I recently had two clients who bought a very nice home. It was built in the 80s, and had about 9/10 things on the couples checklist.                  Sidenote: I secretly throw a party when I can meet more than 7 out of 10 things on a clients "list."  Anyway, while in the process of buying the home, the couple decided that they wanted to scrape the popcorn off the ceiling and just paint it white. Seems simple enough, right? Here is an email from the wife of that couple when I asked her how the scraping went:              "Louis, I can't believe that I let my husband talk me in to scraping this ceiling. It's not like it was a hard process, because it wasn't. The popcorn came right off. Little did I know that the actual scraping would be the easiest part...             "Painting a ceil...

They’re big, they’re nocturnal, and they invade North American homes each spring, summer, and fall. They are Carpenter ants. North America’s number one structure-invading ant! While Carpenter ants are annoying and can damage our structures, they pose no common threat to human health. However, when Carpenter ants establish nests, they can excavate through wood and other elements of construction in homes, costing families millions of dollars in structural damage each year.  Carpenter Ant Awareness Week (June 17-24) is a week set aside to educate Americans on how to recognize and deal with Carpenter ants.  Homeowners need to be aware of these pests and offer the following expert advice:  Spotting Carpenter ants is easy. The carpenter ants themselves are big – for ants that is, making them ...

After watching American Horror Story, I know a few of my clients who have become worried that their new home might be.... for a lack of a better term, "haunted."  Sounds silly, but you wouldn't believe the amount of clients who want to know the full history of things that may or may not have happened before they sign a contract. I found this article below and while the first sentence was intense, the rest is pretty good.  Happy Reading.  -Louis     Want to know if that property you’re eyeing might have been the site of a murder or suicide? Be prepared to do your own digging, real-estate experts say. While laws and regulations require sellers and realtors to disclose physical defects of a property that may be hidden from view, there is nothing that legally requires them to disclose so-ca...

We've lived here (Mandeville, Louisiana) almost 4 years and have driven past this little place on Florida St so many times and never gave it a second thought until my brother brought it up about 6 months ago. There was a little restaurant featured on one of his favorite shows, Diners, Drive-ins and Dives and said that I had to try it! So I waited for him to come down and visit and we went last week. Cant believe I waited so long! we got there about a quarter to eleven which meant they were switching over to the lunch menu, which also meant we had a choice between breakfast and lunch. So we tried both!! Loved the food, the staff was beyond pleasant and Louie did come out and meet us and hung out for a while. Its a must eat at place for anyone wanting to sample great souther...

Craigslist Scam Important Alert for Members.  The Federal Bureau of Investigation had issued a consumer alert affecting real estate listings in a rental housing scam. The scam involves Criminals searching Web sites that list homes for sale. They take the information in those ads - lock, stock and barrel - and post it, with their own e-mail address, in an ad on Craigslist (without Craigslist's consent or knowledge) under the housing rentals category. The houses are almost always listed with below market rental rates. The listings may also be posted on other rental sites.Potential renters might then be asked to fill out credit applications asking for personal information like credit history, social security numbers, and work history. Criminals can use this information to commit identity f...

Miranda Lambert and Blake Shelton TRAE PATTON/NBC  I'm not a big fan of these "realty" shows, such as American Idol or The Voice, or the X Factor or America's Got Talent (I'm sure you get the point).  However, when flipping through the stations last night, and tired of watching endless amounts of "manly" shows, I stopped for some reason on NBC, when The Voice was on. I caught Miranda Lambert and Blake Shelton's duet, and caught myself setting the remote down. The song they sang was "Over You," which according to some internet research, was co-written by the married couple about Shelton's brother who passed away at a young age in a car accident.  I'm not a big country music fan either, but these two had me completely mesmerized. It was a great tribute to the Oklahoma community who was s...

The summer job has long been considered a rite of passage for American teenagers but sluggish job growth has made securing employment – for anyone – a job itself. With work hard to come by in most sectors of the economy, college studentsand graduates are snapping up work that was traditionally considered the domain of high schoolers in the past. But if you're a job hunting teenager or the parent of one, don't let this news discourage you. Although increased competition has raised the bar for all applicants there are still plenty of options for teens to consider as the school year comes to an end. To make your search a little easier, we've compiled a list of companies and industries that are teen-friendly and ready to hire. 1. Yum! Brands: Pizza Hut, Taco Bell and KFCThere's at least on...

Today is hump day, my favorite day of the week, believe it or not.  And, on top of being my favorite day of the week, it's also a b-e-a-utiful day outside. Here in South Louisiana, it's either one extreme of the other. It's either a blistering 101 degrees with 100% humidity, or 40 degrees. It's usually the first one.  Well, today, it's 77 degrees and breezy. The sun is shining, and the wind is blowing, and my team and I are loving it. It's one of those rare perfect days, where it's not too hot or too cold, and you just want to stay outside all day.  Too bad we have clients who are ready to buy and sell, and we have to stay inside all day and work our magic. Or.... we could just grab the laptop and move this party outside. I'm voting for the latter idea.  Happy Hump Day, Active Rainer...

”Don’t make a mountain out of a mole hill… shake it off, let it out..  talk about it… get over it.. we try to down play everything shrug it off and make sure nothing disrupts our “everyday routine”. A routine that we  aren’t even sure works for us. We have just created it and try to live up to it over and over again until something stops us dead in our tracks and throws everything into question. Not really sure when the switch happened that we coast through life and kick into defense mode only when “bad things happen” and then the flags go up. We go to the doctor’s office, pick up a prescription, drive up to Walgreens, take the magic pill prescribed to “fix” the problem after asking us a total of 3 questions by our doctor. Can't wait to take the first dose and let the healing begin, ...

I recently started a cleanse/detox to help pinpoint all the digestive issues ive been having. Lyn Gynet-Recitas wrote this book (The Plan) and I think she may be on to something.. Obviously. Its all about the inflammatory responses our bodies have to certain foods base on our individual body chemestries. For example, tomato sauce may cause severe heart burn for one person and cause no issue for someone else. It's all about the reactivity with the foods you come into contact with. Makes complete sense! What works for one person wont necessarily work for another. Ive battled with severe pain, nausea and bloating for years now and have refused to accept the diagnosis of IBS I've received over and over. IBS is what the doctor tells you you have when he's eliminated all other options. it mu...

It's a very well known fact amongst us realtors that the first step to helping clients get closer to their dream of homeownership is the pre approval process. Sellers are also more and more aware that a pre approved buyer is a serious buyer, which is why one of the first questions most realtors will ask is have you been pre approved?? Such a simple question yet such an important one! Unless you're buying with all cash, securing financing is one of the most important steps to purchasing a home, turning any buyer into a READY, WILLING and ABLE buyer. Those are the best kinds!!  The pre approval process is a quick and painless process. Can be done over the phone (usually a 10minute conversation) or in person with a lender of your choice. (ask me for a list of our preferred lendors too!) A...

If you are buying a home, getting a home inspectionis perhaps one of the single-most important “checks” you need to conduct to make sure the home is safe and secure. If you are selling a home, however, is having an inspection as important? Some people might say no, but some strong reasons why you should get an inspection, whether you’re the buyer or the seller. Buyer reasons: Peace of mind — Puts the buyer’s mind at ease that the home is in good shape. Renegotiate – If problems do arise, the buyer can negotiate a lower price or ask the seller to make repairs. Opt-out — If the problems are too big or unsettling, the buyer can opt-out of buying the home. Future needs — Buyers can learn about potential maintenance and upkeep. Seller reasons: Smooth sale – Sellers can deal with any issue...

Ran across this article and found it quite well said. Although the thought of making twice as much commission on the same deal is quite appealing, the disservice that results of it to our clients puts it all into perspective. We strive for a win-win in every transaction and dual agency definitely is not a win for the client. Its a shame some buyers still contact the listing agent unknowingly putting themselves at a great disadvantage.  It wouldnt make sense to have your lawyer representing both plaintiff and defendent.. I dont see how this is any different. Why not have someone on your side looking out for your best interests at every step of the process?? Dual agency means serving two masters.  No other profession is permitted to engage in this practice that often involves fraud.  And ...
