If you live in the Boston Massachusetts or New England area you may have caught the news piece done by WBZ TV about foreclosures in Milford Massachusetts. I happened to be interviewed by Peg Rusconi, one of Channel 4's reporters. The premise behind the story was how selling a home in Milford may be a tad more difficult than some of the other surrounding communities because of all the foreclosures, not to mention the short sales. According to the Warren group foreclosures were up in Milford by a staggering 230% last year. In milford there were 28 foreclosures in 2007 v.s 92 last year. So why all the foreclosures in Milford? Mill Pond Estates is one of Milford Massachusett's top flight neighborhoods. There are approximately 53 homes in this Milford community. The neighborhood is located off of Whitewood Road and is in close proximity to Fiske Mill Pond or "Mill Pond" for short. For many years Mill Pond Estates has been regarded as the premiere subdivision in the town. Of course the homes in this area are now starting to get older and there have been other newer neighborhoods that have come online since then, Mill Pond however, is still amongst the most highly regarded areas. Field Pond Estates in Milford Massachusetts consists of 35 homes located on Field Pond Road. The Field Pond Estates neighborhood is located off of Fiske Mill Road just down the Road from Mill Pond. Field Pond is one of the most desirable neighborhoods in Milford. The homes in this neighborhood were built in the late 1990's by a few different builders. Casasanta Construction Corp was the original developer who started building out the neighborhood but ended up selling off lots to a few local builders. There is a broad mix of homes in this neighborhood but most of the homes are some variation of a colonial style home. Brook Hollow Estates in Milford Massachusetts consists of 14 homes located on two cul-de-sacs. The Brook Hollow neighborhood is located off of Briar Drive in the older section of Tanglewood. Tanglewood has been a popular location in Milford near the Hopkinton line for many years. Homes traditionally in this area have always sold really well. The Streets in the Tanglewood area include Tanglewood Road, Briar Drive, WoodHill Road, Ragged Hill Road, Tina Road, and Kalen Circle. Highland Estates is located off of Highland Street in Milford Massachusetts. Highland Estates is still one of the most popular neighborhoods in Milford. The streets in this Milford neighborhood include Littlefield Road, Winterberry Lane, Tall Pines Road, and Hunter Circle.   The owner of one of the properties that I just sold this past week at 10 Redwood Drive in Milford Massachusetts did something that I will never forget. It actually started about a year prior when I had their home on the market in 2006. I had put the home on the market and did the typical marketing efforts that I would on any home I am selling in the Metrowest MA area. It went under agreement a few months after I initially listed it. I drew up all the contracts and attended the inspections as any good Realtor would. As it turns out, the buyer got cold feet and decided that they did not want to move forward with the purchase.
