The first quarter of 2015 in Massachusetts was impacted by record-breaking snow fall.  While the weather has now warmed up, it would seem that the real estate market for the first quarter of 2015 in Mansfield was impacted by the weather. Here's a look at the total single family home sales for the first quarter in Mansfield MA for the past five years.  First quarter 2015 saw the same number of sales as in 2013 but less than 2014, which saw the highest number of sales over the past 5 years.  Inventory has remained low, impacting overall sales.  Prices for single family homes in Mansfield during the first quarter 2015 were also seemingly impacted by the record snow early in the quarter. 2015 prices were down from 2014.   What does this mean for the Mansfield MA Home Buyer?  Although there w...

The weather may still be cold but the Mansfield real estate market was getting warmer in February.  Average sales prices have increased compared to February 2014, while number of sales are even.  Inventory of homes for sale remains low. Here's a look at the total single family home sales for the month of February in Mansfield MA for the past five years.  February 2015 saw the same number of sales as in 2014 and 2011, bu not as many sales as in 2012 and 2013.  Buyers were still out looking in spite of the record setting snow. However, overall inventory has remained low, impacting overall sales.    Prices for single family homes in Mansfield during February 2015 were higher than all of the prior four years. Once again, the limited inventory has increased competition among buyers and drive...

The January 2015 Mansfield MA Home Sales report reflects the winter weather we had in January and into February.  Average sales price has remained about the same compared to January 2014, while number of sales are down.  Inventory of homes for sale and weather have likely impacted both. Here's a look at the total single family home sales in January in Mansfield MA for the past five years.  January 2015 saw a decrease from the same month in both 2013 and 2014.  The harsh winter and six-plus feet of snow we have had likely had an impact both on Sellers deciding to list their homes and Buyers out looking for homes.    Prices for single family homes in Mansfield during January 2015 were flat compared to January 2014. What is interesting, however, is that while January 2012 and 2013 had high...

The 2014 Mansfield MA Real Estate market reflects what we have seen in our other markets.  Decreasing inventory continues to drive down the total number of sales but drives up the average sales price. Here's a look at the total single family home sales in Mansfield MA for the past five years.  2014 saw a decrease in total number of sales from 2013.  Last year's sales were also  down slightly from the 2012 numbers.  However, Mansfield home sales in 2012-2014  were all significantly higher than those in 2010 and 2011.  Prices for single family homes in Mansfield, however, were significantly higher in 2014 than in all previous four years. The average sales price in 2014 came in at $419,709.00 compared to $364,450.00 for 2013.  Homebuyers continue to see Mansfield as an attractive community...

The real estate market in Mansfield cooled down along with the weather in November.  The approach of the holidays has some people putting off their home search and also has sellers waiting to list their homes until after the new year.  Traveling to visit family or hosting the holidays puts a cramp in everyone's schedules. This seemed to be the case in Mansfield during November 2014, where sales declined from 11 homes sold in November 2013 to 7 homes sold in November 2014.  However, a look at the numbers reveals that November generally does not generate a large number of Mansfield MA home sales.  The highest number of sales in the past 5 years was in November 2012. Average sales prices for Mansfield MA Single Family Homes were up in November 2014 compared to 2013. However, the November 2...

Last month I added Mansfield MA to my list of monthly market reports.  Mansfield has become increasingly popular with many of my Canton and Sharon buyers as a more affordable alternative, without giving up amenities like excellent schools, accessibility to the commuter rail and availability of outdoor and cultural opportunities.     Octoer 2014 saw an increase in sales in Mansfield compared to October 2013.  As we enter the late fall, real estate activity tends to slow down as people prepare for the holidays and hibernating during the cold weather.  However, buyers still are out there looking and homes continue to sell.     Average salaes price for October 2014 were down slightly from last year.  However, if you look at the average sales price for the past three years, prices have remai...

Another Satisfied Homebuyer: Congratulations to the New Owners of 27 Fulton Street, Mansfield, MA   These home buyers found our website through LinkedIn.  What started as a networking meeting resulted in new clients.  You never know where your next client will come from!   These first time homebuyers were realistic in what they wanted and what their price range would get them.  It's always such a pleasure to work with such prepared buyers!   Focusing initially on Canton, Dedham and Norwood, these buyers faced the same lack of inventory that we have seen all spring.  We submitted a few offers but faced multiple offer situations on more than one occasion.  Unfortunately, the homes we found, while in their price range, were at the top of their price range, making it a little difficult to b...

Another Satisfied Homebuyer: Congratulations to the New Owners of 164 Old Elm Street, Mansfield, MA   These home buyers found our website through an online search.  They were relocating from New York and needed an agent to help them navigate the different towns in their search area, as well as provide guidance to them as first time home buyers.     One of them was going to be working in Providence RI and the other was working in Cambridge so a home in the middle was their goal - with proximity to the commuter rail line that runs between Providence and Boston.   Focusing initially on Canton and Sharon, these buyers faced the same lack of inventory that we have seen all spring.  We added Mansfield as it provides a great alternative, with excellent schools and the same commuter rail line t...

I am pleased to announce that I've added a new team member to help better serve clients throughout Norfolk County and northern Bristol County!  Please welcome Attorney Matthew M. Cummings to my team! For some time I had been thinking of a way to provide even better service to my clients, some of whom have expanded their home searches into northern Bristol County towns like Mansfield and Easton some of the southern Norfolk County towns such as Foxboro and Franklin.  Being able to provide service to my clients is at the top of my priority list.  With only so many hours in the day, it was becoming apparent that I needed some assistance. A fellow graduate of Boston College Law School, Matt contacted me through LinkedIn to network, wanting to explore opportunities at Buyers Brokers Only, LLC...

Under Massachusetts law, can you disinherit your spouse?   A preliminary issue is whether there is a valid and enforceable prenuptial agreement or separation agreement impacting the inheritance rights of the surviving spouse.  The balance of this blog assumes there is no such valid and enforceable prenuptial or separation agreement. Under Massachusetts law, a surviving spouse has the right to waive the Will and claim instead the forced share (also referred to as "elective share" and "statutory share").   The Massachusetts Uniform Probate Code (MUPC) became effective a...

The Massachusetts Uniform Probate Code (MUPC) became effective as of March 31, 2012.   In the absence of a Will, § 2-102 of the MUPC provides that the surviving spouse is entitled to the entire estate in two circumstances.  The first circumstance is where there are no stepchildren or descendants of stepchildren, i.e., all the des...

The author Brigitte von Weiss of VON WEISS LAW OFFICE is an Easton MA estate planning and elder law attorney.  Website:  vonweisslaw.com I am often asked "How does my divorce affect my estate plan?"  The Massachusetts Uniform Probate Code (MUPC) became effective as of March 31, 2012. Before the MUPC, Massachusetts law provided that divorce revoked the provisions in favor of a former spouse in a pre-existing Will (the former spouse was treated as having died first).  The net effect was that former spouse did not inherit directly under the Will and any nominations appointing the former spouse were void.  The prior law was sometimes problematic.  For example, under the old law, the stepchildren potentially could inherit (even though the former spouse did not) since the former spouse was tr...
