There were 130 single family homes sold in Bellingham, MA in 2010 with an average sales price if $282,206 and an average on market time of 96 days. Compared to 2009 where there were 131 single family homes sold with an average sales price of $275,097 and average on market time of 125 days. This represents a 3% increase in sales price and a 24% decrease in time on the market.  A slight improvement year over year for single family homes. Let's hope this trend continues in 2011!

"Sometime" this Summer, FHA will be slashing the seller concession from 6% max to 3%!    In its announcement, the agency said the change would occur in "early summer" after publication of a Federal Register notice and a public comment period.  Concessions of 6 percent are still allowed and will be until FHA announces they're not. Buyers and sellers who have a legitimate need to build concessions into their contracts can still do so, but they need to know that the clock is ticking.   My advice is:  If a home sale deal needs the 6 percent FHA feature, get the contract put together as fast as possible!

  Here is your Bellingham MA Single Family Home Market Report for January 2010. There were 71 active single family homes on the market in Bellingham with an average list price of $339,185 and an average on the market for 156 days. There were 9 single family homes under agreement with an average list price of $199,028 and an average on the market for 77 days. There were 10 single family homes sold in Bellingham MA with an average list price of $319,349 and an average sold price of $314,949.  These homes were on the market for 127 days.  Single family homes sold within 98% of their list price in a little over 3 months!! Such great statistics and proof positive that pricing your home correctly makes all the difference!!

Held on Saturday October 17th from 6-8pm the Pumpkin Stroll is Bellingham's annual kickoff to Halloween.  Kids arrived in costumes, parents in tow, to stroll amongst the carved pumpkins all aglow!  Several businesses from the Bellingham Business Association, including Realty Executives Tri-County, Inc. were standing by to hand out candy and in our case much needed warm hot chocolate on this chilly night. There was local talent as well.  Members from the Bellingham Senior Center serenaded us with beautiful renditions of old favorites. But the pumpkins were the main attraction.  Kids of all ages were encouraged to carve pumkins and deliver them to the town common.  There were prizes for the favorites in several age categories.     This is the 4th year for this annual event and every year ...

Different parts of the country use different search engines.  They use different real estate websites. I just checked out a Hit Router blog by Active Brad and saw something that really didn't surprise me but caused me to say "WHY?!"  According to his blog "over 100,000 consumers searched ActiveRain for Real Estate in specific cities using the "Search For Homes" feature" in April of 2009. Well I checked the graph on his blog and there were virtually no cities in the Northeast?  Philly, PA was there but is anything south of New York really in the Northeast?  (PA people, I know you'll tell me if I'm wrong). Something I’ve discovered on ActiveRain:  You don’t have to be serious to be taken seriously. I just read a post by Alan May.  It was “just a joke.”  But it made me laugh out loud!  To top it off it was a public post and he said we can "relate it to the public." Being one of the few sunny days we've had this summer, I decided to take my two year old son Alex to the newly built Kasper Park at Silver Lake in my hometown of Bellingham MA. I've heard a lot of good things from neighbors about this park but I had to give it the Alex test to believe all the hype. We pulled in and immediately a sing song voice from behind me sang "playground, playground." Was it that obvious? Yup! Kaspar Park is THE playground!
