Unfortunately it’s not uncommon to be a real estate agent, walk into a house to show it and see a smoke detector near a kitchen or bathroom with the cover hanging open and the battery taken out. Cooking or steam from a bathroom can set off smoke detectors. Most people will pull the battery rather than put up with these annoying false alarms. A new state law is aimed to stop this from happening. State law requires that the local fire department has to inspect every property before it sells to ensure that the property is equipped with appropriate working smoke and carbon monoxide detectors. Smoke detectors use either photoelectric or ionization technology to detect smoke and fires. Wednesday, March 17, 2010 Spring 2010 and still no FiOS?!?!   Image via Wikipedia Well on Saturday March 20th, 2010 it will be the first day of spring here inMedford, MA. Still awaitingVerizon FiOS to launch here. Back in the summer/fall 2009 there was alot of activity fromVerizon around the city putting up alot offiber optic cable but still no word on when it's expected. Google put out a request for communities to compete for their new ultra-high speed broadband/fiber optic service. http://www.google.com/appserve/fiberrfi/ - I hope you'll take a minute to nominate Medford for consideration. It would really be amazing to be on the cutting edge of high speed internet access.

I enjoy working with sellers and buyers. Each day is different and you never know what’s going to happen next. As with every business, there are people who are good at their jobs and some who are not as proficient. I have a file of really bad photos from MLS. If you come to next week’s Free Home Sellers’ Seminar you’ll get to see a few of my favorites. Ellen had some fun on her show looking at a few houses for sale. FRIDAY, JANUARY 1, 2010 Medford, Massachusetts - 2009 Year in Review - Real Estate Welcome to 2010, it'll take a few days to get used to writing 2010 for me. We've had an eventful year in real estate. We started off a bit slow & sluggish but with the Federal First Time Homebuyer's Tax Credit we saw a real uptick in activity during the final months of 2009. Fortunately Medford has a large inventory of homes that were in the price range for the tax credit. Foreclosures were less of an issue here than they were in other communities but we saw our share of short-sales, once again less than some surrounding communities. Happy Holidays! Here's the latest scoop on the Medford real estate market. Medford Real Estate Statistics as of December 2009 Let's compare this to just about one year ago as the new year began. Medford Real Estate Statistics as of January 2009 As you can see, prices throughout the city continued to fall during 2009. Sales of both single family and multi family homes remained pretty steady. Not only are there less condos for sale than there were last year, a much larger percentage of condos have been selling. Putting these two facts together shows a stronger condo market than we had last year. We're also seeing what we'd expect, a corresponding drop in the number of months of inventory currently for sale (absorption rate).

Last week the Senate voted to extend the first time buyer tax credit. Today the bill passed Congress. It is expected that President Obama will sign the bill in the next day or so. The new bill will extend the $8,000 1st time buyer tax credit to include all properties under agreement by April 30th as long as they close by July 1st 2010.  The income limits have been expanded as well. Single people can now make up to $125,000 while married couples can earn up to $225,000 and still take advantage of the tax credit. This time there is also a provision for move up buyers. If you have been in your house for at least 5 years, you can sell your present primary residence, purchase a new house and receive a tax credit of $6,500.
