For the period of November 1, 2011 through November 30, 2011, there were 21 single family homes sold in Milton MA.   That is the same number of single family homes sold in Milton in October 2011.  The median price for November 2011 was $415,000.00, with a low of $278,199.00 and a high of $1,070,000.00.  The late fall and winter tend to be slower than the spring months so I always like to compare to the same month of the prior year.  Number of sales was way up from the 12 homes sold in November 2010 but the median price was down. The median price is obviously affected by the actual prices of sold homes during any given month.  Milton has a variety of inventory with lows averaging in the mid to upper $200,000s to million dollar properties, and a lot in between.  The sale - or lack of sale...

With 138 homes on the market in November spread out through Active, Under Agreement, SOLD, Canceled and Expired it has been a busy month.  The statistics show and the media has reported that things are settling down in the market. Although there are still foreclosures to come on the market, there is a stability in pricing. Milton MA Market Report for October 2011 For the period October 1, 2011 through October 31, 2011 there were 21 single family homes sold in Milton MA.  That number seemed much higher than the numbers for Canton Home Sales for October 2011 and for Stoughton Home Sales for October 2011 so I wanted to see how it compared to previous years for Milton. I searched back to 2006 and found that October 2011 had the second highest number of homes sales, with the first being October 2009 with 24 sales. The sales numbers indicate that Milton remains to be a town where people want to buy a home.  But how did the prices compare year to year? Everyone is stressed.  Homeowners are feeling the pinch of yet another sluggish year.  The banks, while still posting profits, are lagging behind in any kind of real service.  I have now been on the bank for more than one hour being shuffled from department to department.  No one seems to have an answer to a simple question other than the fact that they can definitely not help you in their department.  This is said with such disdain and a dripping of “zero care” that ,if I wasn’t so angry with the lack of answers and the waste of my time, I would feel sorry for these workers who have to answer these phones. The end of a quarter is a good time to look back and see how the real estate market performed both over the quarter and year to date.   Milton, MA 02186 Single Family Home Housing Report September 2011  Last month there were 171 homes in play.  127 of them were in the Active status with 16 of those homes in a state of ready to move to Under Agreement.  There were only 8 homes Under Agreement with 25 homes sold in Milton last month.  With 8 Expired listings and 3 Canceled listings rounding out the numbers the activity was not robust but moving.   64 Whitelawn Avenue, Milton MA 02186   This is open house month and so it is not a surprise to see so many homes on the market.  With all these homes on the market you have to wonder if these people will be buying, renting, or just moving on to somewhere else. October is such a great month for real estate.  The spring market has had it's closings and the winter months approach.  Before the snow blankets us here in the northeast we will be drenched in the fall colors of red, orange, yellow and gold.  It is open house month, I am told, but what I know is that with the kids back in school and the weather turing cooler it is easier to get out there and look for a home.  I was surprised to see that December is the second largest closing month of the year because I have been told by some agents that everything drops off after the summer. (When will I stop listenting to agents who don't know and live by what other ill-informed agents are telling them?  The answer is yesterday.) In August 2010, 23 single family homes sold in Milton MA.  The median price was $515,000.00, with a low of $169,900.00 and a high of $1,204,500.00.  Average days on the market was 106.
