With zero interest credit card in hand, our buyers race straight from the closing table to the nearest home improvement store. Let's take a look at some smart upgrades that may add value to your new home. 1) Quality flooring-- if the tile is smaller than 18 inches or the word "laminate" appears on the box keep looking. Think hardwood flooring and quality tile. And don't skip on installation. Nothing looks worse than an installation job that appears "almost professional". 2) Upgraded Counters-- My investors scored a killer deal on these granite counters. For 1,500 bucks they transformed the feel of the entire house. Buyers LOVED IT! Did I mention they bought the home for under 90k and sold five months later for 159k?? 3) An Extra Place to pee-- In my market this means planting a pear t...

Three years on, and I can still recall the awkwardness of the conversation. My "sure thing" listing had just hit the MLS, but with another agent! And as I turned down the candy (read therapy) isle, there they were! With no time to turn around, the conversation was forced. It seems they listed with another agent who said their home was worth WAAAY more than I did.  The details I can recall, but they would make you cry. The home went to foreclosure, I didn't get a check, and the candy was stale. Let's examine how "in the bag" listings can float to another brokerage... 1) Show me the money!-- Three bedroom ranches average 85 bucks a square foot. Your home is worth 110 a foot due to the "period shag carpet". Some agents will puff the value in the hopes of securing the listing. Sadly this ...

Once the ink is dry on the contract, sellers let out a sigh of relief. No more last minute showings or praying buyers won't look in "that closet". All that's left is to wait on that closing date. But before you stow that dust pan...  In today's market the easy part is finding a buyer. The hard part is getting said buyer to the closing table. According to some sources, over 1/3 of all deals fall apart before closing. As a result sellers need to do everything they can to keep the home in tip-top shape.  Home inspectors and appraisers have little patience for a sloppy home. Got boxes all over the attic? That home inspector is not going to do the box shuffle to get to the electric panel box.  Such interference usually means the seller gets to pay the inspector to return to the property. ...

JI Barron Elementary Visits The State Capital--  With the school year winding down, I decided to block off the day and help chaperon JI Barron Elementry's trip to the Capital. Over 70 students and a handful of brave parents made the 2.5 hour trip South.  At over 470 feet, the Louisiana State Capital is the tallest in the Union. See that big window near the top? The fourth graders of JI Barron were there! That's 24 stories up one elevator and then another 3 floors up a TINY elevator. All the students were okay but some of the parents looked a little weak!  As a former teacher, there are days I miss the classroom. But this many children in such a small space made me proud to have that shiny real estate license!  In the interest of full disclosure I must admit this is not from the Capital ...

This is the view that will greet my family in 17 days. 20 stories above the Emerald Coast of Destin, Florida. For one full week the family will get sunburned, eat ice cream, fish, and just unwind. And then there's this view. Frankly most evenings I sit on the balcony and stare at the water.  Though I get a little nervous stepping away from the business, I find such vacations help put some juice in the old life batteries. And if the Spring is any indicator, said juice will be needed to tackle the Summer season.  So I leave my house under the care of my business partner, and the Realty Company under guardianship of my pug. Or perhaps it's the other way around. Either way I will have a nice slice of fresh key lime pie in under three weeks!  Where are you going this Summer?

The day started promptly after the second cup of coffee. No time for danish this morning, real estate practice would not wait. Frankly most of the day was a blur.  Meeting with contractors, checking on rental units, showings, and did I mention the closing that almost died because the buyer signed "Inc." instead of "LLC"? But that's a rant for tomorrow...  Wanting nothing more than the couch and a cold Abita Beer, I was shocked to learn that the family was headed to the ballpark this evening. So here I sit typing a blog post at 9:30pm. Sweaty, exhausted, and nothing left in the tank. But that escrow did close! Anyone else have a busy day??

The ink on the contract to purchase is not even dry and already that agent is asking for money! Something about good faith money for this man named "Ernest"? Let's look at some common questions concerning your Louisiana home deposit. 1) I thought we had 100% no money financing, what are you trying to pull?-- The deposit demonstrates two things two the seller A) that you are serious and B) you are not broke. An affirmative response to both is needed for a smooth transaction. 2) Where will my money go? Are those new rims on your Jeep?-- Your money will go in a real estate broker's escrow account until closing. The money is held in a separate account from the company's business fund. The broker who uses escrow funds to upgrade his Jeep may soon end up making license plates for the state....

With Spring in the air many sellers are getting ready to enter the market. A common question I receive is, "what should we do before listing our home?" Let's take a minute and examine what the pre-list process should look like. 1) Call your local real estate agent-- Every market unique, so pre-list expectations can vary greatly. In my market I conduct a simple walk-thru and point out any must fix items. The home does not need to be in show condition for this to happen! 2) Get everyone on title together-- Remember how cool it was to use Aunt Daisy's good credit to get your home? Well, if she is on title she will need to sign the listing agreement. Better buy her some flowers on the way... 3) Start from the outside and work your way in--This is counter intuitive, after-all haven't we be...

I normally follow buyers from property to property during home tours. How is this possible? Because the buyers have already driven by each home on our list.  Back in the old days (read three years ago) I would plug in the different addresses in the GPS and away we would go. That computer generated voice became a good buddy over time. But in this business change is more sudden than a late spring thunderstorm.  Thanks to the growth of communication technology, it is easy for me to send home information directly to the consumer. It is not uncommon for me to send MLS listings to clients who are cruising the neighborhood at that very moment.  Before you call the cops on the car that keeps circling, understand he may be a buyer. What does this mean to sellers? Keep the curb appeal sharp! " ...

They didn't want to do it at first. "We shouldn't give our house away. Can't we float this price a few more weeks"? After a month on the market the showings had come to a stop. Those initial sign calls from curious prospects ended weeks earlier.  The market had rejected my seller's starting price. No amount of clever advertising in the world will over come a high price. After an examination of the recent solds, I recommended a price reduction. Not "giving the house away", but aligning the price more with market demand.  The offer was only a few short days behind the reduction. Did I mention it was full price? My seller's "big" problem now if finding a place to live in the next 40 days. And that's a good problem to have!

The showing had been uneventful, just another Saturday foreclosure tour with my best client. But as we were heading home my hand felt like it was on fire. Soon what appeared to be mosquito welts started to appear. Yet they were perfectly spaced in two rows. How was this possible?  Imagine my surprise to find this little critter crawling up my back! After a scream that would make Michael Jackson proud, I dispatched him to the afterlife. Thankfully my daughters are resourceful. Apparently toothpaste helps soothe the sting.  So as I type my left hand is covered in Crest, the prohealth blend. The toothpaste must help one's sense of humor because my daughter is laughing at me right now. Perhaps the toothpaste does not cure caterpillar bites? Think she is getting revenge for some perceived ...
