I am sure I am just llke so many of you who did not achieve all the goals I set for myself in 2011.  So what!  I achieved a good 85% of them and when I set my goals each year, as I have today they are mostly reach and stretch goals.  I don't ever worry about what I didn't accomplish, but I make an effort to find joy, happiness and energy in the goals I did accomplish.  Setting goals sets you apart, you know.  Having those goals close at hand makes you remember them. Reviewing your goals on a consistent if not daily basis brings you even further down the path towards achievement.  At this point you are one percent of one percent, so why can't I achieve all my goals.  Well, number one is I set outrageous goals because I want to stretch myself. In the assessment of a year I look to why the...

During the frenzy of goal setting for next year, what are you doing with the goals that you set last year at this time that are still yet, unmet?  Do you just roll them over?  Do you think about them and wonder why they are not met?  Do you devise a strategy for meeting the goal this year, or do you just move on?  It is said that successful people set goals and this is true.  It is taught that you have to visualize your goal and keep it fresh in your mind to achieve the goal, this too, is true. But is imagining driving your new car, or having $100,000 in your bank account enough?  Clearly it will make you feel good about yourself as you slog through your days, but is that enough? What do you do about your feelings during all of this?  Goals are a conscious activity, but it is said that ...

For the period of November 1, 2011 through November 30, 2011, there were 21 single family homes sold in Milton MA.   That is the same number of single family homes sold in Milton in October 2011.  The median price for November 2011 was $415,000.00, with a low of $278,199.00 and a high of $1,070,000.00.  The late fall and winter tend to be slower than the spring months so I always like to compare to the same month of the prior year.  Number of sales was way up from the 12 homes sold in November 2010 but the median price was down. The median price is obviously affected by the actual prices of sold homes during any given month.  Milton has a variety of inventory with lows averaging in the mid to upper $200,000s to million dollar properties, and a lot in between.  The sale - or lack of sale...

Milton, MA 02186 Contemporary Home for Sale Milton, MA 02186 Single Family Housing Report November 2011. With 138 homes on the market in November spread out through Active, Under Agreement, SOLD, Canceled and Expired it has been a busy month.  The statistics show and the media has reported that things are settling down in the market. Although there are still foreclosures to come on the market, there is a stability in pricing. What this translates to is that don’t expect to get a home for way under value, the houses are priced right for their value and the List Price to Sale Price has been and is somewhat stable for a buyers market.  To the numbers we go.   Single Family Active Listings: 82    Avg. Liv.Area SqFt: 2,978.71     Avg. List$: $769,083    Avg. List$/SqFt: $256     Avg. DOM: 1...

Milton MA Market Report for October 2011 For the period October 1, 2011 through October 31, 2011 there were 21 single family homes sold in Milton MA.  That number seemed much higher than the numbers for Canton Home Sales for October 2011 and for Stoughton Home Sales for October 2011 so I wanted to see how it compared to previous years for Milton. I searched back to 2006 and found that October 2011 had the second highest number of homes sales, with the first being October 2009 with 24 sales. The sales numbers indicate that Milton remains to be a town where people want to buy a home.  But how did the prices compare year to year? While not as strong as the past few years, the October 2011 median home price in Milton MA still exceeds the median for 2006 and 2007.  There are still some histo...

Ron Mead’s Profits in Probate Day 2 Homes for Sale, Weston, MA 02493 Ron Mead is an engaging speaker.  He tells stories rather than dumps information.  He boils the process down into simple bite sized pieces for you to act on.  He says the first decision to make profits in probate is to decided to engage in the process. Second you need to gather information (like read his books, talk to people, visit the Registry of Deeds, read blogs, etc…) From there and with ever single process to build wealth you have to take massive action.  Every single day you need to wake up with the thought of pursuing probate to find and secure people who have obtained real property through probate who are willing to sell quickly for below the market value. 23 Cedar Avenue, Randolph, MA There are lots of such h...

Everyone is stressed.  Homeowners are feeling the pinch of yet another sluggish year.  The banks, while still posting profits, are lagging behind in any kind of real service.  I have now been on the bank for more than one hour being shuffled from department to department.  No one seems to have an answer to a simple question other than the fact that they can definitely not help you in their department.  This is said with such disdain and a dripping of “zero care” that ,if I wasn’t so angry with the lack of answers and the waste of my time, I would feel sorry for these workers who have to answer these phones. Automated systems like that of Bank of America is so convoluted and they send out so much information with conflicting numbers you wonder if anyone is at the wheel.  I have no cryst...

Another Satisfied Milton MA Buyer:  242 Woodland Road Milton MA Yesterday I had the pleasure of having my clients close on their purchase of 242 Woodland Road in Milton MA.  It is a lovely contemporary home nestled at the foot of the Blue Hills and is a really beautiful setting.  It is the perfect place for this young family to put down their roots in Milton MA. It was a long road for these buyers who waited on a short sale that was taking too long and they decided to move on.  There were some other homes along the way but none was "quite right" until we found this home right as it came on the market.  There was a sense of relief when we closed yesterday and they were happy to have an Exclusive Buyer Agent and Attorney at their side throughout the entire process, putting their interests...

Milton, MA 02186 Single Family Home Housing Report September 2011  Last month there were 171 homes in play.  127 of them were in the Active status with 16 of those homes in a state of ready to move to Under Agreement.  There were only 8 homes Under Agreement with 25 homes sold in Milton last month.  With 8 Expired listings and 3 Canceled listings rounding out the numbers the activity was not robust but moving.   64 Whitelawn Avenue, Milton MA 02186   This is open house month and so it is not a surprise to see so many homes on the market.  With all these homes on the market you have to wonder if these people will be buying, renting, or just moving on to somewhere else. With interest rates still low it is clear that the uncertainity around the economy and jobs has people being more caut...

October is such a great month for real estate.  The spring market has had it's closings and the winter months approach.  Before the snow blankets us here in the northeast we will be drenched in the fall colors of red, orange, yellow and gold.  It is open house month, I am told, but what I know is that with the kids back in school and the weather turing cooler it is easier to get out there and look for a home.  I was surprised to see that December is the second largest closing month of the year because I have been told by some agents that everything drops off after the summer. (When will I stop listenting to agents who don't know and live by what other ill-informed agents are telling them?  The answer is yesterday.) This is a wonderful time of year to get out there and complete your goal...

Another Milton MA Buyer Under Agreement: 242 Woodland Road, Milton, MA I am happy to report that the buyers of 242 Woodland Road, Milton MA are under agreement to purchase the property. Home inspection has passed and the financing contigency has been met.  To accommodate the Sellers schedule, the property is scheduled to close on October 21st.  It took us some time to find this young family the home that was "just right" for them, and we ran into some obstacles along the way, such as a short sale that fell through.  As usual, it worked out for the best and these buyers found a lovely contemporary home, situated at the foot of the Blue Hills and located in a really nice neighborhood.  Wih the assistance of their Milton MA Buyer Agent and Attorney, they negotiated a great offer for a grea...

As I close in on the end of my first year as a real estate agent in MA (licensed in Nov 2010) I realize how much I have learned here on Active Rain from all the helpful agents out there.  Mario Jannatpour in Colorado is one such agent.  I have gained so much insight from reading his two books.  He is focused on helping, teaching and training agents in the fundamental aspects of being good, no, great agents.  Mario is not a pundit, although he knows enough to do that circuit.  He isn't looking to be your coach in any other way than offering his insight and experience in a day by day way to succeed. I have applied many of the aspects of his first book Must See Inside already and am already practicing with the very practical strategies for success are offered in The Honest Real Estate Agen...

Milton, MA 02186 Single Family Home Market Report Aug 2011 shows 164 homes are Active, Sold, Under Agreement, Expired or Canceled for the month. This is less activity than usual so let’s take a look at the numbers and see what the story really is. 64 Whitelawn Avenue, Milton, MA 02186 Single Family Active Listings: 118       Average List Price: $740,118     Average Market Time: 161.86 Here we see the vast majority of homes that are on the market in Milton are really actively on the market. With a smaller percentage in the Sold and Under Agreement status means that there is a lot of competition for the buyers making it still a buyers market. This hasn’t changed in the last many months. Single Family Under Agreement Listings: 16       Average List Price: $506,888     Average Market Time...
