First-time buyers looking across the river from Boston to Cambridge didn't see much price relief over the past 6 years. Looking back in the January 1, 2007 - March 1, 2007 timeframe we saw that the average sale price of one bedroom condos was $363K. Fast forward to 2013 and add 20% and that is where you find the average one bedroom condo in 2013 - priced at $436K. Given high demand and low interest rates we are definitely going to see a very competitive market in the Spring 2013 time-frame. Make sure you are working with a buyer agent, like Buyer Agents of Boston, that is versed in competitive and multiple bid situations.

Cambridge is a popular city for single-famly and multi-family purchases not only for location and services, but also for return on investment. The average single-family property sold and closed in the January 1, 2007 - March 1, 2007 timeframe went for $1,084K. When we look at average closed prices during the same period in 2013, we see that the average price increased to $1,431K - an increase of 32%. Looking at multi-family properties in Cambridge over the same period of time, we see that in 2007, the average multi-family property went for $755K and in 2013, the average price had increased to $1,096K - an increase of 45% in just 6 years (all info obtained from MLSPIN). Yesterday was a beautiful day in Cambridge. The streets were warm with people walking leisurely through the morning air on the brick walkways that criss-cross throughout the neighborhoods.  Harvard Street is equidistant between Harvard Square and Central Square. The streets are tree lined and yesterday the stately Colonials were  festooned with American Flags. This is a very sweet neighborhood and we were in town to do an inspection.
