You've just been handed a WaterFront Property in Medway, MA! If you're a citizen of Medway, Ma, it's your lucky day. Well actually it's been your lucky day and somehow it slipped by your notice. It's not totally your fault, when you're handed a waterfront property that is plastered with "Keep Out", or "No Trespassing", you're not likely to feel too welcome. In 2004, the Town purchased a 3 acre property abutting our town park,Choate Park. The property had some historic significance, the home of the Thayer family in the early 1800's. This family owned the mill across the street and was responsible for building the dam at Choate Park which provided the power needed for the mill (and create the pond at Choate Park). Why did the town feel it necessary to buy this property? It's historical s...

What a Real Estate Market Swing in Medway! Well we’ve just closed on the first half of 2010. It’s time to assess how our real estate market faired against prior years. If you talked to a realtor this spring, you may have heard that it was a “hot” market. We saw the signs, we heard of the homes being sold but actually what does the real data show? I’m here to tell you it’s good news! Average Market Time The data is below if you want the detail – I’ve included data for this year and data from 2009 and 2008 (1st half only) . I decided to also include 2005, the height of the market, as a point of comparison. It was a bit surprising to me that the average market time was up over last year. That was until I looked at the detail. Three homes sold in Medway in 2010 that had been on the market f...

We've all heard the statistics that are sometimes hard to internalize. For instance, when HousingWire.com noted that more than 9% of US Mortgages were delinquent or in foreclosure in the 2nd quarter of 2008 or when in 2007 Money Magazine predicted that 1.4 Million Americans would see their mortgage payments more than double as ARM's reset over the next 5 years through 2012. This shouldn't be surprising as there are statistics that show over 11% of those ARM loan holders had defaulted PRIOR to a reset indicating that the borrowers couldn't even afford the low introductory rates! I know what we were all thinking in 2008, maybe this will happen in Arizona, or Florida or California - but not in our neighborhood for sure! Well that was 2008 or 2009 - we all know better now! Most of us have ...

Medway, Massachusetts There was quite a bit of activity in the market in Medway last week.  Many houses went off the market with activity in all areas – solds, under agreement and accepted offers. Unfortunately, we did not see the equivalent activity with new houses coming on the market.  This goes to show that there is continued buyer demand even after the end of the tax credit.  It also demonstrates that not enough houses are coming onto the market to meet buyer demand.  That should be very encouraging for home sellers – at least the ones that already have their homes on the market.  Overall, Medway inventory is still very low compared to a normal spring market.  It’s time to get your house on the market – the buyers are out there! Single Family Homes Currently there are 63 single fam...

Medway, Massachusetts Medway is holding steady this spring.  The buyers are out there as evidenced by the number of properties that are steadily going under agreement. But Medway is maintaining a lower than usual level of inventory than a normal strong spring market.  Despite the lower home prices, home owners should consider selling if they want to upgrade their homes.  With the low interest rates and low prices they will recoup any loss or lack of profit on the house they sell. Single Family Homes Currently there are 63 single family homes on the market in Medway, Massachusetts.  The houses have an average list price of $436,000 and an average market time of 112 days.  There are 19 properties available for $300,000 or less. On the upper end of the scale, there are 5 properties listing...

Medway, Massachusetts Medway had a very busy spring market week.  Lots of new houses coming on the market and an amazing number going under agreement or being flagged with an accepted offer.  That activity is likely due to the impending tax credit deadline.  Medway is showing a really strong market at the moment. Medway, Massachusetts Buyer demand is outstripping available houses.  Houses are flying off the market and not enough new ones are coming on the market.  This week there are actually fewer houses on the market as a result despite the fact that this is the busiest time of the year for homes sales.  Homeowners who are on the fence about selling should reconsider. The buyers are out there now to take advantage of the tax credit.  Homeowners who wait until April or later will miss the boon from the tax credit will have a much harder time selling their homes. Single Family Homes Currently there are 54 single family homes on the market in Medway, Massachusetts.  The houses have an average list price of $427,000 and an average market time of 147 days.  There are 17 properties available for $30...

Plus, let's strip away the garbage, the overpriced stuff, the builders houses that have yet to even have poured the foundation, all the houses that the selle...
