Falmouth, MA Real Estate News

I am going to the Century21 International Convention in Orlando from Thursday night through Saturday and came to Florida a few days early to visit friends in Naples. The stories in the newspaper about the local market make me feel right at home:Agents are seeing a great deal of activityHomes under $300,000 are sellingSingle property home sales were up in January 2008 over 2007Sellers (most sellers anyway) have come to the realization that if they want to move their property they will have to move their priceIt's a great time to purchaseSince both areas have strong second home markets, it's not too surprising that I would see similarities. It's actually reassuring, however, since the national real estate statistics (sales down 0.4 percent and median price down 4.6%) continue to be negati...

Ok, so I am not the best when it comes to keeping track of where my marketing dollar goes.   I am an emotional purchaser of marketing stuff and ads.   Would love to be more calculating, more interested in demographic and just plain more concious of whether my advertising dollar is going to reap returns...but I am not there yet.   I am a "do gooder" by nature.   Non-profit, save the world social worker type who fell into real estate by accident and a high desire to decorate other peoples homes... Who knew I would be so successful...even tho I spend my money hap hazardly.   So I invested last year in a alumni magazine for my high School which is 70 miles from CApe Cod because the sales lady was persuasive.   They needed the money to put together a magazine that extolled the promise and ex...

There is a lot to like about Falmouth, MA, but tonight I appreciate one aspect of living in this seaside community on the upper part of Cape Cod.Yes, it's easy to like Falmouth because it has more miles of coastline that any other town on the Cape, it has great beaches, a vibrant business community, a rich arts scene, or an outstanding school system. But the aspect of Falmouth that I am appreciating at the moment is its location on the upper Cape and its proximity to off-Cape cities like Boston and Providence. An evening in either city is just over an hour away. It's great be able to enjoy the "big-time" amenities that can only be found in large cities, and then escape the hustle and bustle by driving over the bridge and returning home.A few years ago the Chamber of Commerce launched a ...

The Falmouth, Massachusetts' annual Christmas parade helped kick off the 2007 holiday season on Cape Cod December 2. The theme of the parade was "Christmas Legends" and the float entered by Century21 Cape Associates was based on the movie "It's a Wonderful Life." In spite of 23 degree temperatures, both sides of the street were lined with people as the mile-long parade went by. Everyone had a great time, but the returning to inside warmth also felt great! The Century21 Cape Associates parade team!

The holiday season moves into full gear this weekend as the Chamber of Commerce and local residents begin their "Holidays-By-The-Sea" series of events. Caroling, a pancake breakfast, and the annual Christmas Parade on Sunday at noon are all part of the big kick-off weekend. Century21 Cape Associates will have a float in the parade as will the Falmouth Rotary Club, a local service club that I belong to. The headline in today's USA Today prompted me to post this information. The headline: "Home prices plunge further: Declines likely to go on as sales fall." Since all real estate is local, I thought I would post the following report. It is reprinted directly from the Barnstable County (Cape Cod, MA) Registry of Deeds website and it gives a good overview of the current housing market on the Cape. VOLUME FLAT, VALUE DIPS!Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in October 2007 was down 0.2% from October 2006 volume and the total value of sales was up 3.5% from the previous year.  The median individual property sale value was down 7.6% from the previous year.  There was a 28.1% decrease in the volume of mortgage activity from October 2...

I don't know if you are experiencing the same thing, but activity in the Falmouth, MA (upper Cape Cod) area has picked up substantially in October. After a slow summer where buyers looked but didn't act and many sellers were holding fast on their higher listing prices, it seems that many buyers have decided to act and the sellers are more willing to negotiate. Since we all know that a house that is priced right will sell, this is good news for the housing market on Cape Cod.What is happening in your market area? Here's a sample of great year-round retreats that are available. This renovated home is located on a wooded site, has three bedrooms, and is less than 3/10 of a mile to a fresh water beach. The asking price is $265,900. In 2005 there were no homes in Falmouth for less than $300,0...
