I have often said that there is value in buying the ugly duckling.  You know, the house that has not been updated since grandma moved out.  We have all seen them.  With so many buyers today wanting a turnkey home that, at most, requires a little paint inside to meet their preferences, the homes that need some TLC tend to get marked down in valuation (and certainly in demand).  I know I am not the first one to ask, "Why not buy this home with yesterday's features, and upgrade those features to what YOU want, and not settle for those features that someone else wanted?"  I know I have seen plenty of nice kitchens find their way to the dumpster, because it wasn't exactly what the homeowner desired in the first place.  But now this renovator has paid for both the nice kitchen, and the new on...

What a difference a year makes.  In December of 2009, while buyers were scrambling to meet what was thought to be the 12/31 dead line for the first version of the First Time Home Buyers Tax Credit, we saw 14 homes sell at an average sales price of just over $1.12 Million Dollars. These homes had an average time on the market of 227 days.  And the Median Sales price was in the $800's.  Fast forward a year to December 2010 and a paltry three homes sold.  Not a staggering number by any account.  However the three homes sold were priced at $330,000, $975,000, and a whopping $5.525 Million for a stately and recently renovated home at the mouth of little harbor.  So the pricier homes have sold, but the volume lacks that of the activity in the abutting towns. Okay, so here is my not so original comment on New Year's Resolutions.  And I don't think I will be the only one writing about resolutions today.  Frankly, it is hard to avoid someone spouting about New Year's Resolutions on January First.  The various forms of media have been littered with sound bites on New Year's Resolutions all day.  It is on the web, blogs, the TV news, radio, news papers, etc.  I will admit I did take the time to listen to some of it while I was out showing some condos earlier today.  Eventually it became white noise. Cohasset, MA the former fishing village located along the rocky coast of Mass Bay continues to show signs of life in it's Real Estate market.  The number of homes for sale in Cohasset that the sold in this past November equaled the number of homes sold in the same month a year ago -  a whopping three!  However the number of homes that went under agreement this month tells a much more compelling story! In Nov. '09 Cohasset saw three homes sell at an average sales price of $1,053,333  The break down of this number is a better guide, since it is made up of a $400K, a $700K and a $2 Million dollar sale.  And much the same can be said for this past November, where three homes sold at an average sales price of $896,667.  This is drived from sales of a $500K, a $700K and $1.5 Million dollar sa...

Prices Up, Volume off Slightly, DOM Way Down Cohasset, one of the South Shore's premier towns, continues to show improvement in it's real estate market.  October saw Five homes sell at an average sales price of $758,200 with an average time on the market at roughly 99 days.  This is a favorable comparison to the seven homes that sold at an average sales price of $591,557 taking an average of 294 days to find a buyer, in the same period a year earlier.  These are relatively strong numbers compared to neighboring towns.  The other item to note is that 5 of the 7 homes that sold, sold for under $750,000, near the median price for the community. One of the many great benefits to living in Cohasset are the Stunning Views from along the rocky coast!  Many of us often drive the long way home to simply take in the fabulous views we are ever so fortunate to enjoy.  The views of Mass Bay are as captivating on beautiful summer day in July as they can be amidst a Nor'easter in the dead of winter.We are even more lucky to have access to the water via the Cohasset Sailing Club. The leaves are falling, school has started, and fall sports are in high gear here in Cohasset.  The last 30 Days in Cohasset have seen 8 homes sell at an average sales price of $1.16 Million.  Three of the homes are in the $2 Million range, and four of them sold for under $500,000 Looking at the previous year,  month over month, last year saw only 5 homes sell at an average of $988,600 with 3 of the 5 sold homes selling below $520K  The "take away" here is the improvement in the price of homes that sold year over year and the volume of seven figure homes sold.  The market is showing that the homes that are accurately priced, even in today's market environment, will sell, and sell quickly.  But in more quiet market like today, pricing is key, if not the largest component to the equation....

Newsweekmagazine has listed its yearly top high schools around the country.  Cohasset, MA was ranked 8th out of 27 Massachusetts high schools.  Other notables were: Norwell (12th), Milton (13th), Sharon (19th) and Hingham (26th).   Newsweek ranks schools by taking the total number of advanced placement, international baccalaureate or Cambridge tests given in 2009 and dividing it by the number of graduating seniors.  Congrats!
