Central- Well, Central is no longer considered a part of Baton Rouge, Louisiana. They are now their own city. Central has about 26,000 residents. I've heard that Central might have some good schools also. They are Central Middle and Central High. These are the public schools. There are also a few private schools which include: Central Private School and Starkey Academy. Central has homes with a lot of acres and also offers your typical subdivision. Business and new construction seem to be booming in Central. Like a lot of parts in Louisiana, they are growing fast. This is another city where you get the best of both worlds. A builder client of mine called yesterday. He told me that he'd been offered some lots in the Hampton Village subdivision in Central. He wanted to know what I thought of building spec homes in that area. Here's what I wrote back to him. Baton Rouge Real Estate - Zip Code 70818 Analysis With respect to the 70818 (Central) zip code area here is a chart showing unit sales from 2002 through the end of 2007. As you can see it hasn't really been a growth area in either the new construction or resale markets. Throughout 2007, new construction averaged less than 2 sales per month. The new construction absorption chart shows that overall there were about 1.7 homes per month (20 homes total) sold in the 70818 zip code area during 2007 in all price ranges and that in any price range there was less...

I am continually asked, "Are the problems  lenders are experiencing with the sub prime loan market going to affect our real estate market in the Baton Rouge Area?"  The obvious answer is both YES and NO!  YES, in that people who were marginally qualified will not be able to get a  home loan easily, and NO because those same people will be able to get a home loan once they do what they need to so that their credit score will be acceptable.  I am still able to find 100% financing, no document loans, and such for people who have good credit scores (over 700).One of the things we have discussed on my team is making sure we take our marginal buyers to the lender to get them prequalified in person so that we all know what has to happen in order for this person to buy a house - like we used to...
