Baton Rouge Real Estate Foreclosure I was searching for foreclosures today in the Baton Rouge MLS and I found 128. These are either HUD, or REO's (real estate owned). I have found that through the years they are not really good deals unless you can do the work yourself. I looked at one that had $48,000 in equity but I would be anything if the repairs were to be hired out it would cost every bit of that to get the house in move in condition. The latest issue of "Money Magazine" ranked Baton Rouge ninth on the list of hottest real estate markets in the nation.  According to the article, home prices in Baton Rouge are expected to climb 1.9% over the next 12 months.  The good news is not limited to only Baton Rouge; New Orleans is ranked number seven on the list with an estimated growth rate of 2.2% through May of 2009. Greater Baton Rouge Real Estate Great Baton Rouge real estate has been quite interesting since Hurricane Katrina has hit New Orleans August 05. I remember when that happened there were some many people from New Orleans looking for houses to buy here in Baton Rouge. With the influx of home buyers our market increased substantially in value and growth all together with many new subdivisions still popping up everywhere you look. I think the market is on a downward trend and seems like it is about where it was before the Hurricane. Over all the time is still good to buy. Baton Rouge Real Estate Open House What's the real reason to hold an open house? As a Realtor/broker since 1991 I have been asked no telling how many times if open houses really work. And my answer is always the same, it depends what your objective is. If are a real estate agent and want a way to potentially meet new people to possibly do business with then the answer is yes an open house may do that for you if the listing you hold open is in the right location. If however, you are a real estate seller and want to sell your home at the open house you probably have a better chance of winning the power ball lottery even if you haven't bought a ticket. East Brookstown- Brookstown is somewhat of an older neighborhood. It is bordered by Airline Highway to the east, Hollywood St to the north, McClelland St to the west and Evangeline St to the south. Howell Park Golf Course Area- I've heard that this is a good neighborhood where you can get a great deal! It's located near the BREC Golf Course, and who doesn't love a golf course? Another good thing about this neighborhood is that most of the homes come with decent size yards.  Istrouma-Istrouma is definitely an older section of Baton Rouge. This is another one of my favorite areas that is growing by the day. This seems to be the area that I work the most in. Most people want to live in the Shenandoah area and I don't blame them because it's beautiuful. This area is a combination of older and newer homes with a bit of new contstruction going on. My favorite new neighborhood is Hoo Shoo Too Lakes. It's absolutely beautiful. The houses are so unique. The neighborhood isn't finished yet but homes are being sold fairly quickly.Coursey Blvd- Coursey Blvd is loaded with everything you need. Broadmoor- This is a very beautiful, older neighborhood located off of Sharp and Old Hammond. I have driven through Broadmoor several times and just love the atmosphere. This is another neighborhood that offers that "homey" feeling. The Broadmoor community is very involved with a strong Home Owners Association. What's neat about Broadmoor is that this year they have a 2008 priority project.
