Milton MA Real Estate 2013 Year in Review In 2014, the Milton MA real estate market is projected to continue its steady increase along with the rest of the Northeast area of the United States.  To sum up where we are now, here is the Milton MA real estate 2013 year in review. The Milton MA real estate market has steadily increased in home sales over the last four years, with 273 total homes sold in 2013 alone.  That's an 8% increase over 2012 and an 18% increase over 2011.  In fact, this is the most homes sold in Milton MA in a single year since we were in the "boom" years of the real estate market back in 2005. The average Milton MA home had a list price of $613,172 and a final sales price of $588,247 (or 96% of the list price) after 72 days on market.  That's a slight increase over 20...

    The 2013 Milton, MA 02186 Single Family Homes Sales review unearths 420 homes were involved in this process last year.  The population as per City-Data Milton Statistics in 2010 was 27,203 people, I know it is slightly higher here at the beginning of 2014.  Milton is situated on the Red Line just outside the Boston town limits. While the average home sale in 2013 for the 272 homes sold during the year was $588,480 the range of prices goes will into the Millions in this town. No more home delivery is an ode to my father, John Lawfer and a passion he shared with me. One of my first memories about real estate wasn’t real estate at all, certainly not in my 8 year old head.  I was just out working in the middle of the night with my Dad.  He was a home delivery milkman.  This was a different time and people left their doors open for us to come in and look in their refrigerator to see what they needed. Some people left notes in milk bottles out on the steps with what they wanted and I would run up to the back steps and pull the note and run breathlessly back to the truck to tell my Dad what they needed.  I would be handed milk, butter, cottage cheese, or whatever was needed.  I would run in to the folks house and carefully place the items in their refrigerator.  ...

Milton MA Market Report Nov 2013 We have now entered what is typically the slow season of Milton MA real estate...the holidays.  Even though people are busy running around getting ready for family and all the gift-giving fun to come, there are still homes on the market for sale.  If the Milton MA market report for November 2013 is any indication, there are some serious deals out there just waiting for home buyers to gobble up. According to the MLS Property Information Network, Inc, November was buzzing for home sales in Milton MA.  The total homes sold for November 2013 were 34, a 53% increase over October's sales and 23.5% higher than the same time last year.  The average days a listing stayed on the market before it sold went down, from 86 last year to 74 this year.  That's a 14% decr...

Emerson Woods Milton Mass 02186 Just wanted to take a moment this morning to discuss Emerson Woods in Milton. Emerson Woods is one of the newer neighborhoods in Milton. Emerson Woods is comprised of an area just off of Canton Avenue. The largest landmark nearby by that people in town would know of is the Ulin Skating Rink. To access the neigborhood you can ride up Mingo Street, Park Street, or Atherton Street via Woodland Road. There are only about 70 homes in the neighborhood in total. The Emerson Woods neighborhood is made up of Atherton Street, Crestview Road and Crestview Lane. The neighborhood backs up to Margaret Road and Woodland Road. The Milton MA Real Estate Market for the October 2013 shows increase in sales and prices compared to October 2012.    From October 1, 2013 - October 31, 2013, there were 16 single family homes sold in Milton, MA*. The lowest priced home sold for $340,000.00 and the highest priced home sold for $1,249,039.00. The Milton MA Real Estate Market for the Third Quarter 2013 shows increase in sales and prices compared to the third quarter 2012.    From July 1, 2013 - September 30, 2013, there were 86 single family homes sold in Milton, MA*. The lowest priced home sold for $215,000.00 and the highest priced home sold for $2,100,000.00. I just logged into the MLS and there were 6 new listings that came on the market this week. The great news for some first time buyers out there looking for a home in Milton you will be happy to know that 5 of the 56 homes were on the market for under 500k.  A couple of these homes were on the market for under 350k. The Amatuer Gardeners of Milton will be hosting their annual plant sale. Each year the club has an annual plant sale that is held at The Milton Town Hall Gazebo. This year the event is on May 11, 2013 and will run between 8:00 AM and Noon. The plant sale will run whether there is rain or shine.  The club uses the proceeds towards beautification of Milton and also scholarships for Milton High School seniors.  The garden club maintains the beautiful garden in front of Milton Public Library. The garden club typically sells great geraniums and also some great zonal perennials.

This week I wanted to take a moment to discuss one of the most beloved neighborhoods in Milton. The neighborhood I am speaking of is The Columbines. The neighborhood that many people really enjoy owning homes in is the Columbine neighborhood.  This neigborhood appeals to many due to the fact that there are great homes of all styles in this area.
