The Trend in Home Sales in Attleboro MA - Improving, or...? Home prices in Attleboro on average are falling! Home prices have fallen 10.3% since July of 2009. The current average listing price of homes for sale in Attleboro MA is $255,311, down 2.7% from a month ago. Compare this to the current median sales price of $210,900 - where half of sales are above this amount and half below it. 2 and 3 bedroom homes are selling for less than they were while 4 bedroom homes are selling for more. Prices of 2 bedroom homes are down 2.6% while prices of 3 bedroom homes are down 10.0%. However, prices of 4 bedroom homes are up 7.1% from year ago levels. As a listing agent, one has the responsibility to protect the seller's interest.  But how far should one go to protect? Should you try to keep the buyer's deposit? On a recent transaction, I had a buyer who was purchasing a 2 unit home to occupy one of the units.  He was being financed by an FHA loan.  Per FHA guidelines, the buyer must take occupancy within 30 days.  The condition on the P&S was to have one of the tenants vacate the premises.  The seller was not able to meet this condition by the mortgage contingency date, so I requested an extension from the buyer's broker.  The buyer's broker attempted to contact the seller's agent for two weeks.   The listing agent did not return the calls. Mortgage Rate Forecast for May 12, 2010 Here are some of the events affecting mortgage rates today: What Mortgage Backed Securities Are Doing Today: The price of the FNMA 30-Year 4.5% MBS coupon opened at 101.20 this morning - down 12/32 from yesterday's close. At 9:30 AM, the 4.5% MBS coupon was trading at 101.12 - down 3/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes down, the yield goes up - and so do mortgage rates. Even though today's MBS prices are significantly lower than yesterday's close, yesterday was "Notification Day" which marks the start of settlement for monthly MBSs. But this has little or no effect on mortgage rates. I expect that mortgage rates will be up to 0.125 points or more worse in price this morning as compared to yesterda...

The selling range was a low of $31,250 and a high of $515,000. We have a lot of people asking questions about the new tax credit for home buyers. I have received a number of calls asking for more information about how the second time buyers tax credit works. So the market has a lot of activity, and I have a few more listing coming from people ready to move up. But they want to make sure we price it right to sell it quick so they can buy the next home. That is a change from what I have been hearing over the last year!

I went to Boston today to get involved with REALTOR Day on Beacon Hill! I was a little surprised on the small number of people that get involved? I guess like everything you have a certain percentage of people getting involved. But I decided to do my part and network with other REALTORS, and Legislators. I have been so busy talking to people about the market. I am amazed with as much information that is in the news still the right information is not getting to the people that need the most help! I spend a lot of time to help educate people on the options they have available. Most people are confused about foreclosure and short sale. I can see I am building a great referral business, just by the people that are being sent to me from the long term friends, clients, and past assoications I have made. I get calls everyday from somebody that said I am going to have my friend call you and see if you can help? Ok, May is getting away from me and I have been so busy I haven't had a chance to blog. The mortgage market is still a challenge on some deals. New criteria is stalling the closing process. But the market is going in the right direction. A total of 2 new listings so far in May, 2 more coming in next two weeks. I have 2 buyers with offers on property that we are waiting for bank approvals, but continuing to look for a non bank owned property. 2 more offers waiting for mortgage commitment, should have both approved next week. That is beside the four I have closing over the next 5 weeks. I fell pretty good for just 15 days into the month. And I am working with 2 new buyers in different stage of looking. And yes I wonder how I keep it straight, thank goodness for my datebase to keep me orga...

May is turning out to be a great month early. So far I have one under agreement and a second going under agreement on Monday. I have 2 new listings so far and it is only the 2nd of the month. It has turned into a great market and I have never been busier. I have a few properties go under agreement this week along with getting another new listing. And the buyers I am getting re qualified and ready to buy, the first time home buyers are getting excited about the $8,000.00 tax credit! I hope everybody else is as busy as I am so we can all enjoy a come back!
