The other night my wife watched part of a television special on the brain.  She said they had the viewer do a fascinating experiment while watching the show.  The TV screen was full of small, active, blue dots.  Then three larger stationary yellow dots were placed in the center of the screen forming a triangle.  The viewer was told to focus their attention on the center of the triangle and on the blue moving dots.  Within a very short period of time the yellow dots started to randomly blink and disappear.  However, when she shifted her focus off the moving blue dots to specifically look at the yellow ones, the yellow dots were actually still there.  They were not really blinking or disappearing.  Apparently, because her vision was so busy focusing on the active blue dots, the yellow one...

People keep asking me whether this is a good time to buy. I am presently with over 20,000 of my colleagues at the National Association of Realtors Convention in Orlando and that topic has come up in numerous sessions. David Knox, a well-known real estate expert, speaker and coach said it this way: "In three to five years, people are going to look back on this time period and say ‘I wish I had bought back then." Here's why: Inventory is high Prices are low Interest rates are historically low Sellers are motivated There is abundance of bank-owned property Banks ARE making loans to qualified buyers For first-time homebuyers, there is a $7,500 tax credit from Uncle Sam As for Cape Cod, this time of year is especially favorable for buyers. Many sellers have decided to sell and do not want to...

I have just finished the first day of the Accredited Buyer's Representative classthat I am taking as a preliminary activity to the National Association of Realtors convention that gets under way officially on Friday. Last year in Las Vegas, the NAR convention served as a springboard to what has been a surprisingly good year. Needless to say, I'm hoping that this year's event is equally helpful. I am taking the ABR class for two reasons. First, having the certification will add more credibility to my marketing efforts. Second, and more important, is the fact that over 60% of my sales this year have been with buyer clients. This is the exact opposite of what my business plan called for. Since I believe that 2009 will be much the same as 2008, this class should be helpful to me. "Knowledge...

How many people get to:Drive their kids to school every morning so you can start their day with a laugh and positive comments?Drive by the beach and watch the sunrise every morning?Occasionally take a heated, enclosed ferryboat to an island, where there is a comfortable house and more beaches?Look for seals, watch the gulls, see the colors in the trees surrounding a picturesque New England shoreline? Falmouth, MA is reputed to have more waterfront than any other town in the United States. It is one of the largest towns on Cape Cod, and I think it is the best year round town to live in or visit. You can get a great meal year round, shop, and stroll the beaches. Lately, I have been reminding myself that I get to live in a place that people come to for vacation. It has all that a big city has...

The chart below is a visual representation of single family home sales in Falmouth MA over the last 10 years.  As can be seen, there was definitely a peak in 2006.  Since that time there has been a steady decline in the number of sales. Well, is this good news?  Many real estate analysts say that real estate works in 10 year cycles.  So it the peak was in 2006, we must be at or near the bottom of the downturn.  When you add in the lowest interest rates in awhile and the availability of foreclosed properties, there are some opportunities to buy at good values - even in the current turmoil.   So if you are considering Falmouth as an investment or as a place to settle down, now is the time to get a good real estate broker, or an agent if you can't find a broker, to "bird-dog" for you.  I r...

"America the Beautiful" author was born in Falmouth, MA This year we celebrate the 149th Birthday of Katharine Lee Bates, born in a house on the Town Green in Falmouth on August 12,1859. Her father was the pastor of the Congregational Church right around the corner. The house is maintained by the Falmouth Historical Society   ( www.falmouthhistoricalsociety.org ), and may soon be on the market. Miss Bates moved to Wellesley and graduated from Wellesley College in 1880. She was a professor at the college until 1925. Katharine wrote the poem "America the Beautiful" after a trip to Colorado Springs, CO in the summer of 1913. She is quoted about her inspiration years later stating.... "One day some of the other teachers and I decided to go on a trip to 14,000-foot Pike's Peak. We hired a pr...

Cape Cod, MA: Life on Vacation Cape Cod, a very unique 400 square mile peninsula, with 115 beaches, 41 golf courses, 50 miles of bike trails, with 15 communities, each offering a complete vacation and year round experience. Two years ago, it was very difficult to find a home under $300,000, but that is not the case today, and this news is drawing more and more 2nd home buyers, who can easily generate rental income if they wish. Here in Falmouth, where I sell and list real estate, ( www.peterhawley.com), the beaches are dotted with people on vacation as well as locals, who enjoy the sea shore every day.  Summer is not the only time when people spend time on the Cape. Due to the mild climate, after Labor Day new visitors appear. Mostly those who are "empty nesters", traveling retirees, an...

Many customers aren't aware, but there are 2 Multiple Listing Services (MLS) on Cape Cod for Cape Cod real estate.  One is the traditional one that has been here since the pilgrims started selling houses between each other, and the other is from "Off-Cape" and is working hard to "annex" the Cape into its massive database.  My company has been a member of both for the last ten years, but many companies on the Cape are members of only the Cape Cod and Islands MLS and not the Property Information Network (PIN). Both are normal MLSs and both have a lot to offer.  Neither has such a fantastic system that it towers over the other.  Cost to the members is probably the only real difference between the two.  Of course they will both say they have the "best" this or that in their system, but only...

Who is moving to Falmouth, MA A recent survey concluded a large number of buyers are those making Life Style Changes, seeking to telecommute and work from their home base. They may commute to Boston or New York and beyond to meet with clients for a few days returning to spend the rest of the week on Cape Cod. I was one of those mobile world travelers, leaving Monday mornings to my office in Canada and then working my way back to the Cape. Those who are close to retirement or those who have retired make up the largest influx of buyers, most have vacationed for years in Falmouth, know the community and have strong social ties here. Some may also own property further South and stay here from Spring to early Fall. Next are those who wish to have a second home on the Cape, a short distance f...

The monthly condo fee is often a stumbling block for buyers considering the purchase of their first condo. In the current market, where the high inventory of single family homes has lowered prices so that buyers have the option of choosing between a condo and a house, they tend to see the condo fee as a "savings" if they buy the house. This could not be futher from the truth. Everything that is included in the condo fee is usually an expense that they would have with a single family home or they would have to do the work themselves. Using FalmouthPort, a well-run, mature waterfront condo community in Falmouth, MA as an example, the monthly fee includes the following: exterior building maintenance, roof and septic system management, landscaping, lawn mowing, snow plowing, show shoveling,...

The sun was shining so much that everyone who could get burned - did.  The cloudless sky was filled only with ospreys going to and from a nearby pond to catch fish for their ospreyettes, and an inadvertent flyby of some jet fighters on their way to Otis.  Today is 6/7/8 and my second daughter has graduated high school.  The speakers were positive, outward focused and contentious with their time.  The night before I attended the "awards ceremony" where scholarships were presented.  This small community provided almost $310,000 for kids to continue their education in college!  The amounts ranged from $100 to a $30,000 four year scholarship!  I was not only proud of my daughter and the awards she earned, but I was provided a non-partisan, apolitical look into the generosity of this great c...

A sure sign that summer is coming is when the community calendar on the Falmouth Chamber of Commerce's website starts to fill up. In addition to the fact that Falmouth has more miles of shoreline than any other town on Cape Cod, the wide variety of daily activities and special events make it an incredible place to vacation or own property. Check the following link to see the schedule as it stands today: http://www.falmouthchamber.com/more/calendar/local It won't be long before this pastoral scene at Old Silver Beach in North Falmouth is once again playing host to people from far and wide who come to enjoy Falmouth's beautiful sandy beaches.

Well, despite forecasts of rain all day, the sun shone.  I was able to mow the yard, and fix a swing for the kids, and work on the dock, and then watch the Celtics and Red Sox win. Falmouth is an interesting location.  So often the forecasters predict bad weather and then the storm moves to the north of the Cape Cod Canal or South of Martha's Vineyard.  We have nice weather more often than not - even when they say it won't be.

There are 60 units on the market today (May 12, 2008). We have been averaging 3.3 sales per month for the past six months. Our absorption rate (the amount of time that it would take for all condos presently on the market to be sold) is now at 18 months. Since a balanced market is around 5 months, this strongly favors buyers. Condominiums are selling for 86.7% of their original list price. Condominiums are selling for 92.14% of the list price at the time of sale. Buyers are more demanding the longer a unit is on the market.  Here are some statistics by price range:                               0-299,000        300,000-399,000         400,000-499,000            500,000+ Listings                       19                        18                               10                         1...
