The view from my client's new home on Spinnaker Island overlooks a private marina, a sliver of the Hull mainland, and then Massachusetts Bay to the north from the southern end of Boston Harbor. Across the water lies Graves Lighthouse, and further north, he can see Boston Light, as well as the shoreline from Nahant to southern Boston to Marblehead. He can also see the marina area to the south from his kitchen window on the other side. The top picture is a photo looking toward his kitchen window from the north. On Saturday, March 12, 2011 The Hull Life Saving Museum will host The 32nd Annual Snow Row.  The race starts at noon with the coxswain’s meeting at 11:30 AM.  The event starts at The Windmill Point Boathouse, 185 Main Street, Hull, MA 02043.  The event is free to the large number of spectators, and a mere $20 to participate. Condos for Sale in Hull, MA continue to show some resilience in the final quarter of 2010.  However volume leaves a bit to be desired, but some improvement is starting to gain traction. In the 4th quarter of 2009 we saw a meager two units sell at an average sales price of $165,000 or $181 per square foot.  However we have seen three units sold in 4Q2010 at a slightly higher average sales price of $385,833 or $250 per square foot.  Condo sales remain soft in Hull, MA but in the last several months we are seeing more activity.  Hull has a great mix of condos for sale, many of which have water views, and vary in price across the board.

Weekend Ferry service may return to Hull, MA’s Nantasket Beach this summer.    Service would run between Boson's Long Wharf and Steamboat Wharf in Hull.  Water Transportation Alternatives Inc., which does business as Boston’s Best Cruises, was the sole bidder on a request from the Town of Hull for ferry service runs between Steamboat Wharf in Hull, MA and Long Wharf in Boston, MA.  Steamboat Wharf is located on the Bay side of Hull just across from the Paragon Carousel and next to the famed Jake's Seafood & Restaurant.  This is a short walk to Nantasket Beach, and the many good eating establishments along Hull Shore Drive.   Last year Hull attempted to restore a summer ferry service to Nantasket Beach but efforts failed.   I for one, commend The Town of Hull for attempting to restore t...

Well the Hull Single Family housing market showed some mixed, yet fairly positive, results for the last month of 2010!   December saw seven homes sell which equals the same number of single family homes that sold in the same period in the prior year of 2009.  However the average selling price dropped from $374,057 in Dec. '09 to $219,771 this past December.  Not to add insult to injury, but the median sales prices slid as well with the median price falling from $354,000 to roughly $250,000 year over year.  However time on the market did shorten from a 148 days to 136.  The take away here is the volume and the time needed to sell have improved, but pricing is still a key variable.

The Hull Condo market showed that it has continued its anemic pace turning in only one more sale this past November than in the same period one year prior.  Even with volume doubling, from one unit to two sold units, prices remained firm, or withing a ten percent band.  The one unit that sold in Nov. '09 sold for $150,000 or $198 per square foot.  And that is in line with the two units that closed this past November at an average sales price of $211,250 or $173 per square foot. Although we are not dealing with enough sales volume to draw any conclusions, I do continue to see good interest in the condo market in Hull.  My own listing which can be seen at http://45hullshoredrive108.ePropTour.com, is drawing great attention.  I would suspect that this remains true through out the Hull cond...

The holiday slow down is upon us as is typical this time of year.  This has been a favorite time of mine as it is a good time for both buyers and sellers to come together on a transaction.  Anyone looking in the market at this time of year is usually a serious buyer or seller.With the First Time Home Buyer Tax Credit in full gear at this time last year, Hull saw 15 homes sell at an average sales price of $361,960 in November of 2009.  Now a year later without the benefit of the tax credit, we have seen demand slip but prices remain at the year ago levels.  For the past November we saw only 3 homes sell in Hull at an average price of $369,000  Average time on the market stayed flat at roughly 190 days to complete a transaction.Hull remains an area of great value on the South Shore, with ...

Prices Up, Sales Volume Stable A fall walk along Nantasket Beach can be something to remember.  The color of the ocean, and the sky are a different shade of blue, the lighting is awesome.  We often all think of Nantasket Beach as a great escape from the heat in the middle of Summer.  But Hull has so much more to offer, and you owe it to yourself to come and find out for yourself. The Hull real esate market offered up some mixed results in the month of October.  We saw seven single family homes sell at an average sales price of $367,361.  It did, however, take nearly 268 days on average to find a buyer for these homes and this is up from 133 days it took in the same month last year.  The sales price compares favorably with the nine homes that sold last October at an average of $320,000. ...

The summer beach days of Hull's famed Nantasket Beach are behind us for 2010 and fall has arrived.  Hull's real estate market last month turned out 14 sold single family homes at an average sold price of nearly $279,000.  It took nearly 123 days to find a buyer for these homes.  The number of sold homes for the same month, year over year has increased by two from 12.  And the time homes took to sell decreased from 134 days.  However the average sales price is way off from the average sold price if $447,871 in September 2009.  The lower end of the market in Hull continues to attract interest and sales are coming out of this segment.If I can answer any questions you may have about the Hull Real Estate Market, please let me know.  You can find my contact info on my profile.

Mortgage Rate Forecast for August 25, 2010 - Improving, or...? Here are some of the events affecting mortgage rates today: What Mortgage Backed Securities (MBS) Are Doing Today: The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.94 this morning - the same as yesterday's close. At 9:30 AM, the 4.0% MBS coupon was trading at 103.04 - up 4/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes up, the yield comes down - and so do mortgage rates. I expect that mortgage rates will be up to 0.125 points better in price this morning as compared to yesterday. The Trend in Home Sales in Hull MA - Improving, or...? Home prices in Hull on average are falling - but not by much! Home prices have fallen just 0.8% since July of 2009. The current average listing price of homes for sale in Hull MA is $513,983, down just 1.0% from a month ago. Compare this to the current median sales price of $297,500 - where half of sales are above this amount and half below it. Prices of 1 and 3 bedroom homes are up from year ago levels while prices of 2 and 4 bedroom homes are down. Prices of 1 bedroom homes are up 14.7% while prices of 3 bedroom homes are down 6.6%. Prices of 2 bedroom homes are down 14.6% while prices of 4 bedroom homes are down 9.2% from year ago levels.
