Dover produced 54% of it's sales in the second half of 2009 or 28 sales as recorded through MLS. The total MLS sales for 2009 was 49 properties.The days on market have substantially climbed over the last two years, compared to its surrounding neighbors of Needham and Wellesley. The absorption rate is high in such a small market that covers a very large price range, 2009 was $101,000 to $9.5M. Dover offers an excellent school system, hundreds of acres of trails, a growing community of activities for both young and old and readily accessible via train(stops in Needham, Wellesley and Westwood) and car (close to major routes). The rail line running through Dover and into Needham has been decommissioned since 2008. There appears to be an active group researching the viability of creating a bike trail along this seven mile run of line. It seems as though owners, Bay Colony and MBTA, may be in agreement over this conversion. The main group investigating this operation is "Needham Bikes" headed by bike enthusiasts. The formulation of this new project is "The Bay Colony Rail Trail Project". Since rail to trail projects have been completed in other Massachusetts communities, there is lots of inspiration out there to gain insight and help formulate the project. Something to watch and see. New swans arrived to the pond on Wilsondale Street this morning and one seems to be on the run. The owners just drove them back from PA and let them loose this morning. It's a beautiful sight seeing them frolicking about. The vast number of wildlife hungting for prey at night took the two previous swans. These new owners were hoping for a smoother transition. If anyone happens to be walking the trails of Noanet Woods or Hale Reservation and sees a stray swan please call Gray at 508-785-1128.

The Pinnacle Report has been a longstanding real estate new review produced by Pinnacle Residential Properties, authored by Elain Bannigan. The report officially began as a review of the Wellesley market and has expanded over the years to include Weston and Needham with the most recent addition of Dover. The latest report published September, 2009, Volume 3 takes a look at the market in Dover (and Needham) from January 1, 2009 through July 31, 2009. Dover sales were slow compared to previous years, down 36% for closed sales transaction volume. Needham, however, remained consistent. One must address the volume of inventory available between the two towns to see the difference and reasoning in the sales activity. We saw three offers on a house just put on the market this weekend. It is selling as asking. Finally buyers are beginning to step and take notice of some of the great values Dover has to offer. We can also attribute this quick action to value pricing.
