In this market pricing correctly is critical to a successful sell. In a flat real estate market sellers often fear accepting an offer that is less than the actual value of the home. After all, who wants to give their house away? (if only I had a nickle for each time I heard that line)... When the offer does arrive sellers are often shocked that the buyers would have the gall to ask for things such as update allowances or closing costs.
