Normally by April there is a frenzy of sellers putting their homes on the market to coincide with the rush of spring buyers. That’s not happening so far. . . What does that means?         Though you have to look closely at the 3rd picture, just above the sink, is notification that this home has been winterized. This is the tale of one sellers need to sell, a listing I initially had as an overpriced market sale (and previously blogged as PU, a problem with cat urine) that later expired, relisted as short sale.. expired, and two years later foreclosed on. The sad thing is it really did not have to go down this way. In the end the home sold for almost $200K off the top. Had the seller only listened to two competent agents suggestions to get the price down, even if it meant taking a loss (going for a short sale), the seller, bank and investors could have made out so much better. It is March 27, 2009, the end of the first week of spring.  Today is a wonderful warm day and the big question on many minds here in Massachusetts is "Is the cold weather over?"  Many signs say yes; the first flowers of spring are in full bloom, the huge piles of snow have melted away and the days are getting longer.  Of course, we just suffered through a few nasty cold and windy days that felt more like winter than spring but today reminds us soon we can put away our heavy overcoats and put on some sunscreen.  One way or another, summer is coming. When was the last time you went to your local library? As a kid, one of my favorite trips was to the library. There were so many books to read, so many adventures to have! My first job in high school I was a page at the Medford Public Library. Then, somehow, my reading habits changed. Instead of going to the library, I was buying books online or downloading them and reading them on my Treo. But thankfully I have rediscovered the wonder of my local library! The Medford Public Library is part of the Minuteman Library Network which means that you can go online and search through all of the books available at 35 public libraries and 6 college libraries. As you drive up Route 93 heading north from Boston, you’ll notice something new spinning in the wind - the McGlynn MiddleSchool in Medford, MA has a wind turbine! If you’ve been reading this blog, you already know that I’m a Prius-driving tree hugger (and proud of it) so you can imagine how excited I am about the wind turbine. I’m especially pleased at the choice of locations since it brings alternative energy models directly to students. Sean O’Connor, a 6th grade teacher at the McGlynn (an all around great guy and client of mine!) was just featured on WBZ while teaching his students about wind power. The wind turbine will supply about 10% of the school’s energy needs, saving the city of Medford approximately $25,000 a year.

I am always curious and somewhat concerned when the majority opinion on any issue is all one way. Such popular opinons have the uncanny tendancy to be at least mistaken. My hope for the lastest such trend, and with a little knowledge that many of the loudest recent headlines are based on lagging indicators, is that the worst of our " current" downturn is in fact behind us, and we will hear about in going weeks. Who is with me for a little positive thinking?

Yes, gas prices are no longer $4.00 a gallon, but alternative energy options and increasing public transportation are no less important. On Tuesday, February 3rd there will be a meeting regarding the Green Line extension of the MBTA. At this meeting the Executive Office of Transportation will present its "preferred alternative" for the terminus of the Green Line - either at College Ave. or Route 16 (the Mystic Valley Parkway). The meeting is from 4-6 PM at St. Clement's Parish Hall, 579 Boston Ave., Medford. The Medford Green Line Neighborhood Alliance has all of the information and a petition you can sign to support bringing the Green Line to Route 16, near the borders of Medford, Arlington and Somerville so that more people can walk to public transportation.
