is water flowing like a river through your home.  There may a cut-off valve to each sink if it works and if that’s where the leak is coming from. Your home may have a master cut-off valve but if you haven't used it before, you might not know where it is. The last resort is to cut off all the water to your house at the meter. In most cases, you'll need a key to get into the meter.  With water starting to rise in your home, concern over the damage being done may add to your anxieties.  You don’t have time to call a plumber or even go the store to buy a water meter key. Emergencies are ha...
