  Another short sale closed this week by my short sale team.  Property closed at $67,500.  Negotiated with IndyMac for a short payoff.... no defeciency judgement to the seller.  Marketing went quickly and an offer went in immediately.  We had three weeks to stop an auction on this condominium.  The purchase and negotiations went smoothly right up until closing. Unfortunatley there were title issues that showed up at the last minute.  Back and forth with the old Title Insurance compay and the new Title Insurance company. Buying a House isn't always Smooth Sailing I'm working with a wonderful young couple who have four children and a fifth on the way!  Needing to move to a larger home (duh!) they hired me to help them. The price range is tight and the choices are few that will fit their needs.   After a month a house came on the market that seemed perfect.   The Seller's Agent, a very experienced realtor, told us that the owner was in a nursing home and her children were responsible for selling it.  We made an offer, negotiated it, and...  suddenly it turned out the owner had a reverse mortgage and it was for more than the property was worth!   So now we had a short sale that the selling agent hadn't known about (but should have) and complications started...  so we withdrew. I knew exactly what I would be writing about.  The park I chose is located in Amesbury, MA.... Amesbury Pines.Although the park is somewhat small, there is plenty to do here for everyone.  Located directly accross from Amesbury High School, the park includes baseball fields, a skateboard park, basketball courts, a nice playground with a zip line, picnic areas, open fields, wooded areas covered in pine trees and two nice ponds with Koi.  There really is something here for everyone.I have to say, however, that I am quite partial to Amesbury Pines.  You see, they have one of the most beautiful disc golf courses in the area.The course is an 18...
