Bidding wars and sale prices above asking?  Must be talking about the JP condo market!  As we had seen over the past, the JP condo market is very strong - anticipating this trend to continue well into 2015.

Looking at the data from MLSPIN with regard to JP condos - prices are up 10 percent from 2007 levels and the average sale price is over the average list price in 2013.

Chocolate in Jamaica Plain Valentine's Day is just around the corner. Would you like to find some excellent chocolate in Jamaica Plain, MA?  Well, look no further. Brad Brown, owner of the Blue Frog Bakery at 3 Green St., is here to satisfy that craving. His chocolate is one of Jamaica Plain's best kept secrets because it makes a rare appearance only twice a year: Christmas and Valentine's Day. Am I the ultimate chocolate connoisseur? No. Do I love me some good dark chocolate? You betcha. Do I like boxes of assorted chocolates? Not usually -- until I tried the chocolate at Blue Frog Bakery. Over Christmas, I tried one of Brad's coconut-filled chocolates. Coconut-filled chocolates are usually the first boxed chocolate I spit out. But this one wasn't filled with the usual sugar coated wad...

(Centsable Inspection)
A Jamaica Plain MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase. A standard home inspection in Massachusetts is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks inherent in the purchase of property and a home inspection is inherently limited in its scope and depth. The information gained from home inspection conforming to the Massachusetts Home Inspector Standards of Practice may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved. Best Bakery in Boston - Canto 6 Cafe in JP If you've never been there - you are seriously missing on best sandwiches, croissants, baguettes and pastry you can get in Boston. If you've ever stepped in this place just once - you know what I'm talking about. Canto 6 is a small bakery tucked in on a corner of Green street and Washington st in Jamaica Plain, close to Green Street T stop on Orange line. You really have to know it's there, it's easy to miss. It's right across the street of Police Station (if that makes it easier to find). Once you step in you feel the divine aroma of freshly made bread and pastry. You see an array of goodies on the shelves, and it's hard to make a choice. Yet it's easy - because anything you order will be great. Mouthwatering, fresh out of the oven, irresistib...

Jamaica Plain Condos Deal of the Week Written by Dave Brose on September 22, 2010 - 0 Comments Deal of the Week, Featured Real Estate, Jamaica Plain (Edit) Jamaica Plain Condos Here is classic example of some initial overpricing that has now turned into an incredible deal. Started out on the market at a VERY high price and the owners have been inching the price down over time. Unfortunately forr the sellers this means it has “fallen off the radar” for most buyers and their agents. Now its about 20k undervalued and it’s a ‘Screamin’ Deal! but people have stopped looking. I predict whoever grabs this will be getting one of the years best values in Jamaica Plain Condos 15a Round Hill Street, Unit 1, Boston, MA 02130 (MLS # 71116141) (all data current as of 9/22/2010) Price $249,000 Beds 2 ...

There's nothing I love more on a Saturday afternoon then taking a stroll through JP and looking at some amazing Jamaica Plain homes.  Oh dear, that's a lie.  I do love something more, (my apologies to the Jamaica Plain homes), I love taking a buyer out on a Sunday afternoon for open houses to help them purchase some Jamaica Plain homes!  Yes, "some" it's a buyers market isn't it??   Jamaica Plain homes have a spectacular mix of architecture ranging from the late 1700s to today, with a large number of the JP (as it's known locally) homes having been built in the 1800s.  On a walk around the Jamaica Pond, you'll see styles from Queen Anne Victorians and Mansard roofed Second Empire styled mansions alongside Tudor and Georgian homes.  Back further in the neighborhoods off Centre st, you'...

When I first moved to Jamaica Plain, I thought to myself, “self, this is a pretty swell jam you've got going here. There are tree-lined streets aplenty, a beautiful pond with walking and biking paths, and an irish pub at the end of your street that pours the single best Guinness you've ever tasted. I love Jamaica Plain! Keep it up self, keep it up.” And myself did. I've been in JP for 5 years now and can't imagine leaving. I also can't imagine teleporting, but that's not to say I have a weak mind. It's just, teleporting, wow, how could THAT ever happen...but I digress... Jamaica Plain, or JP as it is known locally doesn't necessarily have a history of being a "go-to" destination for a culinary experience, but as a JP local, I find that there are several great choices, whether you're l...

Cabot Estate - Boston's Premier Gated Condominium Community Jamaica Plain, affectionately known to locals as "JP," is one of the greenest neighborhoods in the city of Boston.  It is surrounded on three sides by large tracts of forested open space and shares its western border with the town of Brookline. Snuggled amidst the famed "Emerald Necklace", the picturesque Jamaica Pond, the nature-lovers' Arnold Arboretum, the impressive Franklin Park and zoo, and the historic Forest Hills Cemetery, JP is an outdoor oasis. Second only to all the natural beauty of JP is its abundance of architectural intrigue. The "neighborhood" hosts a number of spectacular Victorian homes on Sumner Hill. Stately mansions line Jamaica Pond and nearby streets. Jamaica Pond, a natural kettle hole formed by a glaci...
