People want to do business with successful people.  With every pre-listing presentation package that I prepare, you’ll find many inserts that display the individual, team and office production for Lorraine Kuney, The Kuney-Todaro Team and RE/MAX Executive Realty. Pie charts are the simplest way of reflecting that information.  I prepare one for Lorraine’s individual listing production and one for her closed transactions.  Lorraine will finish this year with 55 closed transactions in 2012.  That’s a banner year, in my book. Our office production is well beyond what any other office has achieved in 2012.  We have over 50% of the production in our marketplace.  Our team is consistently in the top 25 in New England.  The original list is included in every pre-listing package.  This produc...

The Kuney-Todaro Team Ranks #7 in New England For October....#6 in Massachusetts         The Kuney-Todaro Team has been pushing it to the limit as we approach the end of 2012. RE/MAX of New England has announced the top 25 teams for the month of October, and The Kuney-Todaro Team ranks #7 for that month in New England and #6 in Massachusetts.   The Kuney-Todaro Team members are listing agents, and our inventory has moved to the closing table very rapidly in the last half of 2012. The team members are: Tammy Todaro, who is a buyer’s agent; Nina Rogoff, who is our Sharon MA agent; and Lorraine Kuney, who is the team leader and the #1 Listing and Selling agent in Franklin MA. The Kuney-Todaro Team is a mighty force in the real estate community of Franklin MA.

Listing real estate is a team sport, but as with any team, there can only be one leader.  The captain of the team is the one who calls the plays.  The listing agent is the captain of the real estate team, and the season looks grim when the players do not take the lead from their captain. How many times have you given a listing presentation and the seller has a mind of his own when it comes to price, showing instructions and cooperating with the necessary inconveniences that will result in a sale?  Every listing agent wants the same result as every seller, and that’s a sale.  It takes teamwork to reach that last stop at the closing table. There’s no point in reinventing the wheel.  We all know what is required to sell a home in our marketplace.  If the seller is not following your instru...

Getting A Subdivision Off The Ground in Franklin MA Marketing a new construction subdivision is a task that requires constant attention. This is not a task that will happen without a plan in place. The first step is to get the project “off the ground.” There are no houses up. The foundations are not in the ground. The lots are not cleared or ready for construction. There’s a road in, and there are woods that border the road. The first step is to start your marketing with a “loss leader.” This is a price that is several thousand below the starting price for the first two homes. You need two sold signs for construction to begin because the bank will not give you money for a spec home. Once you have two homes under agreement, the bank will have faith in you and your project. The prices can...

What Is The Process For Buying A New Home in Franklin MA?   How do you buy a new home? It’s quite different from buying a resale property. With a resale home, what you see is what you get. With a new home, there’s usually nothing to see. It’s dirt; it’s a raw lot; and it’s waiting for the right home to be built on it and every lot will not accommodate every type of home. The first step is to select the right subdivision. If you’re planning on building a 2,000 s.f. home, you should be looking at areas where there are other 2,000 s.f. homes. The builder is not going to build a small home in an area of homes of a greater magnitude. Now that you know where you want to live, hire a buyer’s agent to call the listing agent and collect all of the brochures and written material that’s available....

New Homes Are Selling In Franklin MA…It’s A Sign Of The Times!! It’s a sign of the times!!  Builders of high end homes are now scaling down the magnitude of their creations.  What was previously a 4,500 s.f. colonial is now a 3,000 s.f. dwelling.  The price what the market will bear and is not conducive to building a luxurious dwelling. Smaller homes are in demand.  Again, it’s a sign of the times.  A buyer is not interested in pounding his chest because he now is the proud owner of a high end, luxury home of 5,000+ s.f. with all of the bells and whistles.  He’s thinking about the future and if he will be able to afford this new home if they’re living on one income; will they be able to sell it if they need to; and will they be upside down if the market tanks again. There is a demand fo...
