What a Real Estate Market Swing in Medway! Well we’ve just closed on the first half of 2010. It’s time to assess how our real estate market faired against prior years. If you talked to a realtor this spring, you may have heard that it was a “hot” market. We saw the signs, we heard of the homes being sold but actually what does the real data show? We've all heard the statistics that are sometimes hard to internalize. For instance, when HousingWire.com noted that more than 9% of US Mortgages were delinquent or in foreclosure in the 2nd quarter of 2008 or when in 2007 Money Magazine predicted that 1.4 Million Americans would see their mortgage payments more than double as ARM's reset over the next 5 years through 2012. This shouldn't be surprising as there are statistics that show over 11% of those ARM loan holders had defaulted PRIOR to a reset indicating that the borrowers couldn't even afford the low introductory rates! Despite the holiday weekend Medway showed continued market activity on both the buying and selling end of the spectrum.  While over all the inventory is down in Medway this spring, the market has been fairly steady for the houses that are available. Single Family Homes Currently there are 60 single family homes on the market in Medway, Massachusetts.  The houses have an average list price of $447,000 and an average market time of 132 days.  There are 15 properties available for $300,000 or less. Medway, Massachusetts There was quite a bit of activity in the market in Medway last week.  Many houses went off the market with activity in all areas – solds, under agreement and accepted offers. Unfortunately, we did not see the equivalent activity with new houses coming on the market.  This goes to show that there is continued buyer demand even after the end of the tax credit.  It also demonstrates that not enough houses are coming onto the market to meet buyer demand.  That should be very encouraging for home sellers – at least the ones that already have their homes on the market.  Overall, Medway inventory is still very low compared to a normal spring market.  It’s time to get your house on the market – the buyers are out there!
