Sorry for the hyperbole, but I'm trying to prove a point about the media using negative headlines and speculation to counter the positive FACTS about local markets.  My territory is mainly north of Boston, and my rant today is the result of an article published in today's Salem News.                                       North Shore real estate market in flux If that is not enough to scare a potential client from reading on, they have the opening paragraph in bold explaining the negative aspects of both the National and Greater Boston Markets (without facts to back up the statements).                     Home sales are down. I wrote the listing contract September 7, 2009 and it closed yesterday September 3,2010.  There were a few obstacles in our way, but with a great team effort, it got done!! Here are some of the highlights: Listed September 7,2009: Not a great time to be putting a short sale on because if you remember at this point the deadline for the first time home buyer credit was the end of November. Not enough time to attract the first time market. Accepted offer December 31. 2009:  After the tax credit was extended to the end of April things picked up a bit.  We had two other offers but when push came to shove they didn't want to commit to a 90 day period to receive bank approval. Whether you are using a Listing Agent or selling on your own, getting that offer that makes you wonder why the buyer wasted the paper can get your blood boiling.  Close the windows, send the kids to the movies and have your temper tantrum and then send a counter offer with a thank you note.  As a transaction goes forward there are ebbs and flows to both your and their motivation that can bridge even large gaps.
