Recently, the Washington Post and Ken Harney published, "Appraiser's subjective view can kill a deal despite accord by buyer and seller", see link at bottom.  In this article, it talks about recent studies of adjustments to comparable sales used in appraisals and categorizes adjustments into two camps: objective and subjective. Southdowns average sold price from 2014 to 2015 increased by $7/sf and Median Sales Price increased by $7,198.2015 Southdowns Sales year-to-date include 28 GBRMLS Sales from $159,000 to $837,500, Median Sales Price $297,500, Average Sold Price: $167/sf, Average Sales Price to Listing Price Ratio: 97%, Average Days On Market: 78 Days.
