RealtorTraceyW   BLOG 2012   Ready, Willing, and, Able        You may be ready and willing to buy a home, but the real question is, “are you able?”. Meeting with a Lender will help you find the answer. Here are three things Lenders want to know before they give you a prequalification letter.   Do you have a job?   What is your credit score?   Who do you owe?        Employment Verification Employment Verification is a critical component in the lending process. Lenders need proof of employment. Typically lenders are looking to see if you have at least two years of stable employment. There are some exceptions, such as, job transfers.   Credit Check Your Credit Report tells Lenders about your credit history. They want to know how many creditors you have.   RealtorTraceyW BLOG 2012 TWO DIFFERENT ANIMALS       Home Inspections and Appraisals are not the same! They are two different animals. No matter how many homes I sell, I always need to make sure Buyers understand the destinction between Home Inspections and Appraisals.   Myth:  You can save money by skipping the Home Inspection because the Appraisal does the same thing.   Fact:  You could spend more money by skipping a Home Inspection. You could be facing expensive repairs that were not discovered during the Home Buying Process.   Home Inspectors are hired by the Buyer to take an in-depth, unbiased look at their potential new home. They evaluate the physical condition of the home. They check the structure, construction, and mechanical systems. They identify items that need to be repai...

RealtorTraceyW BLOG 2012 Eeny, Meeny, Miny, Moe, Catch an Agent… (Part 4 of 4) What is an SRES®?   That is a question that I am asked quite frequently. It is usually accompanied by a curious facial expression. I am proud to respond by saying, “I am a Seniors Real Estate Specialist ®(SRES ®)”. I am a Realtor ®that is trained and qualified to address the Real Estate needs of Seniors. I have been awarded this special designation by the National Association of Realtors ®. I was drawn to this designation after I noticed how many Seniors and Retirees live in my community. Being so close to Fort Polk, it is almost a foregone conclusion that many soldiers would choose to retire here. (I also came here because of a military move). I noticed all of the groups and organizations that were available...

RealtorTraceyW   BLOG 2012   Eeny, Meeny, Miny, Moe, Catch an Agent…(Part 3 of 4)     Welcome to Fort Polk Home of Heroes. As a 17 year Army Veteran I know what it takes for you to have a smooth transition. During my time on Acitive Duty I moved 8 times. This is an average of about 1 move every 2 years. Yeah it was tough! I made many mistakes during each one of those moves, and there were many people who benefitted from my mistakes.  Now that I am on the other side of the table, I consider myself to be an advocate for soldiers (officers and enlisted). I feel like I owe it to you to help you avoid making the same mistakes that I made. I am very open about the lack of service that I recieved as I served my country. I hold nothing back when discussing the mis-management of my rental prop...

RealtorTraceyW   BLOG 2012   Eeny, Meeny, Miny, Moe, Catch an Agent…       BLOG 2012 - Eeny, Meeny, Miny, Moe, Catch an Agent.......(Part 2 of 4)   According to the National Association of Realtors over 90% of Home Buyers begin searching for their dream home online. I am grateful for the ones that end up in my office, and so are they. I am an expert on the local market. I have proven strategies that help Buyers save time and money buying a home.   When working with a Real Estate Agent, many Buyers work with the first person they contact. They do not take into account that ALL AGENTS ARE NOT CREATED EQUAL! The Buyers who find me online use search terms, such as: Homes for sale near Fort Polk, LA Homes for sale in Leesville, LA Homes for sale in DeRidder, LA Homes for sale in Anacoco, L...

RealtorTraceyW BLOG 2012 Eeny, Meeny, Miny, Moe, Catch an Agent…   BLOG 2012 – Eeny, Meeny, Miny, Moe, Catch an Agent….. (Part 1of 4) As a child when it came time to make decisions we often left it up to chance. What do you do when it’s time to make life’s most important decisions now? Do you extend your index finger and recite the rhyme you did when you were a kid. Eeny, Meeny, Miny, Moe….. Yeah, that would be silly, but you would be surprised how often this happens when it is time to choose a Real Estate Agent. When working with a Real Estate Agent, many Sellers work with the first person who answers the phone. They do not take into account that ALL AGENTS ARE NOT CREATED EQUAL! When it comes to a major decision like selling your home you should not leave it up to chance who you selec...

It may not cost you anything at all to close on your purchase. In fact, I have had buyers walk away from the closing table with a check-in-hand. Typical fees for buyers include, home inspections, sales deposits, appraisals, down payments, property title search, and so on. When assisting you with making an offer on a specific home, I will prepare a custom expense estimate. This spreadsheet details the most current fees in our local area. It will show you an itemized list of fees, all on one easy to read page. That gives you an idea of the potential costs to you. During the negotiation process I will help you reduce those costs as much as ...

RealtorTraceyW BLOG 2012 Air It Out!  BLOG 2012 - Air It Out! Air It Out! - Buyers use all five senses during their home search. Many buyers begin their home search using the internet. This provides visual stimulation. It gives buyers a chance to see what features the homes for sale have to offer. They compare prices, the number of bedrooms and bathrooms, square footage, schools, proximity to work, and other lifestyle activities. While surfing the internet buyers are drawn in by the images that are pleasing to them (taste). They spend many hours narrowing down the homes they see into categories. Click after click, browsing, accepting, rejecting, and “adding to favorites”. During this visual process, they get excited about their favorites. After making their list, they move on in the p...

The heroes from the 4th Brigade, 10th Mountain Division were welcomed Saturday as the community and the city of Leesville recognized returning soliders, complete with family activities, a change of command ceremony and the Leesville Christmas parade.  The event was appropriately named the "I'll Be Home For Christmas" celebration and parade. Approximately 4,000 soldiers from the 4-10 participated in the activities, which were highlighted by a change of command and responsibility ceremony. The change of command and change of responsibility ceremony included the passing of colors from Col. Bruce P. Antonia and Command Sgt. Maj. Steven L. Womack to Col. Mario A. Diaz and Command Sgt. Maj. Noe R. Salinas.   The 4-10 deployed to Afghanistan in October of 2010 and began returning to Fort Polk ...

This past week, my team gathered for two days in Leesville, Louisiana, home of Fort Polk, Louisinaa, to celebrate and serve at the historic event "I'll be Home For Christmas" parade and celebration. We were literally going to get our "boots on the ground" to serve those who serve!    On Saturday, we were planning to join with hundreds of others to serve lunch to approximately 3,800 troops plus 2,000 family members. The community was coming together to welcome home these 3,800 soldiers from the 4th Brigade, 10th Mountain Division, who had been deployed to Afghanistan in October of 2010, and began returning home to Fort Polk, in August of this year. What a great way to celebrate Christmas together as a team - and also to serve the men and women of the United States military.

My team of sixteen will gather at my office in Leesville, Louisiana, in just a few days.  I am preparing to share with my team the principles for developing and writing a business plan for 2012 - individually and as a team.  Because I believe in the power of a plan and it has become an extremely crucial part of both my own life and my business - I am also passionate about sharing this concept regularly with my team. Creating a plan – both a life plan and a business plan - has become a non-negotiable discipline plugged into my life.  I usually take at least two or three days, either at a business planning event or alone away from work, to work on the creation of the plan.In fact, “planning” has become so much of who I am that any new project that I undertake, any new marketing strategy...
