Medford Massachusetts Real Estate Market Reports for 2009 Single Family Home Sales The Medford, MA real estate market report indicates that there were 204 homes sold in 2009 as compared to 224 in 2008. This represents a 9% decrease in the number of homes sold. The average sales price changed from $375655 in 2008 to $349964 in 2009, a 7% decrease in value. The days on market changed -21 % from 90  to 71. Tufts Pool 2010 To Open Monday June 28th, 2010   Image via Wikipedia Medford, MA - Tufts Pool will be opening for the 2010 season on June 28th, 2010. The Medford Park Board along with the city leaders worked hard to keep this great attraction open for the public this summer. Tufts Pool offers swimming lessons, afternoon open swim and evening adult & family swim times. There are changing facilities, first aid, a kiddie pool and a full size pool. Lifeguards & Park Police on duty daily. The passes will be available at Tufts Pool beginning Monday June 21st. 2010. Although Massachusetts is a small state, it has so many diverse areas, it's impossible to talk about the real estate markete statewide.  Since all real estate is local, I'll comment on what happening around Medford, MA, an area 5 miles north of Boston.  Overall the market is pretty healthy.  Single family homes sales are continuing to be strong.  It's common for well priced homes to have multiple offers.  This is espcially true in the first time buyer ranges of $350,000 or less.  Depending on the house and how well it is priced, we've also seen houses over $500,000 recieve multipe offers. The condo market is much slower, however,  The slowdown is happening in all types of condos - 2/3 family conversions as well as condos in buildings. We might not have spotted this hawk if it wasn't for the crow that was repeatedly dive bombing the steeple. Clearly I need a telephoto lens but trust me - he's there - sitting on the cross on the church steeple in West Medford, keeping watch over the neighborhood - or dinner. Hawks have made a comeback in Boston and Cambridge and nearby towns.  No matter how often I spot one it's always a treat.

The Wellington Condominiums of Medford MA (more often called by the street address either 12, 22 or 28 Ninth Street), is made up of 3 eight story buildings surrounding a central courtyard and parking.  The complex was built in 3 phases starting in 1984 and completed in 1986. he historic Old Medford High Condos (the Schoolhouse Condos) was built in 1894 and is a beautiful example of period architecture.  The building is listed on the National Reegister of Historic Places.  A fire in 1965 destroyed a baack addition to the building.  The "new" high school was built on Winthrop Street and in 1984 the old Medford High School was converted into unique condos.  Some of the units still have the original blackboards and bead board.  The building has lots of exposed brick in both the common areas and in some of the units.  There are even some two level units with spiral staircases to the 2nd level.  This is not a cookie cutter building!
