Curious about the real estate market in Medford MA? Here’s the latest real estate market report:Prices (the black line in the chart above) have been doing a slow seesaw movement where we make a small gain in median price, prices soften and then rise again. The average days on market (the orange line in the chart) has been following the typical pattern based on the seasons. Starting in the fall of 2010 the average days on market lengthened until the peak in March (after all of those back to back winter storms). With the spring and better weather, the average days on market for single family homes sales in Medford shortened. Now that we’re in summer, we’re seeing the average days on market flatten out.Keep in mind that these are single family home averages for the city of Medford overall ...

The sound barriers are coming, the sound barriers are coming! (Sorry but I’m from Medford and Paul Revere passed through the city on his famous ride!)   It’s been a long wait but finally sound barriers are coming, at least to a section of Route 93 South in Medford. This fall, as part of the bridge replacement happening this summer, sound barriers are going to be erected blocking noise from the highway from reaching residents in the city. Yippee!! Let’s take a look at the latest statistics on the real estate market in Medford MA 02155:This is showing us that the median single family home prices have declined in Medford for the last few months while the average days on the market have increased. However, this is a phenomenon that we normally see during the winter months, especially with the incredible amounts of snow that we had in the city. Keep in mind that most closings take 45 days to 2 months to take place so if you see a property that closed today, the price was actually agreed upon a few months ago. With low interest rates continuing (30 year fixed rates are back under 5%) we are already seeing a strong spring market.

Although The Boston Globe has just reported that foreclosures in Massachusetts increased 32% in 2010 over the rate of home foreclosures in 2009, Medford has bucked the trend. The Globe ranked the 10 cities with the highest increase in foreclosures and the 10 cities with the highest decrease in foreclosures. Medford came up on the right list – #4 of the 10 cities that had the highest decline in foreclosures. There was a 17% decline in foreclosures in Medford in 2010 for a total of 39 homes.
