I recently completed a Baton Rouge Pre-Listing Home Appraisal in Baton Rouge's Executive Luxury Subdivision, University Club Plantation. The following is my report on the existing home sales trends from January 2015 to November 28, 2015.  Why the focus on just existing home sales?  Because the home I'm appraising is approximately 10 years old now and the contrast between new home sold prices and existing home prices is of no comparison.  The average sales price per sq. ft. of existing homes in 2015 was $166 vs. $186/sf for new construction.  Why the focus on median sales price?  Because median sales price tends to focus on what's most common or most accurate, discounting the outliers of the generally abnormal $385,000 and $1,100,000 sales. Pinterest Board: University Club Plantation Bat...

USDA or Rural Development Home Appraisal Requirement follow the most current FHA appraisal requirements. In 2015, FHA increased appraisal standards and requirements for a house to qualify for FHA financing. I recently completed a home equity appraisal in Inniswold Estates Subdivision in City of Baton Rouge Suburb. Inniswold Estates was developed in approximately the 1940s to 1960s with a mix of older and newer homes. GBRMLS search shows the two oldest ages recorded in listings was 1944 and 1945.
