Take a Spring time tour of any Pineville Louisiana neighborhood and you will find families sprucing up their yards. Fresh mulch, neatly trimmed lawns, and colorful flowers will likely greet you.   Sadly, a late Summer tour of the same Pineville Louisiana neighborhood would paint a very different picture. Yellowed-lawns, dead shrubs, and weeds galore become the calling card of most homes. At some point in July most Pineville residents stop struggling with the sun.   The oppressive heat, coupled with a lack of rain, spells doom to most lawns. Sadly as a Pineville Louisiana real estate agent I see many homes on the market that have given up the struggle with mother nature. The picture was taken from an active listing on the market here in Pineville!  Yep, these weeds were two feet from ...

No Money Down Rural Development Financing in Pineville Louisiana One of the more popular forms of financing in Rapides Parish is the USDA ( United States Department of Agriculture) Rural Development Loan. This program allows the borrow to completely finance all closing costs which allows for true 100% No Money Down Financing. No Money Down Rural Development Financing in Pineville Louisiana is especially popular. In our area Pineville can be a very broad term because this does not generally mean in the city limits. A basic rule for No Money Down Rural Development financing in Pinveille Louisiana is that the property must be outside city limits. Now this does not necessarily mean 20 miles out of town. Great properties can be found near to the city or out in quiet country settings.   Basic...

Buying a home is the largest investments most families will make. As such, I recommend anyone looking to buy a home in Pineville Louisiana should pay for a professional home inspection. With the joy of home shopping comes the onslaught of bills. Between deposits, loan locking, lease termination fees, etc... it seems everyone wants some of the Pineville home buyer's money.    The natural tendency then is to cut corners. Frankly that 300-350 dollars for the home inspection creates a pretty tempting target. But let's examine why EVERY Pineville home buyer should get a home inspection. 1) Buyers fall in love with houses, home inspectors do not-- It has been my experience that buyers typically fall in love with the home they purchase. This is especially true of first timers. Think back ...

The economy is on the mind of most Pineville Louisiana home buyers. After all, the home is the largest investment most families will ever make. Number of homes from 75k-150k-- 85 actives Average number of days on the market--95 Number of homes sold from 75k-150k in the last six months--68  So what do these numbers tell us about the Pineville Louisiana housing market? Generally speaking, any fewer than 180 days points toward a sellers market. With an average of 95 days on the market Pineville home buyers need to be ready to act when they find the right home.   You can almost feel the panic in their voice. Each year sellers call me wondering what will happen if their home doesn't sell in August.  "Perhaps we will sell it in September" coupled with a reassuring grin, is my usual response. Sellers seem to think that the housing market follows the Watermelon season. Best in July, slower in August, and a memory in September.  Yes, I usually expereince a small reduction in call volume as school starts back. But once the kiddos are settled the volume picks back up. Last year I sold a home every month of the year. I can count the number of days that did not feature some business activity on both hands.  If your home is aggressively priced, the buyers will come, regardless of the season!  Need help finding the perfect home in Central Louisiana?   We are hard on our homes. Over time even the most well-built of structures require a little TLC. But with the fast pace of family life most folks delay basic home maintenance. So what does that mean when it comes time to move?  One of the most common phrases I hear out of sellers is "We will fix that when we get a buyer". After all, why fix something now that we might mess up in the next few months? The simple reason is most buyers cannot look past such shortcomings. People are busy. Thanks to my kid's softball game, I strolled into the house just before 10pm last night. Do you think I wanted to"work onthe house" after the late show? Neither will most buyers...  In the above photo the wood is rotton and full of carpenter bee tunnels. Not to mention the wires resemble something out of ...

This home is minutes from town, yet retains a certain country charm.   Most first time home buyers are a bit nervous. As you can tell from this glimpse of the closing table Jamie and Amber have a good sense of humor. I couldn't get Amber to stop laughing long enough to take a clean picture, So closing was a blast. Though Jamie will be packing his lunch for the time being, they secured a nice home that should be a sound investment. Here's to many years and happy memories in your new home!

Am I the only one who likes to attend inspections? It seems I learn something every time I attend one. This week was no exception. My listing is a modest cottage on pier and beam. Due to some soft spots and "leveling issues" we called in a foundation vendor.  It seems installing skirting around the foundation is the WORST thing a homeowner can do. Why you ask? Such skirting blocks the natural air flow. As a result, anything wood (read anything expensive) is going to rot. Home owners attempting to "dress up" their property can be setting themselves up for major repairs down the road. So if you want to protect your home go au natural!

Ready to buy a home in Pineville, Louisiana? Be sure to reserve some money for the home inspection. Clients will often ask if a home inspection is really necessary. After all funds are tight and every dollar counts, wouldn't this be a nice place to save a few bucks? Let's examine how omitting this step can hurt you in the long run. 1) Not all defects are visible-- From the ground that roof looks great, but a closer examination reveals pits from hail storms. Good luck finding an insurance company to cover that dwelling! Missing a defect during the inspection means YOU get to pay for the repair later on. Got an extra 5,000-7,500 bucks for a roof?? 2) An inspection might keep you from buying a money pit-- A few years back one of my clients put an offer on a nice home outside Pineville, L...

Looking for a quick way to give your Home a little more Curb Appeal without breaking the bank? Try dressing up your homes front entry way which is the focal point of your curb appeal. Here are some simple and low cost ways to make this happen: Add a splash of color by painting your front door a contrasting color Clean your front door knob and hinges and give them a little sparkle with some metal polish. This will get all of the dirt and grime off as well as take out some of those scratches as well. Brush off your light fixtures by the door and make sure you have matching and working light bulbs. Always make sure you hang a wreath or swag on your front door to add a little more color and show your personality! Remember, always sweep off your front porch and sidewalk, clip dead buds and l...

Whether you want to be the envy of the neighborhood or draw those buyers to your front door....Having a balanced and symmetrical front entry can help get you there! So how do you do it? Symmetry is not only eye-catching, it's also the simplest to accomplish. From light fixtures to front-door accents they can create a welcoming entryway. Notice in the picture below how this front door is flanked by two sidelights. The black light fixtures not only provide light for safely guiding visitors to the front door, but they also coordinate with the black door and the pair of planters. Complimentary colors along with a classic black accent will definately catch the eye of those potential buyers! and don't forget the flowers for a splash of color!
