Avoid a Low Home Appraisal by PATRICIA BAKER on JUNE 21, 2014 · in SELLING YOUR HOME             A house needs to be sold three times when it is on the market. First it needs to be sold to other agents so they will want to show and sell the home. Second it needs to be sold to buyers and lastly to the appraiser. Even if the buyer is willing to pay a certain price for a home they usually need a mortgage. That means it is actually the bank who is buying the home. The bank wants to protect their investment so they do an appraisal. When the appraisal comes back low or as an under-appraisal deals can fall apart.   Think You Should "For Sale By Owner" Think Again Just a little infographic to show how much there is to selling your home.  The biggest thing is that homes sell for more money when sold by agents.  Agents know how to sell homes.  Courses will not help.  Buyers agents prefer to work with listing agents rather than direct to homeowner.  When you need a legal matter taken care of you go to a lawyer.  When you need your property surveyed you call a surveyor.  When you need do home improvements you call in the specialists: general contractors, architects, plumbers, electricians, etc.  When we want to sell our homes we call the specialist in for that.  That specialist is the Real Estate Agent. What is not mentioned in the infographic is the literally hundreds of phone  calls from the time t...

Real Estate Agent Represent You? ByPatricia BakerOnMay 17, 2014 · InBuying a Home, Real estate, Selling Your Home   When you walk into an open house and see the home you want to buy, before you start working with the seller’s agent, you need to understand who that agent is working for. Many buyers do not understand that the seller’s agent has a fiduciary duty or a duty of loyalty to the homeowner. While agency laws differ from state to state they have the same general principles: Typically an agent represents either the buyer or the seller. However, in some cases an agent will assume the role of a dual agent (representing both the seller and the buyer). Make sure to check the agency laws specific to your state, but in general agents fall into these categories: Seller’s Agent: A seller’s...

On Track with the Bay Colony Rail Trail Over the past several months, there has been a lot of activity related to the Bay Colony Rail Trail. It has been really exciting to see the project gain momentum, and to see all three towns actively engaged. And now we need your help: a vote next week in Dover is a critical hurdle in moving the project forward, and there is organized opposition. We need supportive Dover residents to show up at Monday's town meeting and vote in favor of a simple article (more below). Please encourage your Dover friends and neighbors to support the project!UpdateEach of the three towns is working in its own way to determine the feasibility, shape and potential timing of the project. A key part of the process is reaching out to residents in each town to evaluate the ...

Local House Sellers Are A Stingy Bunch http://www.boston.com/yourtown/news/needham/2011/04/local_house_sellers_are_unlike.html Boston Blobe Article link above. Wow did this article hit the nail on the head.  The homes are moving because the smart homeowner is re-positioning their home in the market.  They are willing to make a dramatic price reduction because they want their home sold. These homeowners are forward thinkers.  These homeowners are taking the long view of the market.  They have a smart real estate agent who is giving the very best advice to market their home and what is the most important marketing tool we have to sell their home? *THE PRICE*   Back in one of the presidential elections there was a powerful statement made, "It is the economy Stupid."  Well the powerful stat...
