Have you ever noticed how our work in Real Estate is very much like parenting at times.  It seems that all too often we are dealing with a petulant child.  A person who will not listen to reason; a person who just wants what they want and they think it is your job and duty to give it to them.  Like parenting we need to work with these petulant clients in a strong, and caring way.  We need to let this person know that what they are asking is not possible, when it is. July 2012 Market Report for Milton MA For the month of July, 2012, there were 22 single family homes sold in Milton, MA.  With a wide range of prices, the lowest priced home sold for $345,000.00 and the highest priced home sold for $970,000.00.  The average sales price was $563,405.00. Those numbers are actually down from July 2011, which saw 31 single family homes sold in Milton MA with an average sales price of $579,335.00.  Here is a chart showing July home sales in Milton for the past five years. What the chart does show, however, is that the Milton Real Estate market has help pretty steady over the past five years, which is quite remarkable.  I also suspect the decrease in sales is also related to a decrease in inventory. Milton MA Real Estate Market Report ~ Second Quarter 2012 I am not sure where July went!  I've been busy and from the looks of things it's been busy in the Milton MA Real Estate market.  Better late than never, here is my report for the second quarter of 2012 for Milton MA Real Estate. For the period of April 1, 2012 - June 30, 2012, there were 73 single family homes sold in Milton MA.*. The lowest priced home sold for $180,000.00 and the highest priced home sold for $2.4 million - quite a range!. The average sales price for that time period was $497,118.  For the same period in 2011, there were 56 single family homes sold in Milton MA, with an average sales price of $507,904.00.   The chart below shows the number of homes sold in Milton during the second quarter for the past five years...

May 2012 Market Report for Milton MA For the month of May, 2012, there were 19 single family homes sold in Milton, MA.  With a wide range of prices, the lowest priced home sold for $184,900.00 and the highest priced home sold for $1.1 million.  The average sales price was $462,389.00. Those numbers are actually down from May 2011, which saw 24 single family homes sold in Milton MA with an average sales price of $531,079.00.  Here is a chart showing May home sales in Milton for the past five years. I have already looked at the real estate market in Canton MA for the first quarter of 2012.  Let's take a look at the real estate market in my home town of Milton MA.    For the first quarter of 2012, there were 52 single family homes sold in Milton MA.*. The lowest priced home sold for $190,000.00 and the highest priced home sold for $2.5 million. January 2012 Market Report for Milton MA Here is a look at the real estate market in Milton MA for the beginning of 2012.   In January 2012, there were 17 single family homes sold in Milton MA.  The lowest priced home sold for $235,000 and the highest sold for $852,000.00*  The average sales price was $443,482.00 with an average of 97 days on the market.   The chart below shows that this was the highest number of sales of single family homes in Milton for the month of January for the past five years, with January traditionally being a slow month.   Average prices, on the other hand, have fluctuated for the month of January over the past five years.   However, any one month can be thrown off by one particularly high or low priced home.  We'll keep an eye on prices in Milton MA over the n...

I am not a big believer in canned scripts.  Unless you are practiced and comfortable they sound like scripts.  I do know that no one in this economic climate wants to be sold, but many are willing to buy if you provide them a reason to buy.  That is what scripts are all about isn't it?  Aren't scripts written out in such a way that you lead a client or prospect along a route that ends up with them saying yes along the way.  At the end of the script is the close, or call to action that you also expect a yes?  Scripts from all the various sources and gurus were designed by them to produce results, but reading verbatim makes you sound wooden and stiff. Milton MA Real Estate:  2011 Year in Review   Milton MA Real Estate continued to hold steady throughout 2011.  Overall for 2011, there were 223 single family homes sold in Milton MA, with an average sale price of $520,962.00.     The lowest priced home sold for $181,000 and the highest was a sale at $1,805,000.00.  The first chart to the left shows the percentage of homes sold in each price range.   While the average sale price may have fluctuated from month to month in 2011, it is holding steady.  The average sales price in 2010 was higher at $545,404, however 2010 was the year of the federal first time home buyer tax credit, which may have influenced prices.     The number for 2011 is up over both 2008 and 2009 average home sale prices, which were at $518,982 and $505,411 respectively...
